The space was beautiful and well suited for our family of 6. We stayed at the penthouse Ph1 The pool was a respite in the august heat and it was close to cafes and restaurants

The air conditioning didn’t work for the first 2 nights but the managers fixed it promptly. The pool looked like it could do with some maintenance and the gym’s treadmill didn’t work.

The apartment building is located on a quiet street very close to shops, restaurants and the main road. It is an easy walk to reach the central area. There was always a staff member to greet us at the main entrance and there is plenty of parking available. The complex is really beautiful and well-maintained, and our very spacious apartment was nicely decorated and very comfortable. The shower has great water pressure, the complimentary toiletries smell amazing and the aircon units worked perfectly. We also used the kitchen daily, and although the pots/pans are limited, they are quite adequate for preparing simple meals for 2-4 people.

There were no dish cloths in the kitchen for cleaning up and the seating on the sofa beds in the lounge has collapsed in the middle. They were ok to sit on, but I don't think they would be very comfortable for sleeping.

The apartment was very clean and was decorated nicely in a trendy boho theme. There was plenty of room and was very much like home. It was quiet and the air conditioning units worked great in the intense heat of August! There was 24 hour security and we felt safe. It is located in central Tulum with several close by restaurants to walk to. It is very affordable and the penthouse can accommodate up to 8 people.

This property is similar to an Airbnb in that the only communication you have is with the administrator/concierge by way of text. They respond in English and are pretty good at getting back to you but sometimes we had to wait more than 24 hrs for a response. The housekeepers do not come by and clean or replenish towels or linens until the end of your stay. In the heat and humidity we were taking showers more often and had to conserve/reuse our towels more than we would have liked. The front desk is security only- they do not handle any housekeeping issues/concerns. The mattresses and pillows were too firm for most of us. The community pool was a bit small and in need of repair. We used it out of desperation but it was generally not very clean and uninviting. The rooftop pool in the penthouse is very small and the water was really warm in August so we didn’t use it. The outside patio off the family room only had 2 lounge chairs- there should have been at least 6 since the penthouse sleeps 8 people. I would have liked more coffee pods in the beginning of our stay since they only gave us 5 and they are never replenished. When I texted the administrator/concierge they told me that I could buy them in a nearby store. I looked in several markets and they could not be found as they were very unique espresso type pods. We all had one tasty cup the very first morning and then they were gone. Be sure to bring lots of bug spray as the mosquitos were out in force!

The penthouse was absolutely amazing. Big living room and dining room soon as you walk in. The patio off the living room with private pool was stunning. It’s a half bath in the hallway. The first room on the left has 4 bunk beds and its own patio. The 2nd bedroom has a queen, and its own patio, with a full bath in between the two room. The Master OMG. King bed, huge patio. Walk in closet and thhe bathroom with double vanities and a nice sized shower. But off the shower there is an outside shower 😍😍. It was 4 of us and we didn’t feel cramped. Coming out the property to the left it’s some local restaurants and down the street it’s some mini stores and an ice cream shop. To the right of the property is the main road. The older lady that’s a security guard, is always on point. We met with the guy about atvs and he brought them to the property and she stood at the door the entire time which was about an hour making sure we was safe and okay.

The only thing I would say during the day the sun beams in strong in the living room and it hard to see the tv or sit on the couch because there is nothing to block the sun. I would really suggest they put some blinds or something at the top of the patio doors to block the sun. It gets to a point you can’t even sit in the living room

Møblerne er voldsom slidte - vagten ved døren var meget svær at kommunikere med. Poolen er decideret ulækker og værten var umulig at få kontakt med. Booking heller ikke den store hjælp. Vi havde booket 2 rum ( PH2 og villa 9 ) da vi rejste 10 sammen og begge værelser bar TYDELIGT præg af misligholdelse, ligegyldighed og var begge lejligheder havde decideret ødelagte ting. Sofaerne var ulækre og mere end ødelagte, køkkenerne ikke rengjorte, en opvaskemaskine der manglede - og en anden der knap sad fast. Der groede mug/svampe omkring vandhanerne på badeværelserne og omkring vinduerne. Poolen var ubrugelig - både den i PH2 og den fællespool. FALD IKKE FOR DE FLOTTE BILLEDER - Det er LANGT fra virkeligheden.

