Guest House is located in a rural area, approximately 4 mi from Gramatikovo hamlet, in a beautiful forested setting. The nearest grocery store and gas stations are in Malko Tarnovo 15mi away over a narrow mountain road with many blind curves and an occasional logging truck thrown in to make it interesting. Otherwise it's 25 mile drive to the East to Tsarevo on the Coast. None of the local roads are safe at speeds over 30mph, it can easily take almost an hour each way. There is convenient secure parking on the property. Laundry facilities are available without charge. There's a nice looking pool on the property, and well as ample places to sit under the shade trees. There is a playground for children ,a trampoline, and books available . A lot of effort went into making this an accommodating place. Families with young children would love this place, others, perhaps not so much... We had a very spacious family room-2 rooms for $70/USD per night. The rooms were nicely furnished, and had very comfortable beds. The hostess is a great cook, but some may find the meals and beverages somewhat pricy by Bulgarian standards, and there are no other options except to bring your own food. There is an outdoor grill, which I am sure guests could use.

"Free WIFI" works only outdoors in the "public areas." No reception at all inside the building (poor router placement and heavy concrete construction) Even in the "public areas" internet connection was painfully slow with frequent disconnects. (Jitter rate is >87ms) . Speeds never exceeded 2mbs. The internet here was the worst we have encountered during our 6 week visit in BG, even when staying in remote mountain towns . You'll be fortunate to have a connection reliable enough to check emails or an uninterrupted phone call, which is ironic since in most of BG you can easily get 30-90mb/s, anywhere. No AC... In late July day-time temperatures were in the mid 80's in the shade, although the early AM temperatures were pleasantly cool. We were warned by our host not to drink the tap water. They have water in bottles, collected from local springs, which was doled out a liter at a time, upon request. For the reasons listed above I honestly can not recommend this guest house, given the price range, unsafe water, lousy internet, and limited affordable eating options. The owners seem to be very nice people, and I feel somehow "ungrateful" for this review. Our stay however had a poor price/value ratio. I am sorry that my impressions of their property, in order to be accurate, is so negative.
