Modern cottage, hot tub and pet friendly with large enclosed private garden
Swallows Roost wurde 2016 zu einem hohen Standard renoviert. Es gibt 2 großzügige Doppelzimmer, eines mit eigenem Bad und ein Familienbadezimmer. Das dritte Schlafzimmer verfügt über zwei Einzelbetten und bietet bei Bedarf Platz für ein weiteres Einzelbett oder ein Kinderbett. Ein geräumiger Wohnbereich verfügt über einen Fernseher mit Soundbar, mit dem Sie Ihre eigene Musik über Bluetooth verbinden können. In der großen, offenen Küche können viele Hände gemeinsam kochen und gleichzeitig am Gespräch im Wohnbereich teilnehmen. Fenster in voller Höhe bieten einen herrlichen Blick über zwei Morgen Grasland und Ackerland dahinter. Sie können auch die Aussicht von dem großen, aber abgelegenen Bereich vor der Unterkunft genießen, wo Sie in Ruhe sitzen, grillen oder Ihren Kindern beim Spielen zusehen können. Wenn Sie einen Abend verbringen möchten, kann Babysitting arrangiert werden.

The cottage is stunning, very clean and in a lovely location. It probably has the best equipped kitchen we have seen in a holiday rental, every piece of equipment you could think of (and more.)
Our teenagers enjoyed the hot tub and fire pit, lots of family bonding whilst eating smores!
We did experience wifi issues the first couple of days, but the lack of internet actually turned into a blessing. Host was very helpful when we contacted them about it.
The only negative is that the garden was not fully secure (the secure garden was our reason for booking this property.) Our 2 cockapoos found 3 different places to escape, despite our best efforts at blocking gaps. This meant they had to stay on their leads, and we could not fully relax. I am sure it would be fine for bigger dogs, or those who are not little houdinis but it is not suitable for escape artists like mine.
I would recommend this property and would love to visit again one day (if the garden was fully secure)

Lovely modern property, with all the amenities you could need. We had dogs with us, so the huge enclosed field was perfect for them, and we didn’t have to worry about them running off. We relaxed in the hot tub, and cooked on the firepit. It was so quiet and peaceful, all you could hear was birdsong. Lovely country walks nearby too, if you could drag yourself out of the hot tub for long enough. The hosts were lovely, nothing was too much trouble, even having to change our dates was no problem.

Our daughter was getting married nearby and we rented the house for before and after. The property was great for 7 adults and our 3 dogs! Having the completely enclosed very large garden area was a godsend!
The only odd thing was there were only mainly plastic prosecco glasses. So we bought a set and left them there!

We had a very enjoyable stay with our toddler and 2 dogs. We valued the thoughtful welcome pack, the size of the garden and that it was fenced in for our dogs to roam, and the cot set up + high chair for our toddler. We had ‘escaped’ from our neighbourhood over the Guy Fawkes weekend - where the fireworks make our dogs very nervous and had a nice peaceful break. Thank you.

The property was clean and welcoming with everything there to allow us to have a very comfortable and enjoyable stay. The welcome food was an unexpected added bonus. Our 2 dogs loved the safe field to explore and we could relax knowing they couldn’t escape. The layout of the property was ideal and the location was perfect to explore Suffolk.

Second time we have been to Swallows Roost and we had another great stay. Comfy beds great views and a big bbq. Handy to get to most places in Suffolk and Norfolk.

We thoroughly enjoyed our stay our ages ranged from 50’s-80’s & two dogs. Very well equipped to entertain all ages, dogs had a fantastic time exploring the field. Lots of bird life to watch. Will be recommending & hopefully staying again Thank you

We have stayed here before and will do again. It's a lovely comfortable cottage, really well furnished and with everything you need. It has plenty of walks, a huge dog secure garden, and really friendly helpful owners. It is the only cottage we have ever stayed in which ticks all the boxes. Thank you so much.

Property is great, could not fault it at all and the attention to detail is everywhere. The enclosed field at the front is perfect for dogs. There is everything you need and the owners provide very detailed and friendly instructions. Hope to come back again.

Stunning house.A home from home..I’ve not had a holiday for over 20 years.Very stressful life and I’ve come home very chilled .My daughter hasn’t been able to stay anywhere for more than two nights because she wants to be home and she has managed to stay the whole week .Thank you

very well appointed accommodation with everything we needed. there were some generous welcome gifts included!. the views are wonderful and there are easy dog walks from the stables. The property is well located and we were able to visit into Norfolk and onto. the Suffolk coast all within an hour.

We got what we wanted and expected. The converted stables were brilliant. Plenty of space. Beds were very comfortable. Few gifts on entry which were greatly appreciated.
The open space outside was perfect for our dogs to roam within. All 3 slept far longer than normal.
Thank you to our hosts who quickly replied to our messages and even popped over to help out.

