This magnificent 8 BD - 8.5 BA luxury Villa dates back to the XVth century and lies on the hill of "Poggio Imperiale", one of the most exclusive residential areas of the city of Florence. Being only one mile away from Porta Romana square, a renowned "gate" into the heart of the historic district of the city, the villa is ideally located to visit Florence and its Tuscan surroundings at their very best!
The villa is nested peacefully within 4 hectares (9.9 acres) of private land and has recently been extensively renovated by the owners to the highest standards. All of the original charm and architectural features have been strictly maintained and are highlighted by the typical Tuscan landscape, second to none for its striking beauty.
Original frescoes were found in several rooms during restoration work, having previously been painted over and hidden (by past owners). Each living space has been elegantly appointed, combining traditional and contemporary elements, including artwork from the owner’s private collection which has been in the family for generations. This very special atmosphere makes the villa a truly unique gem, just within a few minutes from the very best that the city of Florence has to offer!

The Outdoor Area – Garden and Pool.
The villa features a beautiful stone courtyard with a water fountain, several shaded areas (perfect for relaxing during the hot summer days), a large private swimming pool with amazing direct views of the surrounding hills, olive groves, flowerbeds and several lawns, which are ideal for any outdoor summer banquets.
The garden is spread over multiple levels and is full of fruit and olive trees, colorful roses, palm trees, lavender and rosemary bushes, flowerbeds, century-old cypresses and pine trees. Every Fall season the olives are harvested to produce a delicious organic olive oil (guests are welcome to participate in the harvesting process during the harvesting season, which is always lots of fun!).
The garden looks out onto the beautiful Florentine hillside as well as the Villa del Poggio Imperiale, i.e. the residence of the "Lorena" family, the Austrian Grand dukes of Tuscany, between 1737 and 1860. The “Arcetri” observatory can be seen as well, which is where Galileo Galilei continued his astronomical research after being called to Florence in 1610 by Cosimo II dei Medici.
The Private Heated Pool.
The villa's salt-water (natural sanitization method) swimming pool overlooks the most beautiful Tuscan landscape and comes with a full set of comfortable sun-loungers, a shower, parasols (umbrellas), a large sofa and a teak table with chairs (for al fresco dining). Being fully exposed to the sun all day, the pool’s water reaches very warm temperatures (around 30/31/32 Celsius/88-90 Fahrenheit) during the summer months, while it is heated during the late Winter, Spring and Fall season.
The pool size is: 11 meters in length x 5.5 meters in width (36 x 18 ft). By the "Roman stairs" the width is 7.3 meters (24 ft).
The Location.
The villa’s location is by far one of its best and most important features. While immersed in the beauty and quietness of the typical Tuscan landscape it is located just about a mile away from Porta Romana Square, which represents the beginning of the historic district of the city of Florence (where the old city walls begin). Therefore, all of the cities’ main points of interest can be easily and quickly reached in just a few minutes either by car, taxi, bus or even on foot.
Just to name a few examples, world renowned Ponte Vecchio (Old Bridge) and the Uffizi museum (the very “heart” of the historic district) are only about 1.9 miles away, while the main train station (Santa Maria Novella) and Piazza Del Duomo (Main cathedral) only about 2.5 miles away.
The nearest grocery stores, restaurants/pizzerias, pharmacy, bakery, take out places & cafes are all located just within a 6-7 minute walk from the villa. At this same location, it is also possible to catch any of 3 bus lines that in just a few minutes will reach the very heart of the center of town (there is a bus running abt. every 8 minutes).
Taxi service is very effective as well, as taxis usually reach the villa within abt. 4 minutes from the time they are called (the nearest taxi station is only about 1 mile away).
Furthermore, from the villa it is also possible to easily reach the road leading to the nearby Chianti villages (such as Greve, Panzano, Gaiole, Radda, to name a few), the freeway to places like San Gimignano, Monteriggioni or Siena and to the A1 Highway (to reach Rome, Milan, Naples or other places in Tuscany such as Pisa and Lucca).
The Layout.
Interiors:
The villa spreads over 3 floors (ground, first and second), it is more than 800 square meters in size (about 9000 sq. ft.) and comes with a total of 8 bedrooms and 8 full bathrooms (in addition to a half bath - powder room), so it can comfortably accommodate up to 16 guests. All of the interiors have been completely renovated with brand new beds, mattresses, sofas, curtains, carpets and marbles of the finest Italian quality. The below is a detailed description of each floor:
Ground floor:
- Large Living Room (85 s.m. – abt. 1000 sq. ft.) with original Frescoes, working fireplace, about 5 meters (18 ft) high ceilings, an oversized (super comfortable) sofa and a 47" flat TV (with SKY satellite international channels)
- Large fully equipped eat-in kitchen with original Frescoes on the ceiling and a large teak wooden table. Equipped with an American style fridge/freezer, filtered water machine (still and sparkling), ice dispenser, dishwasher, oven, gas stove, microwave, kettle, toaster, VitaMix blender, juicer, Nespresso Coffee machine, French press, Drip-coffee machine and Moka style machine (Italian style coffee machine).
- Open dinette attached to the kitchen furnished with a second wooden table (teak) and chairs.
- Dining Room, overlooking the courtyard's water fountain, fully furnished with a large wooden table (antique oak) and chairs for 18 guests, as well as an additional living area furnished with sofas and carpet.
- One King bedroom with en-suite bathroom (with shower)

