A fantastic, homely B&B, great location just approx a 10minute stroll from the city centre and John Lewis. The bed was extremely comfortable. Breakfast hot and delicious with lots of choice, carpark at the rear of the property. Highly recommend, will definitely be returning.

Location was perfect, just 5 mins to shops and restaurant that had been pre booked. Breakfast was good, plenty of choice. Very homely atmosphere.

All the staff are friendly and welcoming. The raffles is extremely clean and has a lot of original features. Breakfast had a lot of choice. Loads of gluten free choices for me. Very short walk to Exeter.

Very well located. Friendly hosts. Spacious room with very comfortable beds with nice crisp sheets and feathery pillows and duvets. Free parking. Generous breakfast included ( although we opted to sleep in rather than eat).

Excellent location comfortable , room very roomy and nicely decorated , clean and very friendly . . Being able to park was a real bonus too. We enjoyed freshly cooked breakast.

Location was great, as was tea/coffee/biscuits in the room. Rooms warm and clean - lots of character.
Only one thing to improve - Breakfast was great overall - so nice to have a range of cereal/muesli options, yoghurts etc, but toast was cold and not much butter/marmelade in the table. Otherwise, all delicious
My dad found the pillows a bit too soft but we slept very well.

The beautiful furniture and decor in keeping with age of the house. Breakfast freshly cooked. Parking was good in a city where parking appeared to be an issue. Staff friendly and helpful.
The shower could have been a little more powerful.

The hospitality of the manager of the place, Dani, is outstanding. He treats you like you were at home. Congratulations in particular to him and the rest of the staff.

Good breakfast. Nice choice on the menu. The location was central and it was easy to get in to the main places of interest in Exeter.
I really appreciated having my room upgraded to a larger one that was available. It was spacious and had a dual aspect. Excellent shower.
Lovely garden, which would be a pleasure in the summer.

The owners have gathered a large amount of objet d'artes which can clutter up areas. In the breakfast there was a low cupboard which reduced space, and opposite a large piece of pottery reducing the legroom for the other person. I'd suggest decluttering.

Great location, friendly staff and fantastic breakfast. Close to the city for easy access and free parking. Will definitely return if visiting Exeter.

Quite centrally located.
Pretending to be a four star hotel (ridiculuos), but actually just another former residential building turned into commercial accomodation. No reception existing. Staff consists of teenagers in sweatpants. Not able to provide a proper invoice. Main front door defective. Keypads of doors defective and not enlightened. Entrance area without lights (very dangerous in the dark). Not enough tables in breakfast room, so you have to wait or share a table with strangers. Two dogs running around in kitchen (disgusting). Kitchen door in ground floor constantly open, so that complete building is smelly all the time. Breakfast

The family create a lovely homely atmosphere and pay attention to every detail for a very comfortable stay.

The room was a nice size, clean and tidy with hot drinks facility and a nice ensuite with a good selection of cleansing products. The bed mattress and pillows were lovely and we had a great nights sleep (once warm!). Full English breakfast was also fantastic with quality local produce which was cooked to perfection. Location was also great, just a short 5min walk to the city center which made our stay even better.
Unfortunately the heating was not on when we arrived in the afternoon and it was a very cold day so the room was also very cold. We did ask if this could be turned up but it failed to come up to temperature which was frustrating. Although on returning from the evening out the heating had come on in the room but still not in the ensuite. We did discuss this in the morning with a member of staff who was very apologetic and although this was an issue at the time I would recommend this property as it was really good value for money.

The room was acceptable for one night with a good tv.
The breakfast was excellent as was the staff member who served.
The path from the road to the house which included steps was in the dark (dangerous)
The room was cold upon arrival and couldn't be adjusted through the radiator
The kettle hadn't been emptied from the previous occupier and the extra blankets etc stored in the wardrobe was a complete mess

Getting a little tired and threadbare, particularly carpets, front garden wild and woolly, doors slamming can be noisy if sensitive to noise! No lifts if have large bags!

There not so many things around. But just 10/15’ walk to the town centre and cathedral, so not a major problem.

Everything was just lovely from the welcoming and friendly email answering my question before booking until our departure.
Attention to detail made such a difference from the wonderful pillows and very comfortable bed to the nicest breakfast with excellent coffe and delicious food so well cooked and presented. Everything we could need had been provided though we felt we could have asked for anything that might have been overlooked. Thank you so much for a lovely stay. We would love to come back.
