Location was great. I do however agree with lots of past reviews they need new housekeeping. The door to ac unit was covered in black. When getting ready to pack to leave we noticed trash under several beds. The kitchen table should be replaced or refinished it was very sticky no amount of wiping helped.
Unit should have more bath towels and washcloths to accomadate we had to wash every day.

Arrived 06-26-24. Room 1401 Room was clean. Ice machine was not working properly and fridge was not cooling. Called Charlie, very polite,said to wait a bit. Waited till next day.. still not cooling or making ice. We were only there 4 days so half time didn't have ice. Called Charlie, again. said he would call repairmen. them came promptly and fixed ice machine, but were a little irritated.. When we opened dishwasher, full of dishes.. but they were clean. The handle for cold water in the jacuzzi was broken, but we were able to use. Overall, room was acceptable, but a bummer that we had to buy ice and not have our refrigerated items cold for 2 days. Enjoyed meals at Ruby Slipper, Tin Top for our anniversary, Hangout, Cactus Cantina!!

The 4 bedroom 3 bath was just right for our 6 adults and 3 children. The condo had lots of room and a large balcony looking down at the gulf. It had the furnishings that you would need to cook and enjoy your meal on a large dining table. The only appliance missing was a toaster.

This condo is beautifull! Very beachy vibe to it. It was clean. Well stocked-as far as these condos go. (Read the information on condo website on what is included for the condo.). Parking is great. So many grocery stores, restaurants within walking distance. The beach is beautiful and for those days it’s not beach weather, the kids love the pool! Enjoy the condo- it’s perfect!

The property was great. Very comfortable, had all necessities. Location was great. Access to many restaurants and shopping. Lazy river and water slide were fun. I will book it again next year.

The location of this building is phenomenal. The condo has so much potential but it was dirty. Toy dropped under the couch within first hour and came back with fruit loops. Something has ruined the finish on the kitchen table and you and everything else stick to it. The inside of the freezer was dirty. Kitchen was not well stocked with pots and pans. If you plan on cooking much in the condo this is not the listing for you. Was so excited to soak in the tub with jets till I closed my eyes and opened them to blackish grey water. No telling when the last time it had been cleaned. Disappointed with no dressers in rooms outside of master. Turned disgusting at check out when looking under beds to make sure nothing left and found coke cans as well as other garbage and mounds of dust. We have never had a problem with a rentals cleanliness. Will not be back to this condo and would not recommend.

Beautiful condo but it does need a bit of refreshing - furniture a little soiled. Dining room table size is great BUT it is sticky no matter how many times it is wiped (needs to be refinished). There were 3 families staying but online could only pay with 1 credit card; in today’s technological world that needs to be updated.

Had a family of 11 staying the week. Everything was so close with walking distance to Walmart, drug store, and restaurants. The water slide and lazy river was the hit with the kids.

Nice condo and views, but was not cleaned properly before we checked in. Urine all over one toilet! No bed spread on one bed. When we left, looked under the beds, they had not been cleaned in ages!
Microwave above the stove did not work, had one on the countertop.

Loved our stay for the most part. Very nice condo although we found that it didn’t look like it had been cleaned very well. Dirt, trash, sticky table, something dripped on the comforter in the master bedroom, microwave didn’t work and fire alarm batteries started going off at midnight. They did come bring us a new microwave and changed the batteries in the fire alarms. These were the only negative things. We did appreciate how quickly they fixed most of the problems.

Overall had a great time. Dining table top was sosticky that everything would stick to it. Tried cleaning to no avail. Finish had been damaged. Dishwasher was full of water when we arrived and wouldn't always work.

We chose this condo for its size. There was a lot of room for the 12 of us. It is right on the beach and the views are amazing! The condo and building were very clean-inside and out. We emailed about a clogged shower and maintenance was there in less than 30 minutes and finished quickly. The only thing that could have been better is more skillets & pots for cooking. We really enjoyed our stay and will be back!

We loved the layout of the condo, the west facing view, & the ice maker was very handy! A perfect condo for mom, dad, 2 grandparents & 2 small grandkids w/plenty of room to set up kids stuff & nice places for quiet naps.
Overall, we loved this property and the unit. However, the price point warrants better than average condo furnishings so a few recommendations for the owners. 1. Update the furniture, rugs & appliances throughout that are worn/stained/sticky. 2. Replace skillets & pans with non stick. Scrambled eggs were almost impossible to clean even after soaking in water all day! 3. Add a dresser in the 2nd primary bedroom for guests to unpack & not have to live out of their suitcase. 3. Upgrade towels #sandpaper. 4. PLEASE replace the 1st primary bed or at least remove the footboard. The corners pertruded out from the edges too far. More than 1 person bruised their leg which did not make for great family portraits. 😖

A few comments that may be outliers.
The cleaning crew must not have mopped the patio because our feet were black within a brief time. After we mopped the floor , it was much better.
The charcoal grills are a pain with the wind that blows through the area. Why aren’t their gas grills?
Anyway we really enjoyed our stay.

We took a family vacation with ages ranging from 1-65. This place was absolutely beautiful. The water slide and lazy river were perfect for all ages. Will definitely stay here again. Only bad thing was when we got back home I realized I forgot my swimsuits in the dresser. I reached out to the property owner and they responded very quickly but unfortunately didn't find my swimsuits 😕

The property is spacious, well equipped and has a great view since is a corner unit, lots of lights. Unfortunately the unit was not cleaned properly, tons of dust, old pop corn, under the sofa, the vents on all bathrooms were full of dust too, AC vents with dust too… 1 toilet was clogged ,propert manager wasn’t helpful with these requests, the answer was “was sorry there is nobody available to take care of that now”…. Choose another unit to avoid dealing with these type of issues and lack of willingness to help from the property manager. There are plenty of options available in the area.

We had a 2 family vacation with 10 adults and the property was perfect. Plenty of room to be comfortable together and spend time apart if needed. The kitchen was nicely stocked and had everything we needed for a large group. Beach access was perfect and the lazy River was icing on the cake. Highly recommend this property.

Beautiful property and view, poor (nonexistent)owner response to concerns. Check-in time is the latest we've ever come across maybe due to labor shortages, and although the overall room was clean, small details (mold in icemaker and previous guests stored fish in the ice in refrigerator/freezer and it was never dumped, we used it assuming it was fresh until the smells overwhelmed us) were overlooked and odors of curry from previous guests were quite strong and pungent.

Phoenix II orange beach condo
Enjoyable; very comfortable; lots of seating; good appliances and we’ll stocked kitchen; ice maker and wet bar; easy access to groceries and restaurants, etc. and great amenities and gulf view. Only 1complaint: no dressers/shelves in 3 of 4 bedrooms!
AND, why so many Phoenix buildings all along the road. It’s very confusing, especially at first.

We spent 2 weeks in the condo with our family over Thanksgiving 2020. Perfect beach weather and the condo was perfect for our family of 11. We usually stay at Phoenix West and the 4 bedrooms there might be a little bigger and it is nice to have additional bathrooms but we would definitely go back to Phoenix Orange Beach.

Turkey on the beach
Nice spacious condo. The kitchen items were a bit scarce & disappointing. We mashed 10 lbs of potatoes by hand because there was a mixer, but no beaters. Floors made our feet turn black. Lovely location and view from the balcony.