**Conditions to hold weddings at the property**
- The minimum applicable rate during the high season (which normally runs from late April-early May until Mid to late October) is of 7 nights. As the usual rental format is of 7 nights, from Saturday to Saturday: exceptions can be made to allow a shorter stay but the rate normally remains the one of a 7-night stay in that case.
- The hiring of the villa’s preferred wedding planner is always required.
- A “wedding/event” fee, for the permission to hold any weddings/events at the property with non-villa residents attending, applies extra (the amount varies according to the final number of guests attending).

We rented the Villa for my 50th birthday. 10 of my family members each had the time of their lives. Having the Villa as the central location was genius. We were still able to travel around but coming "home" was amazing. The Villa itself was perfect. The heated pool layout of the home was perfect for a relaxing get away. The location could not have been better. We rented cars and were able to do day trips to Sienna, San Gimingnano, Pisa, and easy access to the city for shopping and fun.
We did a cooking class with Christina at the house and the food was better than any restaurant, having her for a few nights was the best thing.
The absolute best part of our trip was our host, Marinella. She provided experiences we would never get going through a tour service. We were able to do a private wine tour with the Cavalli family at Tenuta Degli Dei. The experience was amazing. We did a family dinner at Ristorante Il Battibecco in Impruenta instead of being at a local touristy place. We got to meat the famous butcher, Dario Cecchini and eat at his restaurant. We had a private jewelry showing of very unique pieces and did not have the hustle and bustle of the Ponte Vecchio. There are not enough words to express how amazing the Villa, the cook, and most importantly Marinella made our visit more than perfect.

This property was a dream for our family. We traveled a group of 11 adults & kids and the accommodations were more than perfect. The house felt SAFE, grand & luxurious and a nice touch was daily maid service which we were not expecting! The views are incredible. The bedrooms were big with comfortable bedding. The bathrooms were all updated with great water pressure also! Gated!
We had Marinella plan everything top to bottom and I truly don't think we could have done it without her. She was worth everything and more. An example of her efforts: One of us left a bag at the Airport as we were departing. Marinella was on the phone with the airport that day, tracked our bag down and sent it to us promptly. This is a small example of her extraordinary efforts. We only started planning a few months before the trip! She nailed every step! With a large particular group, Great accomplishment.
Chef Novella was an absolutely amazing experience!. She cooked for us 4 of the nights and each meal was prepared and served with LOVE. An excellent cook and host each night the dining room was set with decor. Each meal came with wine- One of the wines was a trip favorite! We have already purchased for our home in the US. Our group also had dairy allergies. Chef Novella went above and beyond to accommodate the allergies. She designed each menu with dairy free substitutes where no one would have noticed! An impressive touch for a family that has to deal with allergies. Thank you!

