We loved staying at Anita's cottage. It was super clean and directly across from Green Hill Pond. We brought our bikes and kayaks, and we were out kayaking the pond almost every morning. Kayaked to an area where you could beach your kayaks and then walk a nice path to Charlestown Beach. The deck/screened porch, with an unobstructed view of the pond, was our favorite spot. Such a peaceful and friendly neighborhood. Kitchen was well stocked. Couldn't get the cable portion of the TV to work, so we played games and read instead, no biggie. Light blocking blinds in the main bedroom would be nice since the sun was up before 5:30, but it forced us up and out early to enjoy the day. We did a lot of exploring and found some interesting things to do in the area and Newport. Highly recommend Mews Tavern and Brickley's Ice Cream in Wakefield, Dan's Place in West Greenwich, Two Ten Oyster Bar in South Kingston (sit outside overlooking marina/food was good and reasonably priced) and Jiggers Diner South in North Kingston (fantastic breakfast - try the Johnny cakes). The Breachway Grille is good, too. Overall, we had a wonderful time!

Anita’s cottage is just about perfect for anyone looking for a simple, quiet, no-fuss holiday at the beach. The kitchen and bathroom are up-to-date, the screened-porch is just perfect and the rest of the home has everything you need. The sun sparkling across the pond in the morning is a great way to greet the day. All the beaches nearby are well above average. I had a delightful stay.

The cottage is in a quiet neighborhood across from Green Hill Pond. We spent most of our time either in the screened porch or on the deck taking in the beautiful water view. Anita is a wonderful host and ensures that the cottage is clean and the yard in great shape.

We had a wonderful stay at Anita’s cottage. The house was super clean and had everything we needed. We especially loved the bikes. We rode to yoga and the beach on the bikes. The pond access was awesome. Right across the street. We spent many sunrises on the shore of the pond. We definitely will be coming back!!

We loved our stay! Highlights were the outdoor shower, screened in porch, and location. The house is super cute and clean with calming beach colors, and Anita was fabulous to work with. The only reason I can't give it 5 stars is because it was a bit hot inside without AC. Most days it was manageable with the provided fans and with the house opened up, but it is a consideration if you are bringing a pet. Two days there was no breeze and it was a bit hot for our dog. It was only for a peak couple hours though. Regardless, we hope to return but perhaps in the cooler months next time.

The cottage is lovely - Views of the water, close to all amenities, the stay couldn't have been better. If you have canoe or kayak, the access across the street is wonderful! Thank you Anita for sharing your home!

I can’t decide what about this property is my favorite but time spent with my small family on the screened in porch was at the top of the list. We loved it!!

Loved our stay

This is our third time staying in Charlestown and it was by far the best place. The location was perfect with beautiful views and close to the ocean. There are plenty of places to grab things for your stay such as a mini mart, pizza place, CVS, and a few great restaurants that are all within a few miles. The house had anything you could think of from lobster pot, grilling tools, amazing grill, washer and dryer, croquet, beach toys, beach chairs, etc. Will definitely consider staying here again.

The views at this property are even more beautiful than the pictures, and the neighbors and area in general are wonderful. The host has a beautiful home and it is well-stocked with kitchen essentials and dish/cookware. It is a walkable distance to the beach and we would have loved our stay here if it had been sprayed for mosquitoes and ticks. Unfortunately, this was not the case, and the insect issue became so overwhelming that we had to make the decision to leave the property within 48 hours of our stay. The mosquitoes were swarming in the yard, even in the middle of the day. To make matters worse, there were large rips in the kitchen screen door and in the screened-in porch area that we did not discover right away. As a result, my entire family, including our infant and toddler, were covered in insect bites from our brief stay. The host was initially responsive via text and VRBO messaging when I reported the issues with the screens and when we notified her that we needed to leave because this was not a safe or enjoyable stay. However, after immediately agreeing to refund us for what should have been a week-long stay, she gave us less half of our money back and only after we called VRBO repeatedly explaining that we had not yet been reimbursed. This experience was very disappointing, not least because simply spraying the property and maintaining the screens properly would have meant an enjoyable and relaxing experience for our family. This home has a great deal of potential, but I would urge potential renters to reconsider, particularly if they are planning to book in the summer months.

We have stayed in 4 properties in Charlestown and this was by far our favorite. We loved everything about our stay and will definitely come back.

My visit was early in the season but this neighborhood is remarkably quiet. Wake up to watch geese or egret on pond, meditate to the distant ocean. People very friendly and helpful. Charlestown Beach and Breachway are so beautiful and within walking, jogging or biking distance. Likewise restaurants and the Bakery offers special coffee drinks as well as delicious egg sandwiches. There is also a nature preserve nearby for hiking and birding. Screened porch and private outside shower will augment your stay!

East to find, easy to get in, easy place to stay. Wonderful view of pond from deck, screened porch, and living room. Comfortable house furnished with everything I needed. Would absolutely stay here again.

