If I been honest nothing
Nothing right on this hotel. You book in one hotel but you need to go to different hotel for check in and the same for breakfast. I book double bed and give us small. Staff not friendly and the more busy on their phone then have right customer service. Breakfast disgusting, not milk on the coffe machine, the room a part from small, dirty and the bed very uncomfortable. The funny bit when explain to you on the room what you need to do in case on fire you can't used the lift but hello is not lift anyway. The smell in while hotel disgusting. If I been honest this hotel need to pay to customer to stay. Very expensive for a shitty hotel. Please not stay in here and I need my money back ASAP

The hotel could do with some maintenance being done, the room I stayed in the window seals where worn out and being on the front of the hotel there was a lot of road noise. Would recommend getting a room on the back of the hotel looking over the rear courtyard.

The room was clean.
The water was cold and the tap had to be left running for 15 mins to warm up sufficiently to use; even then it wasn't hot.
The side lights were too bright. There was no low light for comfort and relaxation.

Good full english breakfast included, fresh/clean towels, kettle/milk/tea/coffee in room, shower gels soaps etc. supplied.

a lady constantly sat smoking on the front step, so as you came in or out you'd get a a woft of smoke across you.
a lot of dust on top of side lights etc. so a through clean would be nice, sheets were clean but old stains on them didn't make it feel clean.

The are definitely pluses and minuses with this property. The positives are a clean bedroom, ample parking and a good breakfast. Although it’s about 35min walk to town, it’s close to access via car.
The negatives are the surroundings of the hotel and the facilities. This was a real shock to me! The exterior areas are unkempt. The hotel is surrounded by fencing and building equipment. Many areas of the hotel aren’t able to be accessed (breakfast is in the hotel next door). The beds could also do with being more comfortable.

Location handy for what we needed
It was meant to be no smoking but the room constantly stank if Cannabis. I don’t know if it was just permanently a smell of the room or if someone smoked in the building but it was constant. The room was incredibly hot so had to sleep with a noisy fan on.
The bed sheets had public hairs on them. There were also hairs in the shower. We also found a beer bottle left behind the bedside table when we tried to turn on the lamp. The public toilets in the hotel next door where you go to have breakfast we’re not cleaned prior to the breakfast sitting and each female toilet was in various states of the aftermath of someone having a very bad stomach (that is saying it delicately!) The breakfast was edible but the hygiene problems made me leave most of it.
Lastly our room didn’t lock, so whilst they fixed it we had to leave all our stuff with reception and then sort it out when we got back at midnight! Not ideal.

Stayed here as was attending a get together at a friends house not far from the hotel. Hotel itself is a little dated but clean enough. Check in staff was pleasant and courteous once he had arrived an completed check in.
Room I was given was south facing over looking the car park, it got quite hot as the sun was on it for most of the day and unfortunately there is no air con. A small fridge wouldn't go a miss, even if it was just for the guests to use for water or soft drinks. No reception staff on site on arrival, had to call a mobile number left on the front desk and there was a wait until he arrived, then also reported issues saying payment hadn't processed through the card machine despite having a receipt in hand with an authorisation number on it.

Room was spacious and clean, a large electric fan was available since our stay was in the middle of the extreme heatwave, and kept us cool enough during the night to be able to sleep well. Breakfast was a choice of cooked (full English etc), cereals and so on. There is plenty of space for car parking, and the hotel is easy to find. For the price paid it was actually excellent value, and I would happily stay there again.

The outside was very tired and surrounding land looked quite unkempt.

The Lawn Hotel is closed - possibly for renovation. It looks like it needs it!! There was a notice on the door to say that bookings had been transferred to the Parkside International Hotel, next to the Lawn. No-one had advised us in advance. The Parkside was clean, well maintained and the staff friendly and helpful. Breakfast was excellent. There is parking on site. I would happily recommend the Parkside and will stay there again. DON'T BOOK THE LAWN unless you get confirmation it has re-opened.

I got there.
I was not in the Lawn Hotel. There are two hotels adjacent to each other. The Lawn hotel building is the older and more picturesque, but is not occupied. The newer building; Parkside International, is more modern, and it is this building I actually stayed in. I felt this was a slight deception as the website implies the older building is an active hotel, and where you are staying, when it is not. Woefully under-staffed and managed

The breakfast was great, there was a lot of choice available, we had the full English breakfast and it was brilliant, couldn't fault it.
Great location for visiting the town centre too.

Plenty of space in the hotel… we actually stayed at the Parkside not the Lawn Hotel.. they are next to each other.
The restaurant was clean and breakfast was first class . All staff were polite and helpful. Lift was clean and quick . plenty of parking too.
We would recommend this hotel if you need to stay in Reading. Its on the main bus route into town. Taxis are readily available.
Toilet seat didn’t fit properly.. door jammed and had to be pushed hard.

Clean, comfortable room. Friendly staff.
Biggest issue for me was despite being listed as near the main train station, it's actually a 40-minute walk. Not what you need before an important meeting. Breakfast was average, and water was cold.

Food was good, although a fresh fruit and better selection of cereals would be nice
Damaged fittings in the bathroom and bedroom, curtains that didn't fit the windows, damaged walls around the window
