Everything. Amazing staff. Friendly and helpful. Response is great. Beautiful Mexican/Maya fusion design of exterior and interiors.
Location great on the doorstep of great restaurant Luna and coffee/smoothie place. My favourite stretch of a very long beach road. Great restaurants and high end hotels you can visit on your doorstep. Numerous rooftop areas overlooking the jungle. Great live music emanates from Luna restaurant, complimenting the vibe.
There was nothing I didn’t like. I will stay here again on my return to Tulum.

Lovely accommodation in the jungle side of Tulum! the bed is very comfortable (firm) and the beach is just across the road. Dante was very helpful and responsive.
nothing, but prices get quite steep towards mid-end December, just like anywhere in Tulum.

Great location right across the road from Dos Ceibas Beach club, clean and comfortable rooms and a communal rooftop with a kitchen and plunge pool. Dante was super helpful and quicl to respond whenever we had questions.
safe in the room not usable

Dante was the only good thing about this property.
Would have been cool vibe if we had air conditioning. The generator broke and we were completely without electricity for 20 hours and without a/c for 45 hours. it was hot, humid, and muggy. I’ve read past reviews that this is a common occurrence. They kept saying one more hour and 45 hours later we had it, after two terrible nights of sleep. Showers also had no pressure and were cold during one full day of no electricity. we had 14 rooms total on their property for a wedding and it was a miserable experience for everyone. One of our friends slept on the roof one night because they didn’t even have a fan in their room when electricity came back for SOME air movement. All in all, the generator cannot keep up when they have the majority of their rooms full.

Sunset House is a bit like Hannah Montana: it gives the best of both worlds. Like some of the other properties along the Carretera, it’s a motel-style resort situated in the woods of Tulum.
The rooftop has community features, including a plunge pool, kitchenette with electric stovetop, barbecue grill and refrigerator. The rooftop overlooks the lush farmland and forest, which is really a site to see and gives a good view. An adjacent building (Casa Coyote) is available to book massages a la carte.
So if you’re looking to “glamp” a little in Tulum while having access to your own bathroom/shower, you’ll enjoy the stay here. Also, if you want a beachfront resort experience without necessarily paying a beachfront premium, then this will be a good bang for the buck.
Let’s get into some specifics:
- After booking a room, the hotel will connect you with the on-call concierge Dante (via WhatsApp). Dante was friendly, responsive, and offered great suggestions for places to go and eat. He will also coordinate transportation to/from the airport and greet you in-person when you arrive. Speaking of which…
- Transportation: the hotel shuttle will cost $200 USD round trip. The driver, Omar, was incredibly friendly and safe and also offered suggestions on where to eat along the main road. It’s a 2-hour trip from the airport to the hotel, so be sure to tip because the dude is putting in miles. The other staff is also friendly.
- The room: it’s a bit like a treehouse, meaning don’t expect an electronic key fob or card to access the room - it’s a padlock and key. Still, everything felt safe and secure. The room includes a small safe to store any particularly sensitive valuables.
The king room is no-frills and pretty straightforward, but still cozy and comfortable - the bed was firm. There’s an A/C unit, ceiling fan, and plug-in fan to keep things cool. The room was mostly clean (and they will make it every day), though we did have to request some new sheets.
So overall, Sunset House is a nice place to stay for a few days if you want to go at your own pace and don’t care for all the luxury bells and whistles.
That said, the following is not so much a list of “cons” so much as some things to be mindful of, because everyone’s tolerance is different and everyone is looking for a different travel experience:
- The main wifi at Sunset House was down for a day and a half - that was in addition to what seemed to be an overall service outage in the area. Obviously, that made it a bit difficult to plan things out. It was a fast connection though.
- Sunset House goes “dark” from 1 PM to 4 PM every day to refresh the generator. So it’s best to be up and out before then to avoid getting stuck in the room without electricity, air conditioning, etc.
- The property is situated in the woods, so expect to see the occasional lizard running around the staircase or walls outside. They might find their way into the room, but keep the lights off to help keep out any creatures/bugs. I guess what I’m trying to say is, don’t worry about this too much - it’s the same as any other tropical location or outdoor experience.

Nice Design
- Location far off the Main things
- a water pipe broke while we were sleeping. we woke up after 3h hearing water running and the whole apartment was under water. We had to wait 2h till everything was fixed and that after only 3h of sleep. Owner refused to give any discount

staff is very nice
my room did not look at all from what I saw in the pictures. it was the total opposite, so dark and not comfortable like the one I saw on the pictures when I was booking. I am extremely disappointed.

