The personal welcome note, the dignity of a homely family like situation while fighting inflation, the smart eco techs around, gym, hot tub, classy common areas, emergency preparedness, parking and privacy all made it amazing!

location
micromanaging of a host, tiny room, dirty blankets with someone else's hair in it, many aggressive "do not..." signs everywhere

Great location. Gym, sauna, hot tub, large kitchen with anything a cook would need. room was very clean & efficiently laid out. great communication. I would definitely stay here again.

Attractively and imaginatively furnished room and common areas. Plenty of heat on a freezing-cold night. This was a rooming house, no meals. [Most guests are long-term.] Restaurants were nearby, and one could prepare one's own meal, as there were a full refrigerator, microwave, electric kettle and coffee maker available in the room. Also laundry and gym facilities in the lower level, convenient for those staying more than overnight. Self-check-in, owner sends info re keypad codes for main door and room door. Very clean, "green" house.
No sign indicating the name of the street where I was to turn off the main road. As I arrived later in the evening and it was dark [wintertime] the business I was told was on the corner of that street had closed and its sign was not lighted. [Farther along I pulled over when I saw the lighted sign of a restaurant that I knew from a map [that I'd printed out] was somewhat past where I needed to turn; a helpful passer-by told me where after reversing my course I should turn, just past a different business (on the opposite corner from the first), whose sign was more evident from ambient street light]. It was a little hard to find the house numbers once I got onto the correct street, but I found the assigned parking spot when I saw a large indicator for a related space]. Best to arrive in daylight! - and then more opportunity to enjoy the facilities and the main street of Hallowell. If coming in winter, bring sturdy footgear -house is on steep hill above river; I hadn't sized my "trax" properly so had to be very careful about ice on roads and sidewalks.

Parking, clear instructions about check-in, little thoughtful comforts in the room, clean, comfortable

Very cute and well maintained.
No issues.

the host went out of her way to ensure our comfort and other needs were meet. Additional extras such as bath robes, bicycles, kayaks and the hot tub were easy to accomodate. The kitchen was very well equipped with an abundance of gadgets to make meal prep a breeze!
nothing really!
4.5
The room was comfortable and the self check-in was convenient. The hostess was very nice.
Not the fault of the host but another guest had parked in our spot. Thankfully, it wasn't hard to find street parking around the area.

It is a very beautiful house, clean and comfortable. There is a spa and a sauna. The host is very kind and pays attention to details. She took the time to greet us, and she was always reachable whenever we had a question.
The parking can be hard to find and there is no sign at the front of the house that indicates the place.

Perfect location for a fun stay in Hallowell; walking distance to everything.
nothing not to like--except perhaps a tight parking space!

Easy access and lots of very nice amenities.
Entering through the basement and taking two flights of stairs to my room was a little inconvenient.

Clean.
Timers on lights, not allowed to open windows - we live in air conditioning 8 months a year, and it would have been nice to know it is forbidden to open windows to fresh air. Timer on shower, 15 minutes, then 7 minutes before the next person can shower. The light above times out while you are showering. The description is misleading. Private balconies and hottub are communal, and you can't use the hot tub without contacting the owner. Rules are posted above every light switch. It's an extremely old rooming house, and the floors squeak above you. Room A is about a foot from the main entrance, so anyone coming in or out can be heard, and they can hear you. Anyone using the shared kitchen can be heard and can hear you. There are cameras in every shared space, kitchen, etc. There are rules in the kitchen regarding everything as you're being watched as the lights time out. It should say in the description that there are cameras (hopefully only in the common areas) that they are watching to make sure you follow the abundance of rules. We did our best to stay out as much as possible because it was not relaxing what so ever. If you open the windows, it sets off alarms.

I LOVE Hallowell!

Perhaps receiving a brief note that check in information would not be provided until shortly before arrival, as this was a change from previous stays.

The owner was very quick to respond to my question and came to my help with codes, etc
The parking was a bit tight

Quaint house with lots of charm and tons of amenities like a full fitness room, laundry, sauna, hot tub, fridge and coffee maker in the room. Brita pitcher in the fridge! Did I mention the sauna? It’s got a lot of stairs but if have mobility issues I did see a room right at the front door with a parking space just outside the door so that would address the stairs. There are all kinds of little things around the room like a single pack of advil in a basket along with a disposable sleep mask. What a bargain!!
Nothing!!

Fourth stay here, I can’t praise the place highly enough. Very clean and comfortable room As usual, with private very modern bathroom and access to the kitchen. The room has a fridge, kettle, coffee maker, overhead fan, heat pump... the decor is beautiful. The door codes were provided beforehand and we were greeted on arrival. Thank you for a really pleasant stay.

Disappointed and confused. Although I booked months in advance, shortly before my stay I was told that the room I had reserved was double-booked and that I had to accept different accommodation or cancel. I did not have time to make new arrangements and gave the property the benefit of the doubt. I was given two different rooms for my two-night stay and had to move to a completely separate address / location for the second night. This meant packing / loading my car twice, which was rather inconvenient as I was traveling for business, had a very busy schedule, and had quite a bit of luggage. Also, I had booked a room with a kitchen so I also had groceries. Unfortunately the room I was given for the 2nd night did not include a kitchen, so I was not able to use the room as I had intended.
I was disappointed because the 2nd room that I was given did not suit my needs and was not at all what I wanted or was comfortable with. Overall I feel that the online listings were confusing and unclear. The descriptions seem to be general for the entire properties and it is not clear what the differences are between each of the different rooms or apartments. The pictures also appear to be general to the property and not specific to the individual rooms. This makes it difficult to know what you are getting and whether or not it suits your needs. Communication with the property owner did not really clear this confusion up. The information in the rooms was also incomplete or confusing. Ultimately I was never sure what was going on. And I never was able to relax or feel that I had complete privacy.
These properties may work for some guests, but it was really not what I wanted. As a result my trip was more stressful and uncomfortable than I had hoped.

The innkeeper upgraded me to a lovely apartment with a view of the river and was accommodating when l had to book one day at a time due to family circumstances.
The bedroom could use another electrical outlet.

Just about everything was very good, including a great, fully-stocked kitchen. Also, Amanda the mgr/owner was always available to help. (And when I asked if I could purchase the available in my room, she gave them to me! )
Walls were a little thin (although the white noise machine was a thoughtful addition, and I didn't need to use it much, as the person in the nearby room didn't use the TV very often.)