Any time we were at the house, we were on the screened in deck, looking at the water. This property was great for our family of three. The updated kitchen and bathroom shine in the house, but by far the place we spent most of our time was the deck. Have both the unscreened and screened in deck was such a luxury. We spent our nights on the screened in deck - having cocktails, reading, playing board games. It was great. And the outdoor shower is perfect and a heavenly way to clean up after a day at the beach!

Quiet, lovey view, short ride to beach.

My family and I had been looking forward to our return to this cottage all year. With all that is going on in the world today, we weren't sure if it would happen. Anita, the owner, was responsive and patient with all my questions. Her cottage was just as inviting as the previous visit, with many updates which only increased the comfort of her home. The area, while a bit different due to social distancing, was just as welcoming and beautiful. We enjoyed the multiple options for ocean views and swimming, along with the convience of the kiddie beach within walking distance. We intend to keep coming back as long as she will have us!

After many months of sheltering in and distance learning - my family yearned for an adventure that felt safe. The home has everything you could need. The best feature is the neighborhood. Quiet and friendly. Everyone waves and smiles. At 9pm it is so quiet and I could sit and listen to the waves from the ocean while out in the screened in porch. This quiet is soooo healing. If you are looking for a party house - this is NOT your location. The house sits at a wonderful angle which affords a panoramic view. There is water everywhere to look at, and it is gorgeous. Great kitchen design - open floor plan for easy cooking and serving. If you like to cook, as we do, you will be happy with this kitchen. Screened in porch was a favorite spot to view active neighbors - walking, running, bicycling by. We brought our canoe and easily launched from Anita’s small beach. The outdoor shower was like a little spa treatment - with plants growing along side - it was like it’s own mini vacation spot for me! The bathroom is modern and we enjoyed the aesthetic. The beds were maybe the only complaint we would offer - the foam is a bit too soft and offers no support. Our beds at home were the only thing we missed! We brought our dogs and discovered the Ninigret dog park - which is by far one of the best dog runs I have ever been to! If you bring your pet - this is ideal! As for Anita our wonderful hostess - she is very fast to answer any and all questions and to offer up suggestions. We had a great chat about poison ivy - which - is all around the area - I found it on several hikes, at the beach parking lots and also a small patch at Anita’s beach - so be careful and mindful. I was and so happily I only returned with a few mosquito bites. Anita is very kind and helpful - and we hope to return!! A few spots that we found ideal (especially during Covid) - Holy Cow Ice cream...yum!! Big thumbs up! We also easily got delicious lobster rolls and fries from Hitching Post. The beaches were a bit to crowded for our Covid fears. So we would go to the beach at 5p. This proved to be ideal - my son was happy to swim for two hours and by 5 - most of the crowds had thinned and were respectful of social distancing. Gorgeous beaches - sparkling water. Found the property comfortable and neighborhood and views outstanding. Only negative was the number of stairs to carry everything up - but we got used yo it and liked the exercise.

To start, the reservation process was excellent with no surprises. Check in was the same, as was check out. Anita, the owner, was in constant communication with us even as we stayed at the cottage. There was helpful community info posted in the house for our excursions. Everything was exactly as described. The house was immaculate, warm and inviting. The views and location are outstanding. If you want privacy, rent this place in the off season for quiet, peaceful, bliss. At night time, sensor lights all around light up the way to the enter safely. We stayed for 3 awesome nights with our little dog. The location is amazing and we enjoyed the quiet of fall at the beach. Highly recommend this rental with updated kitchen and brand new bath. Bedrooms were comfortable, clean and had awesome closets. Anita asks that you clean the property when you leave, but this was a pleasure. When you stay there, it feels as if it is your home. Thanks again for everything!

I was surprised there was not even a fan in the living room. Too hot in the beach house. I had to buy a powerful fan to use on the 2nd day. Heat was torture and house smelled very musty and the fans in both bedrooms smell like cigarettes. Overall, I had the most enjoyable time, I feel relaxed and happy. The area is beautiful.

This cozy cottage provided everything we needed for a perfect week. It had the best cookware of anyplace we have ever rented. The views from the screened porch were perfect for morning coffee or afternoon wine. We will return!

Our family has been vacationing in and around Charlestown for years, but our stay at your cottage was absolutely perfect- being the most relaxing yet. The cleanliness, organization and location of the cottage eliminated the usual 'being away from home' hassels. The views of the salt pond were calming and beautiful. We especially enjoyed the view from the large deck and screened in area. My husband was in close proximity to all his favorite fishing spots (it is frowned upon to name them!), and I was able to maintain my daily walk/run right within the neighborhood (seeing soon to be familiar, friendly faces also out). Keeping our two year old son safe within the cottage was easy, and he thoroughly enjoyed "his" beach just across the way. We hope our annual RI trips continue to be at your cottage. Excellent experience. My only suggestion would be to update the glider in the screened-in porch. Otherwise, a cute and comfy summer home.