Appartamento grande, cucina e tavolo spaziosi per un grande gruppo di amici, tavolo di legno bellissimo, letto molto comodo e grande, molta luce, bel terrazzo con piccola piscina, stupendo la sera per ammirare le stelle. Il management è stato gentile e responsivo, nonostante un primo ritardo nella fase di check in, e ha provveduto a mandare la maintenance e gli oggetti prontamente ogni volta che li abbiamo richiesti. La security in ingresso era sempre presente e gentile.

Appena entrati c’era un odore tremendo, sia di chiuso che di fogna. L’odore di chiuso è presto passato spalancando le finestre, ma quello di fogna è rimasto per tutta la vacanza, soprattutto nel bagno padronale dove a tratti diventava insopportabile. Abbiamo segnalato la cosa al managaement che è venuto a versare qualche acido negli scarichi, ma dopo un primo momento di “profumo” la puzza è tornata peggio di prima. Evidentemente è necessario un intervento più strutturale. L’appartamento fa molta “scena” perché è grande e ben arredato, ma poi se si guarda nel dettaglio è un po’ vecchio e non perfettamente mantenuto. I due divani erano talmente duri in alcuni punti, con delle parti metalliche esposte subito sotto al tessuto, che era pericoloso persino lasciarsi cadere sopra. I rubinetti erano talmente pieni di calcare che avevano formato delle incrostazioni molto spesse che noi, scherzando, chiamavano “stalattiti”. Il water padronale faticava a scaricare e un paio di volte si è intasato. I lavandini hanno tutti un’inclinazione al contrario e quindi restano sporchi dopo che ti sei lavato. La porta della doccia esterna non si chiude bene. La cucina era poco equipaggiata per essere di un appartamento così grande: manca la lavastoviglie, lo scolapiatti, lo scola posate, lo scola pasta, ci sono poche pentole (anche se il management ce ne ha subito portate in più appena chieste). La zona è molto rumorosa la notte, praticamente ogni notte c’era una festa diversa fino alle 2. La zona è lontana dal mare, ogni giorno impiegavamo almeno 25 minuti ad arrivare in spiaggia. La piscina grande del building era scrostata , pareva male mantenuta ed era spesso sporca di foglie.

The location is close to the main market of Tulum, 15 minutes walking. (However the street may seem sketchy in the night) and the apartment is quite spacious.

The downfall started as soon as we walked in the apartment, there was a smell of humidity and sewage, which stayed with us for the total of 5 nights. The apartment itself has been through a lot and you can see the suffering it’s been through, without any maintenance being made though the years. Unfortunately, I forgot to take a picture of the shower head, it was full of rust and furred. As were all the sinks. There is only one safe box which is inside of one of the bedrooms and it for sure wasn’t convenient for 4 persons. There are no blackout curtains in the bedrooms and it was a major issue for the bedroom on the east side. The pool was a disaster!!! They have never scratched and painted the base and it seemed mouldy and super gross! Of course we never used it. The exterior furnishing on the balcony was poor, in addition of not having a parasol. There were a table with 2 chairs and 2 sunbeds. For a place that hosts up to 6 guests it is tragic. And the highlight of our stay was a 2 day begging we had to do for clean towels that would cost 15 USD and we never got them. The property does not provide cleaning services, should you wish to have it, the cost is 40 USD or 15 USD for just towels. So goes the story, on our 3rd day we send a message at 14:45 at the WhatsApp number of the property with no response. On the following day I sent a message to receive an update, but got an automated message that said it was the person’s day off and suggested another contact number. The other contact person of the property, first was uncertain of the cost and then as she figured it out, she informed us that someone will leave the towels in the apartment before 16:00 and I would receive a payment link. After a while I checked again with a message as I didn’t receive any link and the person responded that it’s all fine and she was expecting some assistance with the link.
