We can’t wait to return to this beautiful island. This home is excellent and in the perfect location. The hosts are helpful and go out their way to make sure your stay is perfect. We look forward to our next visit!

The view from this property could not be beat. The home was spacious, full of windows, and balconies, beautiful inside and out and surrounded by lovely flowers and papaya trees. We drove around on a golf cart several times a day and spent hours upon hours in the warm gulf waters. We would recommend this house to anyone looking for an amazing island experience.
4.0 / 5.0
Property-perfect view, steps to beach, old FL charm, beautiful gardens, many extras provided, clean, great communication…needs new golf cart desperately, (be aware this can be a problem as this rental does not deliver you to dock on way back) (we did have issue flat tire, then dead battery then 3rd cart we hung off side and roof with luggage piled on feet and lap…we laughed only because we made it to dock….barely) washer and dryer need a deep clean, not owners fault but when the sprinklers go off it smells like sewage and takes your breath away. Shelling is not so good, no live bait on island but fishing was ok from shell reef. Pool at club (Mangos) wonderful - food there…yuk and $$$$ overall island felt deserted…we like that, we also were prepared and cooked amazing meals. Great cookware in kitchen! Porches were lovely to watch the sunsets. We liked island Girls for Ferry and do try Tarpon Lodge if you have time before Ferry. Amazing food and cocktails! Had a very relaxing week, but that was long enough without access to groceries, restaurants or decent shelling and bait.

Our family of 5 had the very best time. The home is right on Sunset Beach and the views were amazing - from the beach and from all the windows and decks at the house. We loved walking along the beach and along the preserve trail. We also took advantage of all the club membership had to offer and used the kayaks, paddleboards and bikes for fun family adventures. We really hope we get to come back soon.

We loved the location, listening to the waves on the Gulf, watching the sunset off the balcony, listening to the Osprey nesting on the neighbor's housetop. Any concerns we had were handled swiftly by the owner Chris. We would surely stay there again.

Chris is a nice host who helped us, unfamiliar with the area, find our way with three little kids around North Captiva and the surrounding area.

Just the perfect location. Steps to the beach is hard to get for this price point. We really enjoyed the house also. Fully stocked kitchen. All the beach stuff you could need. Property manager was great to work with. We will definitely be back to this house.

This is a perfect and peaceful beach house! It is furnished so well and a few steps to the beach ! It feels like you’re home there because of comfort ! I can’t explain enough how much of a help the property manager, Paula, was for us . From having our groceries stocked for us to checking in and making sure all of our needs were met . She has such a warm and positive personality and so welcoming ! Captain Richie gave us an excellent time inshore fishing one day. The owner was there in a second to get an AC unit working properly that we didn’t even notice wasn’t. Such a perfect location and lovely people ! The shells you find on this beach there are amazing ! The porch views from this home are indescribable. Thank you for everything! I would recommend this place to anyone !

The property was amazing and the views nothing less than spectacular. The beach was just out the door and even with the hurricane damage, it was beautiful. Paula and Captain Ritchie were great and very quick to respond. We will definitely be back to this amazing property.

Hurricane Ian was rated Category 4.9, but this property & management are definitely 5/5 ratings! The home was beautiful & we thoroughly enjoyed our vacation before the hurricane made landfall. This house withstood the storm, unlike many of the surrounding homes on North Captiva. Paula, Captain Richie, & Chris have been awesome - they are kind and compassionate- we have new friends in Florida! Chris went above and beyond in getting our luggage back to us from begin evacuated by the USCG after the hurricane. We are planning to return to this property to enjoy more time in this beachfront paradise! Highly recommended!!!

Everything was excellent! I heard several people that drove by say they have the perfect spot. Because your front yard is the beach.

Summer Breeze was everything I wanted during our honeymoon. Plenty of cooking utensils for making meals. The view was absolutely outstanding, with great views of the sunset. We saw dolphins out on the water from the back porch. 10/10 recommend this place to anyone looking for a nice, relaxing stay.

We loved that the property has its own private access to the beach and the views from the balconies were amazing! We also loved that the owner has all beach equipment you might need, plenty of kitchen supplies, bikes, and kayaks. The communication from owner and property manager was very quick and friendly. We would definitely stay again!

Prepare to Unwind!
Great house with spectacular views. We’ll-stocked with activities, towels, kitchen equipment, and spices. Manager, Paula, was great to respond to questions. Several options for seating outside (3 decks, under house patio w/ hot tub, park-like area across road.) Thanks for a relaxing couple of weeks!!!

Summer Breeze is the best location on North Captiva!
We had a wonderful time staying at Summer Breeze. Chris, Paula and Captain Richie took excellent care of us and we could not have asked for a better house or views on the island. Snorkeling, shells, sunsets, and sand were second to none. Spent a day on the water with Captain Ritchie…saw Tarpon jumping at Boca Grande and baby and momma dolphins! Cabbage Key was a great stop for lunch as well! Thank you for sharing your little slice of heaven with us! We can’t wait to book again! :)

A perfect week of relaxation and beautiful scenery
This was our first venture into staying on North Captiva island. After some careful planning for groceries, etc. the stay was awesome! We loved the sunsets off the upper deck, and laying in the hammock during some down time. The property was as advertised, on the beach, plenty of room & sufficient amenities. When a couple small issues arose the property manager & owner were very responsive.