We booked this villa so we could visit our daughter and have her school friends over, which would not have been nearly as comfortable at a hotel. It was a wonderful choice. We had plenty of bedrooms for our family to have space and friends to sleep over after a catered dinner. We hired chef Alessio who was lovely, very accommodating, and made delicious food (we chose the traditional menu #1 with homemade ravioli and a wonderful beef). The friends who joined us for dinner didn't have to worry about taxis back to the city (sometimes tough to get), but we had to pay the standard €5 per person per night for them too. The Villa's location is a hilly, rural, old residential area with beautiful views near Due Strade, close to Florence center, but with traffic, it took a while to get there from the airport. FYI no direct public transport to villa. The decor/ art/furnishings were beautiful. The kitchen was stocked with coffee, expresso machines, popcorn maker, and every kitchen gadget we needed. The villa is really lovely and not run down at all- in fact,well-maintained despite being very old and large. There was a daily housekeeper, which was nice. Heated pool (Nov), ping pong table and lots of outdoor areas to enjoy. If there was a downside, it would be that the owners stay on the property in one of the locked off wings and although they never bothered us, every now and then we would see them walk by outside, which startled us. We would highly recommend the villa.

This property is truly special. A group of 12 family and friends stayed here in April of 2023 to celebrate a 40th birthday. Everything was perfect and just as described in the listing. Communication was exceptional from pre booking through the stay. The location cannot be beat - so incredibly close to Florence city center but yet in the countryside. I highly recommend this villa and I will be back when the opportunity presents itself!

A wonderful home, in a great location, with a warm, friendly and hospitable team! My ten guests and I so enjoyed this lovely home, it was so comfortable, quiet, clean and had all the amenities we needed or could ask for. This trip was to occur in 2020, however, the gracious homeowner allowed me to secure the villa during the past two years. It was well worth the wait!

Great but taxis wouldn’t come
Villa is wonderful and exactly as it seems in photos. We had the chef for 5 nights and 6 breakfasts which was amazing. Marinella the concierge was good but not always 100% on top of every detail. The taxis just wouldn’t come when we called. Marinella said they are never a problem but this strains credibility. We ended up hiring car services each morning to go into town at 50E a trip which was fine once we figured it out. We walked a couple times but the last 1/3 mile was too narrow to feel safe. So we just took car service in. Cooking school at La Quercia was amazing. We did the grocery pre-stock and it was amazing. They restocked water within an hour of Marinella texting them! The area around the villa is very high end — large villas for miles. Felt very safe. One of our guests had a car which was useful a few times. The private vans to winery and Siena were great quality but the drivers varied in terms of how helpful they were — some were great, others okay and one was bad. We would rent this lovely villa again but we would make sure we had pre-scheduled cars services to take us into Florence each morning. The rooms vary in size — the 4 top floor ones are special. The ones on the other two floors are nice but more modestly sized. The outdoor spaces are wonderful. My rating is 96 overall

Amazing Experience in Florence!
La Fonte is the perfect place for an absolute perfect family vacation in Italy, right on Florence’s door step. The property is exactly as advertised, and that’s saying something. Alexandra is a gracious, elegant hostess. And Marinella made all our arrangements for us to ensure the vacation came off without a hitch. Just magical!! This is literally the best Villa, in the best location in Florence. And the pool was a life saver for everyone (from grandparents to grandkids) on the hot/humid summer days in Italy. Couldn’t have enjoyed our stay more. Life experience!!

