About this villa rental
Large and comfortable Hacienda-style furnished house in a very private large lot enclosed by high stone walls. Located in a quiet street on the edge of the historic center, in one of the most beautiful colonial neighborhoods of the city, just one block from the famous Parque de Itzimná. Buses stop every 15 minutes at the door of the house and take you directly down town.
The property has been remodeled: kitchen, bathrooms, electrical and plumbing installations, wooden doors and windows with protective bars and mosquito screens. Besides the three main bedrooms, each with bathroom, closet and air conditioning, there are also two independent rooms in the garden with bathrooms and air conditioning. All bedrooms have access to the pool or private patio.

This house was the perfect size for our family of 7. The location was perfect with a bank across the street to get local currency and wonderful coffee and bakeries within walking distance. Bertrand, the owner and Alejandro the contact person were both wonderful and easy to communicate with. They both went above and beyond to help us and even offered us to stay an extra night when hurricane Beryl prevented us from leaving on time. I could not recommend this place enough to any one interested thank you both.

We had a very good experience, the property was clean and the check-in/out process was very smooth. Alex the main contact was always there to help with any questions about the property and he also provided suggestions of places to visit, etc. The house is very spacious and although there were 10 of us, there was a lot of privacy with separate rooms and multiple spaces to relax. My daughters 8 &11 loved the swimming pool, we thought it was a small pool base on the pictures but it was big enough for family games. The kitchen was well equipped we hosted Christmas dinner for 14 people and we were able to find everything we needed. The internet was stable and had extenders across the house allowing everyone to be connected. The neighbourhood is safe and the house feels secure with plenty of parking and automated gates. We would book again if we visit Merida in the future.

Bertrand was great with communication and connected me with a local family member since he was not staying in the area. The villa is beautiful and has just about everything you need for a comfortable stay.

large and relaxing
This large home, a ten minute taxi ride to Centro, made a very comfortable place to stay for our ten days in Merida. It was clean and quiet. As was mentioned in an earlier review, fresh juices and fruits were available six days a week only a short walk away.The weather, unfortunately, was unseasonably cool, so swimming in the pool wasn't attractive, though I'm sure it would be welcome in warmer times. The two bedrooms in the main house were very large, and contained their own large bathrooms; the outside bedrooms were much smaller, though also ensuite.
For those who like to cook, it should be noted that the kitchen doesn't have hot water, which makes cleanup a bit of a hassle.
The manager, Alex, was friendly and attentive.
All in all, we found this Casa to be an inviting oasis in Merida.

Lovely place
Eight of us ranging in age between 12 and 80 stayed at this house for a week and we loved the experience! Yucatán is amazing and the house was just what we needed. It is lovely, spacious, quiet, close enough to everything (we did move around by car). Every bedroom has a bathroom and there is an additional toilet in the common area, so even with several teenagers in the family there were no arguments over who gets to use the bathroom first :) The fountain and plants in the middle of the house are beautiful and we all loved to relax (and sleep) in the hammocks nearby. Alex (Bertrand‘s brother-in-law) is super nice and was always very quick in answering any questions we had or if something needed to be fixed.

Space in Itzimna
We stayed at this residence in late March of 2019. It is spacious and very comfortable for large groups. This older home is beautiful inside and nicely set back from the street. It has a comfortable pool and numerous sitting areas. Wish we had more time to appreciate the neighborhood as we met a number of Mexican/Americans who were very friendly and helpful. Special house in a special city. Highly recommend. Alex the Host was also friendly and accommodating.

We wanted a home in Merida for four weeks, where we hoped some of our adult children could join us for as long as they could stay. All did come at different, overlapping times, with spouses and bringing a couple of grandchildren, too. The Casa Hacienda is ideal for such family visits and also would work well for a pair of small families. Having five bedrooms on the property, each with a tiled shower/sink/toilet room adjacent makes it easy to accommodate up to a dozen people. We had seven for a few days.
As others have said, the house is larger than the photos show. Besides the five bedrooms and their en suite bathrooms, there are two walk-in closets, a walk-in pantry, a kitchen, a small toilet, a dining room, two large living rooms next to each other but on different levels, a large office with desk and land-line phone for tenants' use, a large central atrium ( with plants to be watered by tenants weekly), a large screened eating porch adjacent to the kitchen overlooking the back yard and pool, and a large laundry room with good washer and dryer. It is a great place for kids to play hide and seek.The automated gate fosters a sense of security, as do the tall walls on the edge of the property. (Iguanas sun themselves on top of one wall each morning). You get used to handling keys for the doors you care to lock. There are about 50 light switches for indoor and outdoor lights and ceiling fans: most are clearly marked.
A block or so from Parque Itzimná, the house is well situated for easy access to the Centro by bus (stops at the corner), rental car, Uber and taxi. At the park square is a morning fruit-and-vegetable cart with freshly squeezed juices by the liter for less than a dollar - orange, grapefruit, tangerine, chaya, etc. There is also a French(!) bakery just opposite the fruit stand, fresh croissants and baguettes each morning. And a Chinese take-out shop. For coffee addicts, there is a specialty coffee cafe just off the square. Within easy walking distance west of the square is Luigi's, with an Italian touch to its menu. We also recommend nearby Chowak Xikin for tasty food in a quiet garden setting. We saw only locals there, but all arrived by car - a sign of its drawing power.
Tenants at the Casa Hacienda will discover their own favorite places and things to do, but we all enjoyed the tree-shaded back yard and the pool as the best place to sit back and relax in all of Merida, our private paradise.