Simply the Best
My second time at Summer Breeze and it will not be my last. The ocean views are hard to beat at any other property I suspect. The walk to the water is quick and the private gate entrance to the beach is a lovely touch. The place is filled with little pieces of art and whimsy. Comfortable beds, well equipped kitchen and open living space makes for great relaxing and conversation. Hot tub is a plus after a long day of hiking or swimming. The multiple decks allow for solo or shared time.

Summer Breeze had everything we needed, it was just like being at home. Except the views here are amazing! Paula had everything ready when we got there and was easy to reach when wet needed to. Can't wait to go back again!

Get-away Island Paradise
We rented 'Summer Breeze' as 3 sisters with our hubbies, and had a fabulous time! With a full kitchen, 3 bathrooms, hot tub and the best location on the island, the house provided everything we could wish for. Thank you for sharing your lovely home with us, Julie

Summer Breeze in January is awesome
Well laid out first floor with open concept kitchen, living and dining area. Wonderful screened in porch off this area for our meals with amazing view of the beach and ocean.
Three beds were comfy. Enjoyed the use of the North Captiva Club to borrow bikes and swim at pool.
Will definitely return.

Summer Breeze
The location is nothing short of dreamy. It was exactly as described - right on the beach with the most gorgeous sunset views of the gulf! Our family of 6 spent 10 days at Chris’ house over the holidays and we thoroughly enjoyed our stay! The house was even decorated for Christmas which made it feel like home.
The house over all was very well appointed; cozy and functional for us all. We especially loved that every room had a balcony to enjoy the views and the big screen TV was a big hit for evenings. Since the island is only accessed by boat, the grocery situation definately takes planning but the kitchen was nicely appointed and the filtered water was a lifesaver for our family during the stay.
Paula was absolutely amazing to answer all our questions before we arrived and made sure we had everything we needed once we arrived. She also checked in with us throughout our stay to make sure we were taken care of.
We had no issues at the club checking out kayaks and we got to see manatees, dolphins and turtles while on the island. We also booked a fishing trip with Capt Richie which was a highlight of our trip and enjoyed a nice stop at Cabbage Key.
Thank you Chris and Paula for being such wonderful hosts! This was a unique and memorable holiday for us. We are looking forward to returning soon!!

Tremendous property on a special island
Simply a perfect property for our family of 4 for a week on the island Dec 17 to Dec 24! Two adults and two girls ages 10 and 13. Not a single thing we would change. Amazing views of the gulf from the multiple balconies. 60 second walk from the house to the ocean. Relaxing hot tub on the lower level. Beach chairs and floats to enjoy. First floor kitchen well stocked. Large TV was great for evening movies. Three well sized bedrooms upstairs, two w/ ocean views.
Captain Richie and Paula were great to communicate with. We added a morning of fishing with Richie and also lunch a Cabbage Key. The Captain was perfect w/ our kids who have not fished much :) Highly recommend an outing!
Access to NCIC pools and Mangos pool bar was easy and enjoyable. Try a cadillac margarita and order some coconut shrimp. We also enjoyed Mainstay (barnacles bar) three times and had one dinner at the Boathouse. Fresh Grouper a plenty.
Miles of beach and millions of shells for the picking. Try walking all the way to the point for the best shells.
Had groceries delivered and stocked in the house prior to our arrival by Sandie - highly recommend this! We also ordered a tray of delicious cinnamon roles and a charcuterie board for delivery from Mariah during the week. Delicious. Check out the North Captiva facebook group for details.
Prepare to do a whole lot of nothing on North Captiva :) Lots of walks. A few golf card joy rides. Several manatees and a few dolphins. Quality time w/ the family over dinners, games and walks. High quality sleep attained according to our fitbits.
In short, a tremendous property on a special island.

A Very Special Place
Not only will you have private beach access, but you also have essentially a private beach, no one was ever closer than 50 yards in either direction. The house is a home. Obviously well cared for over the years with a little something extra around every corner but also a little worn and cozy so it feels like home. Captain Ritchie was always available to answer any questions and is well respected on the water - we had a great time searching for Manatees and getting the red carpet treatment at lunch on Cabbage Key.

Wonderful house for sunset views on N. Captiva - Nov. 2021
We have been staying at N. Captiva for more than 20 years. This was my favorite house to date. It has everything you will need, and Chris really aims to please by making sure of that. The kitchen is wonderfully equipped, which is an anomaly on N. Captiva.. Paula, who manages things, was very helpful, friendly, and super responsive. Chris was even there making sure that the hot tub was in great working order! We loved this place, and as other reviews state, it is in an awesome location. Don't hesitate to book it!
Thank you Chris, and thank you Paula, for an awesome (and problem free) vacation home!

