Long over due family catch up. And couldn’t have chose a better place. Perfect location perfect house. And perfect weather.

Unfortunately we had to call out the cleaners on arrival as all bathrooms on the lower floor were really dirty, which was rather disappointing. She worked so hard for at least 3 hours. The WiFi did not work at all and we were unable to find the hub to ensure it was plugged in. However the pool was lovely and so was the location .After the initial blip, we had a lovely holiday. (It would have been nice to have 2 dishwashers as there were 18 of us )

This was our second time renting this house as it’s perfect for our family get together. There’s lots of space for the kids and they enjoyed the games room, hot tub and nice warm swimming pool. The house is homely and you don’t worry about leaving a cushion out of place, unlike some of the rental properties I’ve stayed in. Location is great as the beach is a stones throw away.

We were family group of 15. The space offered by Appley Beach House was ideal, never feeling that we were on top of each other. Younger kids loved the pool and the games room. Adults appreciated the well-fitted kitchen and dining space. Steven and Rebecca very clear and friendly in all communications. Would highly recommend Appley Beach House.

This house is completely designed for large family groups or groups of friends. It has a large games room indoors and the pool and hot tub are a wonderful feature. Loads of bedrooms and bathrooms, huge fully equipped kitchen and pubs and restaurants nearby. Cannot fault it.

We were lucky enough to enjoy spectacular weather so were able to enjoy the swimming pool and hot tub to the maximum! Being a couple of minutes walk from the beach also meant that we could pop there at the drop of a hat. The house itself had everything we could ask for and if we had any issues help was only a text away! We were within walking distance of many excellent restaurants, bars, shops and the pier. Also about a 10 minute drive from the ferry terminal at Fishbourne. I would definitely recommend this property.

Stayed for a week with all the family, fantastic property and location. Kitchen well equipped had everything we needed. Would definitely recommend renting this property, communication with owners who we met on the first day was brilliant.Thank you so much and if we visit the island again as a large group would definitely book again

We were a party of six adults and five children. We were very happy indeed with the accommodation in this large and spacious house. Having rooms in a "basement" was brilliant; our daughter's family complete with crying baby were totally out of earshot of the rest of us. The swimming pool and hot-tub were as described and very secure. The beach was very close by. Highly recommended.

This is such a brilliant house! I could not have picked a better place for our family gathering this year on the magical Isle of Wight. Whole group so pleased with everything -- cleanliness, space, views, location, swimming pool, hot tub, kitchen, facilities, and we are certainly looking to come back again soon!!

Easy checking in. Meant more time to enjoy ourselves. Great WiFi connectivity for the younger ones of the party. Owner popped in and took time to check we were happy with the property. Kitchen was large, so made cooking for our party of 8 very easy. Bedrooms large and well equipped. Lots of bathrooms and toilets, so no need to queue. Over all a lovely property, considerate owners who genuinely care about who rents it.

We had hired Appley beach house for my Aunts surprise 70th with family, there was 16 of us and still plenty of room. Communication brilliant, very accommodating, met all our needs and more! Location was perfect for town and beach. Thank you for such a great trip.

The house was perfect for our needs and in an excellent location. Everybody agreed we'd like to return again as soon as we can!

We were three families, children from 2-14 years, with grandparents to celebrate a milestone anniversary. Appley beach House was perfect for us. We especially enjoyed the pool and hot tub, the super comfortable beds, well equipped kitchen, space in the largest lounge to sit all together when we chose, proximity to both beach and town, plenty of bathrooms and toilets and the choice of eating in either the kitchen or the magnificent dining room. The house is both grand and at the same time homely. We didn't do as much around the island as we had planned because everyone was very happy to wander between pool, beach and kitchen. Everything was super clean and well maintained and communication with the owner was quick and efficient. The Duck restaurant by the front gate looked after us very well for Sunday lunch and we would recommend it. It would be hard to find a holiday house which so perfectly lived up to our expectations and beyond. Thank you Stephen.

We rented Appley Beach House as a group of friends for a long weekend and the property did not disappoint. We were already super excited about our stay from the pictures on the website, but I can honestly say that even they don't do it justice. The amount of space (in both the rooms and throughout the property) and features are fantastic and if you're lucky enough to have some nice weather, then the location is ideal for walks along the sandy beaches! We traveled using the Hovercraft which is not only speedy, but is also only a 5 minute walk to the property once you're there. We organised for a food delivery for when we arrived, which works out perfectly if you don't have use of a car. The host was fantastic and informative throughout and we would certainly recommend to others and look to return to it for future gatherings.

My family,friends and I stayed in this beautiful property to celebrate my 40th & couldn’t of picked a better venue,there is so much character to this house and it is spotless from top to bottom,everyone in our group was catered for,the outdoor space was an added bonus with the hot tub and pool,the property’s location is also amazing with a lovely restaurant a stones throw away(The Duck) also a lovely family pub The Castle which sells amazing food also a lovely beach right at the end of the road,The Appleby Beach House is the perfect venue for any occasion & suits all ages from children to the older generation,I can’t recommend it enough

Absolutely perfect for our big group gathering of university friends (met 13 years ago and have been getting together annually since graduating!). Beautiful, fun location, spacious, clean and well looked after (with a relaxed feel we all appreciated in a holiday home). Hot tub was a big draw and did not disappoint! Yet another bonus was the food at The Duck - delicious evening meal there together on the Saturday. Highly recommended and I am sure we will be back again one year!

Appley Beach House was an excellent choice for our family holiday over the October half term 2018. We found the house on Homeaway in 2017, booked it with ease, enjoyed every aspect of the house, grounds and surrounding area and would definitely recommend to other families looking for a place to stay together for a holiday.

Big, comfortable rooms, lots of ensuites, amazing views and location (lots of epic and beautiful coastal walks for our annual walking group holiday), everything you could need for a large group in the holiday house (maintenance and housekeeping numbers provided but not needed during our stay). Very special memories created over our long weekend on the Isle of Wight and we hope to return to Appley Beach House in the not so distant future!

What a splendid big house for a family gathering to celebrate my father's 80th birthday! Easy to book, quick replies to questions and queries from Stephen the manager, clean, comfy beds, well maintained. Delicious evening meal at the Three Buoys (spectacular views!) a short walk along the seafront from the house. Huge success thank you again Stephen!

Very much enjoyed our stay thank you! So much space, beautiful views, very quiet and we all fell in love with the isle of wight! Hoping to return soon at a time of year when we can use the excellent looking swimming pool. We used the Waterside Pool just across the road from the house which was lovely but it would be great to dip in and out at our leisure next time!