Beautiful property, easy to work with Bertrand, wonderful location for exploring Merida
We had a great visit to Merida and Bertrand's property was a highlight. It was easy to get around the city from Itzimna. The facilities for cooking and relaxing after long days exploring in and around Merida made for a welcome respite and lots of fun!

I recently returned from a truly enjoyable stay at Casa Hacienda Itzimna. I was in Merida with a small production company working on an important project for us. We based ourselves in Merida to have convenient access to nearby cenotes and Mayan ruins. We needed a property that could comfortably accommodate 7-8 people and also have room for us to work (an office space, good wifi) as well as a welcoming space to relax when not working, and Hacienda Itzimna gave us all of that and more.
The house is lovely - a classic Mexican hacienda complete with indoor garden and many authentic furniture touches. There was more than ample space for us all and with two casitas in the back, everyone had both the privacy they needed with the convenience of being near each other. We enjoyed making use of the new grill and between both the formal dining room and the large enclosed patio table - our group had many lively meals in colorful surroundings. The most fun however was meeting to relax in the beautiful pool after a long day of work. The back yard and pool area quickly became our favorite place to be. We also enjoyed trying out the hammocks that are located throughout the property and some of us were even moved to buy some to bring home.
This review would not be complete without a big thank you to Alex, our caretaker who was super responsive when we had a question, needed a recommendation or if anything went wrong. There was an issue with our hot water heater when we first arrived (it worked but had to be lit) and within a day Alex saw to its replacement. He also helped us out by greeting a member of our team arriving when we weren't at the property and even gave him a walking tour of the neighborhood. Alex truly went above and beyond for us and we are very grateful. Thank you Alex!
For those of you that feel strongly about air conditioning, take note that the common areas have fans only but we found that was all we needed and all of the bedrooms have AC.
I highly recommend this property and would return again. Thank you Bertrand and Alex.

An enchanting stay at Casa Hacienda Itzimna

This beautiful property has big rooms, plenty of bathrooms and a large equipped kitchen. The exquisite arquitecture, the patio, and every single detail will transport you to another time in history in this” ciudad blanca” as Merida is called.
The hacienda is located downtown, what it make it very convenient, everything that you need is walking distance in a safe neighborhood.
Alejandro ( the house manager and brother in law), will make you feel at home right away. Bertrand is an amazing owner who will make the stay stress free as he is extremely flexible in every way possible.

Read the owners lease agreement carefully before you send your deposit. After spending two months here we do NOT consider this a vacation rental. Pros; Itzimna is a wonderful, safe colonia section of town. Bakery, coffee shop, bus and convince store all close by. We asked the owner to supply us with a gas grill and he was generous and kind enough to have one when we arrived. Cons; This could be a magnificent place but it is so poorly maintained we had problems almost daily. The linen and towel were clean but worn, ill fitting, some dry rotted, and stained. The pool pump had a faulty electrical problem and a tech had to be called in. (did these people know they had renters arriving?) We find drinking water is not supplied. Gas grill blew up because they disconnected the factory hose and regulator and incorrectly installed their own. Kept running out of cooking and hot water gas. A leaky toilet whose supply is HOT water was that problem. Part of the pool screened roof was so completely blocked it took three gardeners an hour to clean. (did they know someone was coming to rent?) Water heater blew up. Three days without hot showers or gas to cook with. Electric went off during the night. We could go on and on and on. The point is we are on VACATION and do not want to wait all day for the cleaning lady, gardeners, service techs, pool men, gas delivery, water delivery and after waiting don't show up. The owners reply to this is that his brother-in law, I quote "Alex does his best to help you, but he works a lot and I can not ask him for extra services indefinitely." end quote. Of course we have the above documented upon request. A professional management company would and could turn this place into what it should be.

