Breakfast was amazing,such a variety! Room was very small although clean. The view was too die for. And lastly the guys running the place were very attentive.

Size of the room was my only concern we expected bigger for the price we paid.

Would thoroughly recommend this B&B. The owner and her staff were friendly and helpful. The view from our room was beautiful. Everything was spotlessly clean and comfortable. Breakfast was a selection of fresh fruit, yoghurts,cereal and then freshly cooked breakfast of your choice.

Beautiful location. Everything from shops, cafes, pubs and local attractions on your door step. Beautiful harbour side with a pebble and rocky coastline. Bed and breakfast location excellent with great views from our balcony. Balcony had two lovely garden chairs with blankets provided along with a coffee table. Fantastic cooked breakfast in the mornings with choice of cereals and bowls of fruit provided. Plenty for these with a large appetite. Parking was not an issue! Overall a great stay!!

The bathroom was a little small and dated. Sink needs replacing as cracked in various places. Bathroom Floor was uneven and moved up and down when moving about. TV in the room is the size of a laptop. Could be bigger. Chairs provided in the room are lovely but very low. We are use to a king size bed so would definitely book a king size room on our next visit.

Location was great, view was good, breakfast good, staff friendly and helpful.

Mattress was a bit soft and where the the tea and coffee making facilities were was cramped. Room was bijou though so no major issue.

This B&B is set in a wonderful location! It’s truly quaint with stunning views across the river and over the sea. I liked the balcony and blankets provided. The breakfast was fabulous. I also loved the fridge and supplies you can purchase in the reception area. A nice touch to leave wine glasses out too. We took our dog and loved that he could be with us and was well received by everyone (he is very well behaved and doesn’t bark so it made it pleasant for everyone). Everything is in walking distance and there really are some wonderful walks.

We thought the parking may have been a problem but it wasn’t. Everything was brilliant!

The staff are very welcoming, friendly and helpful. The location is fantastic: close to the Coast Path, right on the river, with great views of the harbour and in the centre of Lynmouth. Delicious breakfast.

Our room was a little small but the balcony more than made up for it

With such a great location it's hard not to be impressed with the place. The balcony was a real bonus, although we didn't have enough opportunity to use it a lot! It's within easy reach of all the shops, bars, and restaurants, so you can readily take you pick. And a short walk right onto the harbour area and the sea front...absolutely lovely!

the location the views the rooms are just amazing, lynmouth is a beautiful place, Debbie and Dan are great hosts, made to feel very welcome, a very friendly couple, nothing is to much trouble, breakfast was fabulous, lots of choices on the menu, and having the balcony is an extra added bonus to sit and check out the beautiful views,

Very nice location, clean room with a balcony and lovely view on the sea side, delicious breakfast, friendly staff and what is more important we where able to stay in the cottage with our dog.
