Could do with some general maintenance, a white building that looks dirty from the rear, a good lick of paint and a general tidy up. We had a room with a terrace and although the view of the lake is amazing the decking and the little bit of grass out side was poorly kept, slippy dirty decking which could case an accident. Also the lock for the room was very tricky, stood there for a few minutes at one point trying to turn the key in the lock.

Large room with gorgeous Lake view, comfy mattress and sizeable bed for 2. Spa was beautiful and clean, was very quiet during our stay. Staff super friendly and welcoming.
Walls abit thin so could hear other guests, but didn’t effect our stay.

Our room- bathroom door was sticking to the floor, mould around the tiles and when turning on the hot water for the shower it was so hot you could not reach the tap safely to change the temperature- the shower glass panel was stuck to the bath
Unpleasant damp smell in bedroom- the whole room requires updating

Lake view is lovely, not too far from Windermere
Extremely aged, basic and with no extra touches. Can not believe the price per night for an extremely tired and basic hotel. Stayed in the Ruskin Suite and sadly would not recommend.

Lovely location, great views from balcony rooms and from bar and lounge areas

Like a workout every morning if I’m lower rooms. Also no bus stop nearby it’s a case of flag down a bus and hope for the best, such a shame that the bus company’s don’t stop at hotels in that road as there are many.

View from the window. That is it
Booked for 4 nights and only stayed 2. Mould on room carpet, mould around the windows and walls, mould on the ceiling of the bathroom. Shower screen loose and hanging off. Room smelt of sewerage which the hotel tried to mask with overpowering lemon fragrance. Asked for 2 extra pillows at reception and was told they don’t have spare pillows. Spa pool very dirty and neglected, steam room bench is missing more tiles and it’s actually got on it, dirty water in the jacuzzi with little bits floating around inside it. This is genuinely the worst stay I’ve ever had in my entire life. Certainly NOT a 4* hotel. I wouldn’t even say 2*. Nicola the manager promised we’d get a full refund for the stay considering how bad it was. 8 days later still nothing. Worst experience I’ve ever had with booking.com and beech hill resort and spa.

The service and the staff were very friendly and welcoming and well-mannered, and the food was fantastic and well presented, and great portions and value for money.
The view is just stunning and absolutely worth every penny paid. The spa facilities are great swimming pool and sauna and stream room, and the two hot tubs/ jacuzzi are just fantastic, didn't have any treatment this time but will definitely go again and try them out.
The hotel is undergoing work and being refurbished and decorated, but this definitely didn't get in the way of a fantastic 3 nights away. And we will be going back again in the new year. The new owners are doing a fantastic job and are going to make a beautiful hotel and spa even more beautiful.
If l had 1 thing, that would be evening snacks to be added to the menu, i.e., pizza and sandwich cheese and crackers between 8.30pm and 10.30 pm maybe but that is my personal preference and we like an evening snack when away.

This place is amazing the stunning views you have to see it to believe it..bed was soo comfortable the room was very spacious Staff were really good nothing was to much trouble.. Will definitely stay here again

Great location. Views of Windermere were stunning. Good size room with a view of the lakes. Staff were friendly and helpful.
Carpet in room was a little grubby. Stains and marks were present.

Looked a bit tired in places the walls are very thin so if you have a noisy neighbour you will know about it , creaking floorboards everywhere

Beautiful location and the hotel was kept to a high standard. Views over the lake from the terraces were uninterrupted. The staff were helpful. Barman from the Black Country was excellent.
The extras weren’t clearly explained. The price says with breakfast. This is continental only and you can purchase the rest. The spa areas are chargeable so didn’t feel worth it for us as we arrived late and were leaving at checkout. But for a couple would be £40 to add on for the day.

The location was nice, the restraint had a good dinner. The staff were really nice.
It was old, outdated and over priced. There was a hole in the ceiling, everything felt dirty, the lake views had no view of the lake, the paint was pealing off. We booked this for our 5 year anniversary and it was super disappointing compared to other spa hotels which were nicer and priced the exact same.

Don’t even try, i had to pay £140 per night i stayed 3 nights just so i can see a lake view, i had to pay extra for the spa £20 for 2 hours per person which i never had to at any hotel and spa i booked before and pay extra breakfast, when i booked it said breakfast included but no when you go there they give you a menu with prices to choose you English breakfast what was free was just the toast and some salami’s which i never had to pay anywhere before if is says breakfast included is included , room old and dated with old smell no fridge no water provided £140 should include those with a tiny old tv , toilet didn’t even have a toilet brush but the toilet was newly refurbished tbh , we went for dinner to try it there wasn’t a menu to chose from if you only want to go for a main but you were obliged to pay £45 per person set menu nothing was tasty , i told the reception the i wasn’t happy with conditions and what they said was it was written when you book it , just a rip off they just wanted to get money of you wherever they can no happy with holiday and not happy that i had to spend 5min of my life writting this review , obviously is not up to the staff but the owner should change his condition because im not going back again and im 100% sure there is many others on same position as i am

View from room , breakfast was a bit disappointing when we found out that a full English was extra. The continental was ok though.
I assumed we were getting a bigger room for the price we paid. We’ve been before and had one of the bigger rooms with a larger bathroom.

Big room with comfy 4 poster bed and excellent view from big sliding windows with a little private outside terrace.
The spa was chilled and relaxing whether you were inside or outside + Bath robes and clean towels provided. A* we will be back.

Very bad, the room wasn’t ready when we arrived so I had to wait a lot later than 3 o’clock. The room was very dirty, spiders in every corner. Bins weren’t empty, the bed sheets had marks all over them and they’ve not changed also the duvet smells very bad we had to spray it with perfume even with that it was still very bad smell. The pictures of the place was nothing like the room. False advertisement, they try to trick people with breakfast, they say is including your stay but it wasn’t. You should be more clear and advertise your place correctly. Also the
I’m a company owner myself I don’t think I should educate people on how to run their business they doing all of that on purpose to get people in and out and have good sales return which is a horrible way to be making money.

Significant mould on the windows of the room that worsenedmy asthma. Old uncomfortable mattress. Leakingof water through light fitting when heavy rain. No bath. Certainly didn't match the advert when booking and was overpriced. When informing reception staff on departure she seemed shocked but offered no apology