Tuscan Splendor
We offer the highest praise to Villa la Fonte. The Villa is sumptuous in every detail, the view serene, the location ideally situated between city and country. Alexandra is a warm and lovely woman, we really appreciated the history of the villa that she shared. The private chefs she has chosen to cook at the Villa could not be better, more imaginative or friendlier. Our guests loved concluding our week with a pasta cooking class. Special thanks to Marinella Mimi Fattorini, our concierge. She is a resource of information, connections and unbridled enthusiasm. Also, a debt of gratitude to Guido Betti who met us early Saturday morning at Sant Ambrogio so we could select and purchase many of our groceries that he then delivered and artfully unpacked at the Villa. My wife and I and our guests were embraced with hospitality and warmth from our early correspondence until our final goodbyes. We will return, although not soon enough.

A beautiful property in every respect

The house was just as described, every detail was in place. We where a group of 14, of all ages and did not feel crowded. Beds where very confortable, rooms neat, clean, sheets also looked new. Property very well located, everything within 5 minutes, supermarkets, restaurants, cafés, historic Florence...
We had a great time, defenetly a place to recommend and would come back and book again! Owner and staff took care of us, and helped us with local activities all ways answered right away.

Awesome!
Our extended family of 16 (ages 7-86) stayed at the villa the first week of August and loved it. Lots of room for everyone to get together or get lost. Beautiful accommodations & grounds, and Alexandra is lovely to work with. Wonderful pool after hot day of touring. We had Alessio’s crew prepare breakfast every day (highly recommended) and 3 dinners & cooking lesson.

The villa was magical and beyond my expectations!
The villa, pool and setting are truly magnificent. I, and my family, will never forget our anniversary celebration there. It was very hard to leave!! My husband and I would love to return someday, maybe for olive pressing. Sorry I didn't get to meet Alexandra, but maybe next time!

Exactly what you're looking for...
Everyone dreams, I think, about visiting Tuscany and spending a week at the ideal Tuscan villa. This place is exactly as promised and does not disappointed. It's straight out of a movie. We had a dream vacation here. The house is luxurious, grand, and huge. The rooms are wonderful (and the AC in each room was excellent, which is certainly a standout compared to many other places in Italy). The kitchen is both cute, practical, and idyllic as well. The pool was such a treat to have available to us and our family (11 people) every day – we spent every morning and afternoon having a blast and lounging around the pool, we were able to prep for dinner each night (and we used the villa's in-house chef Alessio, who was terrific – seriously, you have to treat yourself to several of his meals and menus if you stay here). Only a 20-45 minutes walk to Florence, depending on where you're going in the city. Cabs were cheap and quite a short ride to and from the centre of historic Florence. I can't recommend this place enough.

A beautiful property, perfect in every way.
We had a wonderful house party here. Everything was perfect in every way, and we all felt like royalty staying in this gorgeous home. All questions/issues were handled immediately and graciously. We used the services of the recommended caterer (Chef Alessio Sedran) several times, and the cooking classes and catered meals were uniformly excellent and a real highlight of the stay. I would recommend this property to any group hoping for a unique Florentine experience.

Exquisite house
This house is just fantastic! Every room is beautiful and unique, with lovely, modern bathrooms. The property and the views are gorgeous. There were 16 of us, and it never felt crowded. Although it was too cold to swim, I bet the pool and outdoor areas are just magical in the warmer weather. It's about 10 minutes from the center of Florence by taxi and the nearby town is really cute. I would recommend it highly to anyone! Oh -- and the driver and chef that they recommend are just awesome. The best meal we had in Florence was at the Villa. And their driver, Tommaso, arranged a wine tasting day in Chianti that was the highlight of our trip!

Amazing experience
The Villa is beautiful. All the bedrooms were perfectly set up. Kitchen was fully equipped and we sure used it. The host was always very helpful and very prepared with suggestions and informations about the region. We really had a great time and would love to go back.

A magical place that exceeded every expectation.
We hosted a three-generation family reunion of 16 people in Italy over the holidays and Florence was our first stop. Villa La Fonte was exceptional. The home is perfectly located with stunning views of the surrounding countryside yet only a quick walk or drive into the heart of Florence.
The rooms and appointments were stunning and welcoming. The owners were lovely and accommodating and assisted with recommendations on transportation for our group as well as helped us to find a local chef to help with meals.
We simply couldn’t have been any happier with our stay at Villa La Fonte!