Awesome property!
Overall better than advertised...nicer and larger than it appears in the photos.
As soon as we booked it, the owner contacted us and provided a very detailed house manual that addressed every possible item or question about the property. He was also very responsive to queries and stayed in touch until our travel date.
Our flight was delayed and after an issue at the car rental, we did not arrived to the house until well after 10 PM. The owner’s brother in law was there patiently waiting for us and provided a very detailed walkthrough of the property and answered any query we had. He even had a refreshing welcome gift that was definitely enjoyed by all adults after a long day of traveling - very nice touch!
We were a family of 10 with ages ranging from 12 to 76 and there was plenty of sleeping and common areas that allowed everybody to enjoy private or family time. The kitchen was nicely stocked and plenty of seating areas. The 1/2 bath was a huge plus in the common area in addition to each of the 5 rooms having their own private baths. My 12 yr old loved the pool and looked forward to it every afternoon to cool off while the rest of us were exhausted after a full day of exploring.
The house felt really safe and secure and we loved the remote gate for easy access.
Their location was superb less than 10 minutes from the historic district and even closer to Paseo Montejo. And the location provided easy access to day trip destinations. There is a Walmart within 5 minutes. Plenty of eateries, bakeries and convenience stores within 5 minutes walking. Our favorite was the small eatery right in front of the hacienda...the only negative was that they are only open during the week...we sure missed them on weekends.
It was a wonderful week stay and we were sad to leave...the owner’s family definitely made us feel welcomed and stayed in contact throughout.
We are definitely recommending Casa Hacienda Itzimna to all of our friends and not doubt book it for our next visit to Merida and the Yucatan Peninsula.

Wonderful vacation home!
This home in the Itzimná neighborhood of Mérida, Mexico is delightful. Each of 5 bedrooms has its own bathroom, and the common areas provided wonderful spaces to gather and socialize. The house, yard, and pool were clean and the owners were wonderful and responsive. We enjoyed being outside of Centro Mérida, but all activities are accessible by bus and car. Recommended!

Perfect New Year Getaway
We were looking for an accommodation in Merida for a group of two families with two kids and we bumped into the Casa Hacienda Itzimna' announcement. What a lucky finding !
The house is a beautiful, charming, hacienda style home in an elegant and well served colonial neighborhood, only 10 minutes from the historic city center. From the swimming pool and the hammocks, to a fully equipped kitchen, a washer and dryer available and a perfectly working wi-fi, everything was as described.
The whole renting process was a breeze : the owner answered immediately and was always clear and helpful. When we arrived, we had an excellent reception by the owners' family : they illustrated us the house in every detail and cleared every doubt we might have had. A handful "instruction manual", including several useful phone numbers and tips comes with the house - a really appreciated detail !
During our stay we had no hitch whatsoever, but, notwithstanding, we always benefited from the attentive and lovely assistance of the owners' family who provided us with great tips on Merida and its surroundings and helped us make our vacation unforgettable.
We are definitely going to recommended Casa Hacienda Itzimna’ to those people I know might be interested in visiting Yucatan and we are looking forward to coming back ourselves, sooner or later !

Authentic, private, spacious and comfortable.
we had a wonderful stay in this traditional hacienda. It was spacious enough for the 4 small families in our party and still entertain the extended family we were visiting while in Merida while still providing privacy. The neighborhood was lovely and it wonderful being able to walk to the Panaderia for fresh bread in the mornings or the fruit stand. The house had all everything we needed to make our trip pleasant and comfortable. We especially loved all the hamacas available and having a washer and dryer available particularly with small children in our group. The owner and his family were phenomenal. Very pleasant and accommodating. Bertrand bought a pack n play for us since we had an infant in our group as well. If something wasn't working they were quick to respond. If I ever moved to Merida this is just the kind of house I would love to have. We would love renting this home the next time we are visiting. Thank you Bertrand family for sharing your home with us.

Excellent, Spacious & Great location
Excellent property. The rental is much better than what the pictures show. I was surprised by how big the property was. We were 6 guests and there was ample space for everybody. We did not even use the 2 Casitas.
The owner and his site representative are great people to deal with. They went out of their way to make our stay exceptional.
It was refreshing to deal with trustworthy people. I will recommend this property to any friend. I will definitely rent this property again.

Great rental in a very nice place !
Dear trippers.
If you wish to live like a Mexican family, you should enjoy this typical "casa hacienda" located in a quite area near from the historic city center. Lovely decorated, the house is pleasant for resting days near by the pool. The garden and the "green patio" are deeply relaxing. The owners are really pleasant and always available for making you stay as smooth as possible.

