Welcome to your modern desert sanctuary in Palm Springs' exclusive Indian Canyons. This luxurious 5-bedroom, 7-bath retreat, currently being designed by renowned Bassman Blaine, boasts breathtaking mountain views, a state-of-the-art kitchen, resort-style pool and spa, and two primary suites. With spacious living areas, lush gardens, and a flexible TV room perfect for families, this home offers the ideal blend of relaxation and entertainment minutes from golf, hiking, and downtown.
This serene 5-bedroom, 7-bathroom residence in the prestigious Indian Canyons neighborhood offers an oasis of calm unlike much of Palm Springs. Surrounded by mountains on three sides, the property enjoys significantly less wind, wider streets, and a peaceful ambiance—perfect for a quiet evening stroll.

This home was initially staged for sale, and the existing listing photos reflect that staging. Now, the owner is collaborating with Bassman Blaine, a high-end hotel interior designer, and Open Air Homes to craft a thoughtfully curated design that embodies quality and tranquility. Designed with two families in mind, this spacious home features two primary bedrooms with en-suite bathrooms, positioned on opposite sides of the house to provide maximum comfort and privacy. An additional third primary suite, a detached casita, offers a private retreat for teenagers or visiting grandparents. A TV room, complete with a sofa bed, is also underway, adding flexible sleeping arrangements that allow the home to comfortably accommodate up to 12 guests if needed, although it’s ideally suited for 10. This TV room is perfect for board games, movie nights, or quality time together.
Modern Living and Entertainment:
The open-concept living area is bathed in natural light through floor-to-ceiling windows that frame stunning views of Mount San Jacinto. Featuring sleek dark wood cabinetry, white quartz countertops, and top-tier appliances, the state-of-the-art kitchen invites you to indulge your culinary passions.
Outdoor Oasis:
The meticulously landscaped backyard, with unobstructed mountain views, creates a perfect backdrop for relaxation and gatherings around the resort-style pool and spa. Two primary suites have direct access to the pool, allowing seamless indoor-outdoor living.

OPEN AIR HOMES HOUSE RULES
-Minimum Age of Primary Renter: 25 years old
-By booking with us, you agree to sign our Rental Agreement.
-You understand that your check-in instructions will be sent after successfully signing our Rental Agreement.
-For stays under 30 days, there is a non-refundable fee of $150 per pet. For 30+ stays, there is a non-refundable fee of $300 per pet. Damages and/or failure to pick up after your pet may result in additional charges at check out.
-Pets and animals are not permitted at the property at any time whatsoever unless otherwise agreed upon in writing prior to booking. Failure to comply with this will result in an additional charge of up to $1000 and/or eviction without limiting any other legal or equitable remedies available to Owner and/or Company.
-For any items left behind after check-out, guests will be charged the shipping costs and an additional service fee of $25.
-All 30+ day stays require mid-stay cleanings by our professional housekeeping team. Payment will be requested after booking confirmation.
-Additional fees are required for pool/spa heat if applicable, please reach out to Reservations for more details.
-Trash day is Monday,, Please set out trash on Sunday and bring in Monday morning after collection
PALM SPRINGS RULES & REGULATIONS
- Do not create excessive noise, disturbances or traffic, or engage in disorderly conduct (including parties).
- Amplified music is not allowed outside AT ANY TIME (including mobile phones on "speakerphone"). Music may not be heard at the property lines at any time of the day (that includes music coming from inside the home). IF YOUR NEIGHBORS CAN HEAR MUSIC, YOU ARE IN VIOLATION OF THE CITY ORDINANCE. The minimum citation is $1,000.
Please keep voices and pool activities to a reasonable level. Continued and ongoing screaming for an extended period of time is one way to get a citation.
-Night time hours are between 10 pm and 10 am. Please consider moving indoors after 10 pm. If you choose to be outside, please be considerate of the neighbors and use indoor voices. Please remember PS neighborhoods are quiet, surrounded by mountains and voices can easily carry.
-Only one vehicle per bedroom is allowed at any given time. Utilize the driveway and/or garage when parking your vehicle before using street parking. And never block any driveway or street access.
- Palm Springs requires that all dogs be on a leash whenever they are outside, except in the City’s Dog Park. Also, we expect everyone to pick up after their pet.
- Please do not store trash and refuse within public view except in proper containers for the purpose of collection. Please do not leave trash or recycling at the curb.
- Please keep in mind that you may be cited and/or fined by the City, or even evicted by the owner, for creating a disturbance or for violating other provisions of the City’s Vacation Rental Ordinance. The surrounding neighbors have been given a 24-hour number to CALL should they need to file a complaint.
- A call from the neighbors to the City will bring the Vacation Rental Compliance Officers to your door. City code enforcement officers may issue you a $1,000+ citation if you exceed the allowed noise levels or if another violation is observed.
- The AC cannot be set lower that 75 degrees when the outdoor temperature exceeds 100s. If tampering with the HVAC equipment causes any issues which require a service call and/or repairs, this will be billable to your party
- Tampering with pool equipment that causes any issues which require a service call and/or repairs will be billable to your party.