An awesome time with a few quirks
My husband and I had the best time in North Captiva for a week! We were looking for a very laid back location and found it in North Captiva. We had a blast driving around the golf carts, hanging at the beach (just a few feet away from the house!!), going to the restaurants, swimming in the ocean, and playing card games. I was really worried about the weather and the owner reassured me that weather normally blows through quickly - he was right, only one really soggy day. Otherwise beautiful weather and a wonderful view from the property!
Overall, the property was nice, Captain Richie and Paula were incredibly helpful, and we had everything we needed for the week.
There were a few reasons we didn’t feel like it wasn’t a 5-star place. The water smelled very bad like sulfer (I’m pretty sure this is a North Captiva thing, not specific to this VRBO, but worth noting), in showers and the sink. The water heater was in and out. There was filtered water in the sink but it ran out quickly. We were biking on one of the park trails and a pedal fell off a bike, so my husband had to push it for over a mile in the heat of the day. There were two golf carts, one of which was faster but had a parking break that didn’t work and the other seemed pretty slow and like it might have a battery issue. One night the AC was clanking and we had to switch bedrooms (that was later fixed).
Nothing individually was a enough of a problem to impact our otherwise great and relaxing trip! Just seems like the property could use a few upgrades given the cost of the stay.

Paradise for a Week
Our stay at Summer Breeze was everything we had hoped it would be. Relaxing atmosphere - beautiful house that is well decorated and very comfortable - fantastic amenities - and most of all six gorgeous sunsets! This was our eighth trip to North Captiva and our first VRBO stay. Paula and Captian Richie made sure we had everything we needed when we arrived and Paula kept in touch with us throughout the week. I can't say enough about how beautiful, clean and well appointed "Summer Breeze" is. Chris, you have a fantastic house, on our favorite island, and you can expect to have us book with you again one day soon! If you come to "Summer Breeze" and don't have a great time, it's your own fault. This is a five star place to stay!

We loved this trip. The owner was incredibly responsive and helpful in helping us plan for getting to the island and giving some tips on the logistics. The property manager Paula was great as well and responded to questions we had come up during our stay. House is great and pictures in the listing don’t do it justice. We will be back!

Best gulf view house
Great location with amazing view! House was very clean and well equipped with everything you might need. We especially enjoyed watching the most beautiful sunsets from the screened deck.

Best House on the Island for sunset views
The sunset views are unbelievable. The screened in porch saves you from bugs. The beds are extremely comfortable. My husband loved the super nice grill. The property managers were the nicest people ever. My teenagers liked the at least 65 inch TV and couches. Golf cart, bikes and hot tub were fun. I’m really hard to impress and I loved this house. We brought lots of food then I packed even more food. Leave your extra shoes and bring food.

not as described
This house has beautiful views and was very clean. the master bedroom has a spectacular view of the stars while you are sleeping. the screened in porch on the second floor and the hammock chairs on the ground floor were great. Another unique feature is a big fire pit. . i thought hard about my overall 3 star review. the reason i gave it that was because i had a family of 6 including grandparent staying here. there were only 3 beach chairs and 2 small umbrellas.. the description states the beach is steps away and what that means is the sand is steps away. the actual ocean is about a 5-7 min walk. so if you do come bring a beach wagon to cart all your stuff and anything u need for the beach. . i asked paula and she said we could get umbrellas and chairs from NCIC office. i spent hours down there waiting in line and 2 different times from 2 different staff member said specifically that chris the owner does not have any privileges to ncic equipment. he only has ferry privileges. i went back and forth with paula trying to get umbrellas over the course of the week and she said they sent some over on ferry. i went down and talked to captain of the boat and he said no umbrellas were ever on ferry. i also caught the owner in another lie. we had no direct tv when we arrived. he tried arranging 3 different days for the cable guy to come out but needed us to pick him up and bring him back to ferry. i said no thank you at the end of week because we had plans . chris texted me and said he would get cable guy a ride and cable guy would stay OUTSIDE house:, he just needed to work on dish. it turns out chris gave a neighbor the code to get inside house and she let him in while we were all on beach. my 17 year old daughter was in shower and didn’t know he was there. the cable man also went in all the bedrooms upstairs to fix tvs. i never got a chance to put my wedding ring/ money away. cable man then took our golf cart and left it at the furthest ferry. i had to go in rain in dark to find cart. i would not trust this owner. another review someone said owner just doesn’t care and i believe it. that was a crappy thing to do to me and put my daughter in danger with a strange man in house with no warning. i will add that the hot tub broke down during the whole trip. it kept tripping and shutting down every single day. 2 golf carts but one needs brakes and one has bad battery so goes slow. no ncic privlages , no direct tv all week. very limited beach stuff.

Nice house, great location, superb property manager
Overall very positive stay. The house worked well for our family with four children. The property manager was extremely responsive to any minor issues. I recommend fishing with Capt Richie, too. Just make sure you plan ahead the ferry to get there and checkin procedures as the NCIC staff weren’t very helpful.
