Nice setting. Has the potential to be great but is looking run down ie garden becoming overgrown, furnishings in our room old requiring attention, common area a separate room at the back unclean and unkept. Walk to hill at back nice. Owner has an eye for colour so house is interesting
Room - we were placed in an attic room for 2 nights. Very small room. Double bed against one wall so I had to climb in and out of bed over my partner. Very small window that was closed. Room felt musty, dark due to minimal natural light. Upholstery on chairs old and grubby looking. I didn't want to sit on them. Separate building behind house was meant to be a common area with a small kitchette for guest to use if wanted to cook their own meal. This was a great concept however atrium end plants over grown and dirty. Kitchnette too small to be functional, basically the size of a pantry and unclean. We washed everything before we used when trying just to cook a few eggs and make a cup of tea.  Breakfast - this is a part of what you pay for however only served at 10 am. When asked could we have earlier the owner considered 9.30 but really was not keen. 10 am is too late for people travelling. Every other place we have stayed at over a four week holiday offers breakfast at 8 am and some will do earlier when they know you have some distance to travel.  The owner offered to leave some cereal and scones/bread out for us.  Scones and bread were very stale, unedible. We sorted our own fruit and  cereal the second day. We felt the owner really did not understand that we were a paying customers and a reasonable service was required.

Breakfasts were wonderful! Proper Irish: 2 or 3 strips of bacon, sausage, perfect eggs, cereal, with several kinds of home made bread, and several kinds of home made jams to enjoy, AND at your convenience -- simply call 20m before. The location is perfect, 30 min to Kilkenny, and 30 minutes to Waterford. Even Midleton @90min is somewhat convenient as it's just an hour past Waterford which begs for proper breakfast here, then lunch in Midleton, and dinner in Waterford -- eat at Jack Meades, and take the ferry across and continue to Wexford)! See the Cairn, climb Brandon Hill and take in the distant views of most of mid-south Ireland!
There's nothing to not like, it doesn't take much understanding to find peace here. Some have mentioned the dampness, Ireland can be that way, and this is a wonderful old farm house that's been in the same family for over 100 years. Patricia is a wonderful and considerate host who has lived here her entire long life. Some have mentioned the condition of some things -- it's an old farmhouse, with it's quirks and history -- the furniture are antiques! You'll find the same conditions at most out-of-the-city B&Bs. If I had to pick one thing to improve I'd say the WiFi/internet. I'm an impulsive traveler, I follow "no where to be and all day to get there" which is how you discover what's worth seeing when you get there. Cell connectivity is as expected in the farmland. Patricia does know what to see, even so discover it for yourself, so a faster wifi would have helped if-only on the planning side (and with the right perspective it can be a bonus -- but wifi has become important). You can move from city to city if that appeals to you, or you can return to the same convenient place with easy parking every night, and simply relax.

Gem of a place
Beautiful house in a wonderful location. Patricia the owner could not be more helpful and friendly. Huge garden to sit in and plenty of walks on Patricia's land to enjoy. And dogs allowed (hard to find in Ireland).

The smell of mold and mildew was overwhelming, spiders, webs and the pictures on your site show a nice place but today the house is totally covered in vines, other plant life and trees. We paid for 2 nights but only stayed 1 night and had to wear mask while sleeping so we could breathe, was told we should have left door open all night. Furniture was broken with exposed nails, fruit bowl had molded fruit, we left 1st thing in morning without breakfast and having paid in advance, was told no refund. Felt like we were scammed by pictures from many years ago

Unique, calm, relaxing and great craic with Patricia
Where do I start? To me, this accommodation was my own version of Nirvana. And to make it even better Patricia was a fantastic host and chef! My hubby and I stayed in the barn. I’m not great with stairs but when I walked in I was gobsmacked! Patricia’s paintings everywhere (and available to purchase) the furniture, wood burner - just everything was beautiful. There was also a bathroom on this floor with shower. Then a spiral staircase to the mezzanine with double bed. We had dinner one night and was served a beautiful 3-course meal. You are a superb chef!!! Patricia suggested several walks on her land and I would recommend the walks - they are lovely. We also loved wandering round Patricia’s gardens which have some lovely trees and shrubs. Loads of insect life 🐞🐝🦋

False advertising, looks nothing like pictures, very rundown, room was covered in cobwebs, bathroom was not clean, spiders and dirt in the shower. Refused to stay and lost €240 as no cancellation policy.