This property has all the space needed - inside and out - for a group of 4 of us with 3 dogs. It is really well equipped - everything we needed and more. It's a very quiet location - just the birds and the harvesting in the background - and great skies for stargazing. Hosts are incredibly helpful - couldn't ask for more.

Relaxing stay in the beautiful and very peaceful Sparrows Roost
We stayed for 4 night at this beautiful converted stables with the most amazing garden. There was myself partner with our two children aged 13 and 10, plus my mother in law and Nan along with our two energetic dogs and we all thoroughly enjoyed our stay. The house is comfortable and all the little extras were really appreciated- especially the portable air con machine on the warmer days.
If we had any questions they were quickly answered and if we needed any assistant be the owners were so efficient and popped in to help.
We wanted a relaxing few days in the beautiful countryside away from the hustle and bustle and that’s exactly what we got!
We would certainly go back!

Fabulous long weekend break
We’ve just returned from a fabulous 3 night stay at Swallows Roost and can’t wait to return in the future.
Family members and our 3 golden retrievers had a great time. The enclosed field was perfect for both dogs and human to relax and enjoy.
We couldn’t fault the property, very comfortable and well appointed.
Location was perfect, so peaceful.
There are some lovely walks from the cottage and we were fortunate to spot buzzards, red kites, king fishers and hares.

Lovely setting
Lovely long weekend in the Suffolk countryside. Fabulous conversion with plenty of space inside and out. We were two small families and the property worked really well for us. The owners left lots of treats for us which were very well received. The outdoor space is absolutely amazing and the kids loved it. We had a scorcher of a weekend and our only gripes would be a little shade is needed and maybe a couple of sun loungers or more comfy chairs but that’s all we could have asked for. Thank you

Idyllic Weekend Away
A very lovely stay! We thoroughly enjoying ourselves, and it was a great location to spend my Dad’s 60th!🙂
The only minor inconveniences were that there is no shade at all on the property apart from the being inside, so as myself and my partner as well as the kids don’t do well in constant sun all day, it seemed a shame to go inside when all we needed was an umbrella for the table. Perhaps a few sun loungers would be beneficial also as the cast iron patio furniture became a bit uncomfy after the first day - and we had to buy a cheap bbq as there was no gas for the provided bbq on site.
Other than that, it really was a very peaceful stay and would return😊 thanks for a lovely stay.

Christmas break at Swallows Roost
Swallows Roost was absolutely perfect for a totally relaxed Christmas break with family and friend. Even better than I’d hoped it would be - a kitchen more than equipped for a full on Christmas dinner, comfortable furnishings throughout, spacious open plan layout - and so much attention to the little extra touches that make all the difference. With the large enclosed field for our 3 dogs and the peaceful location all 3 generations of us were more than happy to spend 4 days holed up in our “Christmas bunker” - a first! Would definitely recommend and plan to return in the summer to enjoy the barbecue and star-gazing.

Beautiful, well equipped family venue
We had a really wonderful stay in this beautiful home and would love to return. The owners have judged communication perfectly-we felt well-informed but without any fuss and no one ‘checking up’ on us which we’ve found at some past rentals. Compared to other cottages we’ve stayed in, it is extremely well equipped with a high standard of finish and equipment throughout. We appreciated the thoughtful touches and loved that our toddler could run around outside with plenty of safe, quiet, open space: however, despite the lovely countryside feel, when we needed to pop to a pharmacy, it was only a short drive to get to shops. If friends are ever in the area, it would be our first recommendation.

What an amazing place to stay. The house is stunning and the outside space is vast! The little treats and welcome gifts were such a lovely touch. We initially planned to go out an about and do things during our stay but in the end we stayed at the accomodation the entire time as we enjoyed it so much. We just got lots of food in and enjoyed sitting outside under the stars. We were lucky with the weather which meant we could enjoy the outdoor space too. Will definately be returning.

We had a wonderful week staying at the Swallows Roost.
From the moment we pulled into the gates, we were amazed with the location and the huge green space, which our children loved running around. It was so peaceful.
The thoughtful goodies on arrival were very appreciated. The stables has everything you can think of for a comfortable stay, and the layout and modern finishes are great.
The beds and pillows are so comfortable. The huge bath tub and fluffy towels were amazing.
We had great weather the week we stayed, so made daily use of the outdoor setting and bbq whilst the kids enjoyed scooting around or playing in the paddock.
We would definitely love to stay again soon. Such a fabulous place and the hosts were amazing with helping with our booking or any questions we had.

We had a beautiful long weekend
away. The property was stunning, clean and the Henry and Hayley have equipped it with everything you need.
I had a last minute request a few days before we left, and they not only relied to me within the hour, they could not have been more accommodating with it.
The garden is absolutely MASSIVE, and a beautiful place to spend some relaxing time.
Although you are only 15 minutes away from the town centre, it really does feel like you are in the middle of no where.
We cannot wait to book again for next year