Absolutely nice ! Un séjour inoubliable !
We spent 3 glorious sunny weeks at this sumptuous villa, located in a quiet suburb of Merida, next to a grand old white-walled church with gorgeous floral decoration inside.
The hacienda is tucked away in a quiet side street. There’s a bus stop nearby where you can reach the town’s historic centre in only ten minutes.
As we pushed the front gate, we discovered the lush green garden. At the end of the pathway the front patio warmly welcomed us in.
There’s plenty of space inside. The living room was huge, perfect for chatting and relaxing with friends.
There are some small hammocks near to an inner garden, within earshot of the trickle of a small fountain. Perfect for climbing in and letting yourself drift off…
The centrally located cuisine with its delightful tiles is extremely functional and pleasant to work in.
Not forgetting the 5 bedrooms and bathrooms. And of course, there’s the swimming pool, just a few steps away from the veranda. It was pure happiness to dive into that pool.
For us, the three weeks we spent there was a taste of paradise. We had never visited Mexico or the Yucatan area before. It was a real discovery in every sense of the term.
We really do strongly recommend this villa, it was absolutely marvellous and ideally located for us to discover the Yucatan Peninsular.
Casa Itzimna, 3 semaines de soleil au coeur d'un quartier colonial de Mérida dominé par une magnifique église aux murs blanchis et à l'intérieur fleuri.
L'hacienda se niche dans une rue calme, une ligne d'autobus vous mène en 10 minutes au coeur historique de la ville.
Il faut en pousser la porte pour découvrir un jardin verdoyant.
Un patio ombragé vous tend alors les bras.
L'endroit se veut spatieux. Le séjour est vaste et convivial.
De petits hamacs proches d'un jardin intérieur baigné par une petite fontaine vous tendent les bras.
Il ne reste qu'à se laisser bercer...
La cuisine toute proche aux carreaux chatoyants se veut des plus fonctionnelles.
Tout comme les chambres chacune dotées d'une salle de bains.
Et puis, passée la véranda, à quelques pas, il y a la piscine.
Quel bonheur de s'y plonger.
Pour nous, ce fut 3 semaines teintées d'un goût de paradis. Nous ne connaissions ni le Mexique ni le Yucatan.
Ce fut une découverte à tous points de vue.
Nous recommandons vivement cet endroit, merveilleux en tout point et idéalement placé pour vous lancer à la découverte de la péninsule yucatèque.

Amazing!
The description of the house is exactly as described, the house is very clean, the pool is amazing and the location is great only 10 minutes away from downtown. I spent a summer in that house with my family and we had a blast. I absolutely recommend this house, the owner is a trustworthy man and he is always available for you.

Magnífica casa !
Acabamos de pasar tres meses en la casa de Itzimná y el tiempo se nos hizo corto. A los niños en particular les costó marcharse por la piscina y por su habitación independiente en el jardín.
Lo mejor de la casa es :
- El espacio. Somos cinco y nos daba la impresión de tener apartamentos separados (habitaciones grandes, cuartos de baño individuales, sala de estar muy amplia, patio central, huerta). Hospedar a nuestros familiares y amigos no supuso ningún problema.
- La terraza cubierta para desayunar largo y tendido y para estar en cualquier momento del día, con vistas al jardín y la piscina.
- Privacidad (altos muros en torno a la casa, intimidad total una vez cerrado el portal)
El emplazamiento es ideal (Mérida es una ciudad tranquila, el barrio lo es más aún). Y no se pierdan Dzibilchaltún (sitio maya cerca de Mérida) y los cenotes, entre las infinidades de bellezas que ofrece la península de Yucatán.
Nous venons de passer 3 mois dans cette magnifique hacienda et le temps a passé très vite. Les enfants ont eu bien du mal à partir, en particulier pour la piscine et pour leur studio indépendant dans le jardin.
Les points forts de la maison :
- L'espace. Nous sommes cinq et nous avions l'impression d'avoir des appartements séparés (chambres spacieuses, salles de bains individuelles, immense salon, patio central à ciel ouvert, jardins). Il a été très facile de loger en plus famille et amis.
- La terrasse couverte pour les repas et tous les moments de la journée, avec vue sur le jardin et la piscine.
- La privacité (hauts murs de pierre autour de la propriété, intimité totale une fois clos le portail automatique).
La situation est idéale (Mérida est une ville tranquille, et le quartier encore plus). Et surtout ne manquez pas Dzibilchaltún (le site archéologique maya le plus proche de Mérida) ainsi que les cenotes, parmi l’infinité de beautés que nous offre la péninsule du Yucatan.

Excellent house!
Our family stayed in this house for a week. The styling is beautiful and the house is extremely spacious and clean. We found it to match the owner’s description on the VactionRentals web site. The kids would enjoy the pool for hours at a time. The owner’s in-laws were very helpful and friendly in helping resolve some minor problems. Our communications with the owner show him to be a kind, decent man that you can trust. We highly recommend this house as a vacation rental. It exceeded our expectations.
