Very central location, near Greenbelt mall, in one of the quietest area in Manila. The residence's staff is kind, was fast checkin and checkout. There is a nice restaurant right near (Noon's).

- had an issue at arrival with hot water, they fixed it after two calls; -in the night it was abit noisy in the room because of AC fan in the neighbouring apt- in Ph they mostly have the noisy AC fan, not the silenced European AC types.

Cleanliness, amenities in the rooms were more than adequate, staff was attentive & friendly. Location of hotel was right next to the parks, 2-3 blocks away from Greenbelt. Most everything was within walking distance.

Location was great. The staff were always friendly and helpful. The room was clean and had a lot of amenities. We were comfortable for our 3 week stay and we would definitely stay here again.

The staff was amazing, they helped me a lot for printing documents or storing my luggage for a whole day after I left. The pool even if not very deep (only 4 ft. WHY?) is nice so is the sauna (even if you have to wait for a long time for it to heat up) and the gym. The bed is ok and the room very clean.

Well this is a very good hotel but very expensive. It was obviously a very nice hotel a few years ago but now when you pay such a price you expect a little something in your room, something in the fridge or more towels for example. We had two (small) bottles of water waiting for us in our room which was nice but not enough to drink until not thirsty. The two TVs we had where very old with no Netflix and the definition of the screen wasn't so high, I would have gave up one tv for a good one (why two tvs anyway).

The location, staff and the pool

The room is very old. The sofa is very dusty. The filters of AC in the bedroom were also all in fust. I even placed the carpet in the wardrobe so my child doesn't touch it. Only 1 European electricity plug in the whole room

Location, and that’s the only thing good about this place.

Expensive, and getting higher priced which is not justified because the place is old and getting run down. Maintenance is drastically needed. insect problem, smell problem, faulty toilet. Also cleanliness, our room reaked of cigarette smoke.

I thought what i got from booking.com was a deal but found out that BOOKING Com price was the regular price charged by the hotel had i purchased it directly from them.
