Really spacious, and really affordable price when compared to other stays available. Full kitchen, living room, TV, space to walk around. The surrounding area is super cute, and the walk home from the train station in the middle of the night had a nice calming effect when coming from such busy places in Tokyo. The walk home from the station is really pleasant, lot's of great restaurants, and basically no streets with cars, there are grocery stores, vending machines, and convenience stores very close. The suite has everything you'd want: washlet equipped toilet, shower, bath, laundry, stove, dishes/cutlery, fridge, microwave, TV, AC, heating, free (but slow) wifi. The host was super friendly and helped us out a bunch, they sent over a guide to how to use everything / check in, and some recommendations that included a lot of things we ended up going to. The checkout process was super painless as well, basically just take our stuff, tidy up a little bit, bring the garbage out to the bins, and lock the key. It really was perfect for us, having a whole house instead of a 10mx10m hotel room for cheaper is just a nobrainer, and we found the train / walk back to the stay really pleasant as it gave us time to reflect and talk about all the fun stuff of the day.
Definitely walk to Horikirishōbuen Station when going somewhere, there is another station that makes your trips about 10 minutes shorter, but it is miserable to walk to. The main tradeoff you're making is you won't be centrally located. So while if you stay in Shinjuku or Ginza you'd be right beside some things you want to go to, here you'll need to commute by the train 30-40 minutes to get anywhere, which really isn't that bad. You obviously can't smoke in the suite, and smoking is also not allowed on the streets surrounding the stay, the closest smoking place is pretty far away like a 10 minute walk so that was pretty annoying but not really a dealbreaker. We also kept waking up with bug bites after sleeping, it wasn't bed bugs and nothing travelled home with us, (maybe mosquito, spiders, fleas?), but it did mean we had itchy legs every day... - However we let the host know about the bites and we were told by them that this was going to be taken care of after us, so probably not an issue for you.

The top layout of the house was nice. Quiet neighborhood and close to 7 eleven,grocery store and local restaurants and vendors.
The house needs a deep clean on areas that probably haven’t been cleaned in a long time. The tv stand was very dusty and the restroom needs a deep clean in the bottom of the toilet. The restroom sink needed to be cleaned as well as a very good swept in the floors. A picture frame was damage as well as the screen door.
The house suppose to accommodate a large group but we were 8 and it was too small for the group. also unfortunate that it only has one restroom.