The location was great, amazing sunset views from the rooftop!
The property was not secured, the doors were only able to be closed with lockers.

everything! loved being in the jungle and then able to walk out to everything the beach has to offer.

Beautiful bedroom, very big and extra stylish with huge windows. The small shared kitchen was a lifesaver to me when I realized restaurants in the zona hoteleria were crazy expensive (but stock up on food in town first). The rooftop pool was tiny but very refreshing and in the sun. Loved it. The owners were very nice and available to help out (reach them through whats app since there’s no reception desk). Access to the beach through another hotel.
I didn’t love the location. Sunset house is a bit far from the center of the zona hoteleria so you have less affordable options for food. Other than that, the generator is loud, but it would be the case at pretty much any hotel in the beach zone.

the generator was ok the whole night, we did not sleep at all.

The location is at the other side of the beach road, at the far end of the strip. The staff was friendly
The view from the roof is nice
We had bigger expectations of the hotel. For this price we expected more.
Some things you should know before booking:
- There is a huge generator next to the rooms making a lot of noise, especially during the night. (It only turns off during 11am and 5pm, which means you have no electricity or wifi)
- It is very clear the hotel has not been upgraded/renewed in a long time (the pool was dirty, the kitchen not usable and the plumbing clearly needed to be renewed (there was a lot of corrosion)
- It rained a lot during our stay, after a big rain there was an awful sewage smell around the hotel and in the room. Also the floors of our room were getting wet
- The lock is really not safe. With a screwdriver it takes 10 seconds to undo the hinges

awesome sunset view, comfy bed, lots of space and extra towels, hot shower, beautiful small rooftop pool. quiet. wine bar and beach within walking distance.
I really loved it! dark alleys at night to walk as a solo female but renting a bike could be an idea to get around quicker to places??

the house is in a property with other stays behind a restaurant. and so there is a side gate that must be opened each time you want to come and and out security 24 hrs. perfect place for my daughter and no resort style feeling but rather very boho, comfortable and laid back. my room was on first floor and it was large , clean, and with a jungle feel throughout.
electricity is down between noon and 5pm to save energy, which I am fine with. however sometimes it would be out earlier. wifi not available until he early mornings when it was needed for day planning

The erae around is just wonderful, in the middle of the trees, so peaceful and quiet. Rooms are beautiful, nice decors and cool features such as a hammock on the terrasse and a small pool on the rooftop, 24h access :) free water access all day, they also rent bikes for the day to go around the hotels erea and have partnership with neirby hotel to access the beach with no extra cost. Staff very friendly and helpful, they have also a restaurant and serve breakfast. They offered us breakfast on the last morning to apologise for the last night inconvenience very thoughtful!
Electrical brackage and no water during the second day and second night, was disappointing but not the fault of the hote, it was a local issue and other hotels had same problem.. We only stayed 2night so it was disappointing for us, we were so hot during the night and not able to cool out as no air Co, or to take a shower or use toilets until 10am the next day no WiFi to plan our stay... so we just left in the morning for our next destination and did not really enjoy the place, shame

Very cute and hidden right off the main beach street. The decor was just right for an eco friendly place. AC runs from 7pm to 9am which was perfect for us because we were gone during those hours

Great stay, they were waiting for us to arrive, and everyone was very friendly. They communicated with us on WhatsApp so well, they helped us every step of the way. If we needed anything we just sent a WhatsApp and they would respond in minutes. No matter the time. They were so friendly and so accommodating.
I liked everything, the tap water was salty for brushing teeth and showering, but that might be all of Tulum, so don’t hold it against them. Use filtered water to brush your teeth.

Love the location, walking Distance to the beach and restaurants. Set back from the road so it was very quiet and peaceful. Large room, large bed and great size bathroom. On the jungle side of the road so tons of greenery and a beautiful view from the rooftop. Small rooftop dipping pool and shared kitchen was a nice added bonus. There is no street sign that helps you locate this place you have to look for LOCO Tulum restaurant to check in and the hotel is nestled behind it. Could make for a little confusion for your drivers. Check in and out was super easy and we always felt safe. There are alot of outlets which is great and the ac when it was on was powerful. We would stay here again. Was super convenient to have the restaurant attached to the location but we didn't end up eating there this time around.
The only thing, I was told there was full ac and then found out there was only ac at night. I understand it's out of their hands and it was a power related thing due to the storms and I understand Tulum is eco friendly, but i was caught off guard. As it's incredibly humid and hot by day. But the ceiling fan helped a ton. Also we didn't have our room cleaned or got new towels on day two (only stayed 2 nights). Not sure if we were supposed to ask for the cleaning or if this is a new eco friendly or Covid thing. But we made do. Not a deal breaker.
