lots of character, clean and great location

The breakfast a delicious special gourmet experience. Though our room faced a busy Main St we were not bothered by it and slept well. Our hostess Karen showed great hospitality.

The breakfast was outstanding. Most offerings were local. We had French Toast, a peach puree, bacon to die for, an egg in a spinach nest, and a perfect coffee. The host was very accommodating and nice to talk with.

Everything we expected and more. The hostess, Karen was very friendly and helpful. Guided us to several things to do in the area and restaurants to visit within walking distance. Breakfast was outstanding. Karen was very interesting to visit with. Our room, The Franklin, was cozy and comfortable.

The space is lovely, a historical building with high ceilings. Karin is an amazing host, she made us feel comfortable the minute we arrived. The breakfasts were fantastic, creative and so delicious dishes.

Nothing, maybe just put a TV in the room.

An old Victorian home with all the trappings... furniture, high ceilings, books and games everywhere, large bathroom... etc.

TV was a bit small in our room and the shower was a bit confining.

Innkeeper, Karin, was friendly, helpful, and attended to every detail

Everything was amazing. The property is beautiful and then house if just grand! The rooms are spacious and so comfortable! Very quiet, peaceful, and relaxing environment. The food is incredible, from the cold pressed juices to the locally sourced items. Breakfast was healthy, delicious, and satisfying! The perfect start to the day! The location of the property is great, so close to everything! The hostess is so nice, she gave us a lot of great suggestions for restaurants and things to see in the town. We will definitely be making another trip to this B&B, it is a gem!

This is a lovely property right on Main St so close to restaurants, shopping and highways. Karin, the host, is wonderful.. very friendly and accommodating and a great cook. Her breakfast were delicious. The rooms are well appointed, very comfortable and clean. Lots of nice little touches such as cold water, tea and coffee available all day, wine glasses and corkscrew in rooms, candy in the room to welcome you.. I highly recommend this establishment

Location very central. Host was wonderful. Room very comfortable. The house is beautiful. And breakfast was excellent. The price was reasonable in terms of Canandaigua summer prices.

The only thing I missed was a hair dryer in the room, though I am sure I could have gotten one if I had asked.

I am so happy that I booked at the Oliver Phelps. Everything was absolutely beautiful from the outdoor landscaping, living room and bedroom. Extra little touches to make it special too - fresh cut flowers at breakfast with an adorable little mouse table marker. The owner and staff were so friendly and accommodating. Just can’t say enough good things.

It was a wonderful stay! From start to finish, it was amazing! Karin our host, was excellent ! She exceeded warmth and made us feel right at home . She knew what we needed and made everything readily available. I loved it and wanted to stay longer !

Was a beautiful property! Like home or home away from home.

Our hostess prepared excellent protein rich breakfast that were superbly delicious, she did not skimp! Our room was very comfortable and clean. We will return!
