Hosts Phil & Ruth were wonderful. Room clean & fresh and had everything we wanted. Beds very comfy. Location was excellent - a short walk into Lyme and all it has to offer. Free parking useful. Overall, loved this B&B.

Ruth and Phil are great hosts with a great guesthouse. I had a warm and welcoming stay at Charnwood - my room and the premises were beautfully presented and maintained. The location was great- a short picturesque stroll along the River Lim takes you to the beach front or town. Breakfast is included each day along with a good chat with Ruth and Phil who offered advice on things to see and do. Wifi was strong with no connectivity problems.

Location was perfect as the B&B was situated on the Liberty Trail from Stoke Sub Hambdon to Lyme Regis.

Lovely property, clean comfortable room with towels, shampoo, shower gel etc. Coffee and tea provided. Great breakfast! Exceptionally friendly hosts.

Fab B&B really enjoyed our 2 night stay, great start to our 12 day tour of Dorset and Devon, Ruth and Phil catered for our needs. Place spotless, great location and breakfast was a treat. Don't hesitate to book. Thanks for everything.

Nothing not to like.

Very friendly hosts who let us check in and park car early on day of arrival. Clean room with plenty of tea and coffee. Breakfasts cooked to order. There was a fridge for guests to use which was useful in the hot weather. Easy walking distance of town and beach along river side so no traffic. Only last bit up hill so that was a bonus in this town! Plenty of space for all guests to park.

Breakfast was fine. It would have been good to have had the chance to look at the menu and decide on day 2 as I wasn’t sure what I wanted and felt a bit rushed to decide.

I made the mistake of Assuming the bed was a king size as I’ve seen other properties advertise double and when I’ve checked they were actually king. This was a double. And the dining room was cold.

Phil and Ruth were very warm and welcoming. The accommodation was comfortable, clean and excellent value for money. On site car parking and close to the sea front.

I have nothing negative to say about my stay.

All was good. Nice owners. Very pleasant. Good Wi-Fi. Good hot water when showering.

Parking spaces needs improvement but was adequate. Wider breakfast timings, however managed on what was presented.

Brilliant location, lovely people and great accommodation.