Wonderful Property
We had an amazing time with family and friends to celebrate a 50th birthday and Thanksgiving. Great for kids and adults and a large group. The owner’s have everything you need and arsenal of service providers to make your stay as custimaizable as you wish. The private chef Alessio and his team did not disappoint on any point during our stay and our driver Tommaso was a great way to get around to wineries and local attractions. Stunning - the pics don't do it justice
My (now) wife and I booked the village for our wedding and we couldn't have been more blown away. Antonello was an incredibly gracious host, providing every detail you can ask for - including the recommendation of his sister Olivia to plan our wedding.
To say Olivia went above and beyond would be an understatement. She made our experience at the villa and the wedding in general the best week of our lives. Every detail was taken care of and many surprises waited around every corner.
We couldn't have been happier with our stay, and would HIGHLY recommend this property for anyone who wants a location that's close to the city, but far enough away to feel removed.

Impeccable property in an amazing location
We rented the Villa for 2 weeks this summer. It was nothing short of spectacular. The property was exactly as depicted in the write-up and pictures. We had a very discerning and well travelled group from all around the world, ages ranging from 2-80. Everyone was in awe of the property, location and the service provided. We had a chef come in and cook for many of the nights, which i highly recommend doing. The owners were incrediblible attentive and ready to help with anything. While everything is very close, a car is very useful to have, even just to drive to Porto Romano and park on the days you go into the city. If you have a large group that would appreciate a truly luxurious property, this place is for you!

Reunion for 8 couples
Alexandra and Antonello have been most helpful ever since I contacted them for reservation. The villa is exactly as described by the owner and other reviews. We used the pizza catering service recommended and it was a very pleasant experience. We also engaged the shuttle service of Mr Tommaso to make vineyards visits, shopping trip, and excursions.
We were there when the temperature in Florence reached over 100F and the pool was a nice treat for some of us. We cooked in the well equipped kitchen a few times and enjoyed prosecco in the living room many evenings. Just remember to bring mosquito repellent to enjoy the outdoor!
The walk to the bus stop is only 10 minutes on shady downhill road. The first 100m has barely any sidewalk but if you walk single file towards oncoming traffic during the day, it is a manageable walk. It's not recommended to do this after dark though.

Our family of 16 stayed here and it was perfect
Celebrating our 50th Wedding Anniversary is coming up and instead of a party to celebrate we decided to take our family (children, spouses and grandchildren) to Florence. Our grandchildren are ages 4, 6, 9, 12, 18 & 21, our 4 sons and their spouses/significant others, and ourselves had plenty of room to be together but we all had our spaces so we did not feel crowded at all.
The villa is absolutely beautiful and well kept and the pictures shown are a true representation of what the home is like. Each room is appointed with beautiful furniture and artwork. The beds were wonderfully comfortable. The kitchen is well stocked and easy to cook in. We actually did cook a lot, because of the size of our group, it was easier than trying to go out as a group. There are actually four eating areas (kitchen (for 8), small eating area off of the kitchen(8) and the wonderful covered patio off of the kitchen (at least 18) and fountain, plus a formal dinning room upstairs which we never used). Some nights we had a full house and other nights smaller groups as some chose to do their own thing. The weather was very hot and after long days of sightseeing it was wonderful to come back to the wonderful, refreshing salt water pool which everyone enjoyed. A few days my husband and I just enjoyed sitting with wine by the pool.
Antonello was so helpful with information and directions and was always available if we had any questions. He even supplied us with fresh vegetables and one night had roasted vegetable for dinner. The gardener brought flowers from the garden to the house and made sure the pool and fountain were taken care of every day. The housekeeper was a pleasure and accommodating.
The only caution I would advise is that the villa is on a very narrow road and walking to the bus station could be scary with little ones. We chose to take turns driving each family to the bus station. Would not choose anything else because of this but be aware you do need a car to get to the bus stop unless you are in excellent physical condition (which I am not). Our sons and families had no problem walking since it is as described. The grocery store was close and wonderful and had everything we needed. We had two meals catered and ask the owner before booking anyone to cook for you as they have dealt with several and have a list of reputable people.

The villa is everything you would expect outside Florence. It is beautifully decorated, very clean and comfortable. The pictures of the villa only touch on the beauty of the home. The courtyard with the fountain makes for enjoyable al fresco dinners. The property has fruit and olive trees surrounding a pool. Summer in this area is quite warm and the pool was a refreshing relief from a day's sightseeing. The kitchen is equipped for cooking meals. We did enjoy a prepared meal on our arrival day recommended by the owner. It was typical Tuscan fare and perfect after a long day of travel. The owner was extremely helpful prior to our arrival and answered many questions! Antonello greeted us and provided so much helpful information for our stay. I would highly recommend this villa for a large party. The size is perfect to allow for privacy of all the guests yet group together for meals, conversation, etc. We were all sad to leave this idyllic setting.

My family and I recently returned from a one week stay at this villa. There were 16 of us, including one baby, 2 children and 3 teenagers. Although we did spend a good amount of time touring in the area, we also spent a lot of time at the villa. We ate in many nights and used the pool every day. In booking the villa I wondered if we would be crowded (we definitely were not - the villa is very spacious) and if the property would look as good in person as it does in the pictures provided on the web site. I can honestly say that the pictures do not the villa justice. It is absolutely beautiful - the structure, the furnishings, the gardens and grounds, the pool and the views of the valley are all beautiful. The kitchen is FULLY equipped - I can't think of anything that they didn't have - two kinds of coffee makers, juicer, blender, popcorn maker, etc. There was a brand new gas grill and seemingly, all new kitchen appliances. The pool is lovely and is just to the side of the house - very private with an olive grove on one side and a sweeping view of a Tuscan countryside/valley on the other side. There is a formal dining room although we never used it. We ate outside - there is a table in the courtyard that seats at least 12, a smaller table that seats 6and also an area with comfortable seating. We spent most of our awake time outside - by the pool, or in the courtyard - eating at the large table or relaxing, listening to the fountain and enjoying the evening. The inside rooms - living room, dining room, study - were gorgeous and very comfortable. The bedrooms and bathrooms were beautifully appointed, spacious and very, very comfortable.
Our host Antonello could not have been nicer, more informative or helpful. He provided tips on places to go, parking, restaurants, a chef to come in and cook for us (which we had one night for a special occasion and loved) and any other questions that we had. He gave us a thorough tour of the villa on arrival with directions on everything from use of the washer and dryer, televisions and kitchen to a tour of each room and information about the local area.
The one thing to know is that, although this is very close to the city center in Florence, it is very helpful to have a car. Taxis could work, but I really would not walk on the roads around the house at night or in the heat.

Amazingly everything we could have asked for and more. We were looking for a place to host my sisters and brother and our families for two weeks. We needed something where the kids would love to be and where we adults could wine and dine in peace and really take advantage of being in Italy. Well this was it. This villa is great for large parties, we were 8 adults and 4 kids. The villa is stunning and very spacious and in perfect condition. The a/c worked fantastic and the kids loved the beautiful pool which comes with very warm water with no chlorine (its a salt water pool). Many rooms had original frescos in them, perfectly restored. The location was exceptional , and very quiet, very near the historic district of Florence so it was great to come and go from the center of town in just a few minutes. The grounds are absolutely spectacular with views overlooking the most beautiful landscape tuscany has to offer. To top it off, there is even a water fountain in the courtyard to listen to while dining outside on the beautiful terrace surrounded by cypress trees and rose bushes. The family who owns and runs the villa are also extremely nice and very helpful in every way. They told us about all the local places and farms to go to where we could directly buy veggies, meat and yes, wine. We spent most of our time just cooking and eating, swimming and enjoying this amazing property. This is what you dream of when you think of Italy and this is exactly what this villa offered. We will definitely be returning at the nearest opportunity.
