An old villa, in an romantic fashioned italian style, directly located at the sea. A very good place to calm down, enjoy the sun at the pool or the sea, reading in the garden or going to Palermo/Mondello by public transport. The area isn’t as bad as described in other reviews — there are some restaurants in the area & if you walk 20 minutes you can be in the city. The staff is very helpful, open & friendly. Totally recommend
Nothing really, but if there was something that could be done to even improve is to give bikes to the guests to get around.

the staff were very helpful and couldn’t do enough for you. The room was very clean and comfortable, the breakfast was great lots to eat, ideal with having a pool and near the beach
the air conditioning didn’t blow cold enough

Property itself is nice, great garden & pool area. Rooms are large & bathroom nicely done out. fridge in room (although quite noisy).
Location is awful & road access is very dangerous, due resident cars & motorbikes.
View from pool is poor, dirty beach & graffiti everywhere.
There are no food & drink access past breakfast & was told to use supermarket (10min walk away) and considering there is only 1 bar & 1 takeaway within about 45min walk either way, this made it feel even more isolated.
A couple of staff are good, especially Sierenna, but the rest hover around if sat outside without speaking, making you feel uncomfortable or like they want the area left empty.

Serena was very friendly and helpful. Breakfasts were good with lots of choice. Rooms are large and very clean. A small rocky beach and the sea are just beyond the swimming pool.
Hotel is quite a way from the city centre, with no easy access to public transport. Taxi is about €15-20 into city centre.

The hosts we're extremely nice to us, and provided everything we asked for. Especially the food at the location was really great, we could easily say that we didn't eat better in Palermo than at the hots.
Seriously, they made us feel like part of the family.
Big Thanks to Elena, Serena, Raju, Sayd.
We couldn't identify anything that we didn't like.

Quiet and very comfortable hotel with so confusing location at first sight. But just right after you can find beautiful classic sicily style hotel with big pool and good location. We enjoyed local restaurants, bakery, coffee near the hotel.
little hard to communicate with staff in english.

The staff and customer service were excellent! comfortable beds and beautiful facilities. The swimming pool and convenient beach access
There was an issue with our original room, but the staff and management were able to take care of us in a very timely manner

We stayed at the B&B for one week and can agree with many of the other reviews. The villa was charming, the garden around the buildings and pool is very green and inviting. The pool was a big plus, especially since it was really hot in August. The whole area is like a little
oasis, with a beautiful ocean view. The room hat good air conditioning which was important because it was over 30 degrees every day. The staff were friendly and spoke enough English that we could communicate (as we only speak German and English, not Italian). The proximity to Mondello beach was good- we took the bus there easily. We also took the bus into Palermo center and did a day trip to Cefalu.
The area was quite run down and the villa behind the metal gates is clearly the nicest property in the area. We still ate dinner at the restaurants in Aranella and enjoyed some really good seafood. The area had almost 0 tourists, even in the high season, so as a non-Italian it was a bit intimidating. The town was full of trash and was run down. The beach was also full of trash and stray cats, so we didn’t spend much time on the Aranella beach. We tried to rely on the local busses as much as possible, but they came very irregularly so sometimes we were waiting for almost an hour. Also, as soon as it was dark out the busses seemed to stop running so it was best to get dinner in the town of the B&B or else rely on overpriced taxis and drivers which rip you off.

it’s a little little bit far from downtown Palerm

Villa is wonderful, pool is nice, Serena is wonderful and she made the stay wonderful and different. The ratings are so much better only because of her.
What is disliked the most is that on Sunday that I was informed pool is rented for kids birthday and 'I can stay in the corner if I like'. I came for the weekend 3 days, out of which I was kidded out one day. In the middle of the season, when all beaches are full of people...That marked my 3 days stay, that I came to relax. We went to the sea side. Exit from the villa not cleand and bushed not cut. We spent our day on rock because of the kids birthday, not what I wanted or payed for. Breakfast very poor and only 2-3 all unhealty options. Other the Serena everyone was almost rude. Two employees dont even greet you, look amost scary, quiet uncomfortable feeling. The owner asked my boyfriend twice "what are you doing here" and "where are you going". I understand lady is the owner and around her villa but she also needs to know she is in hospitality and she has guests....

Great location near the beach and a bus stop. The room was clean, had functional AC, clean bathroom.
A bit further from the city center.

Great little gem in a very traditional area of palermo, which is hidden from sight.
Very silent, great welcoming and services.
The pool is a big plus!

- seaview
- swimmingpool ( I had the impression that children from the neighbourhood were allowed to use the pool as well, bye bye relaxing afternoon )
- very poor breakfast ( cornetto e torta ), some people mentioned buffet in the comments. but that’s not true
- no drinks available
- nothing small to eat
- it felt neglected, I truly believe that this could be a marvelous place, it has all the ingredients, you just need to know how to use them.
- card nights for seniors ( as of 17 h I felt as if I was visiting a retirement home )

the rooms gardens & outside space was beautiful
it was in the middle of labyrinth of roads with a back access through a boat repair yard

Good hosts very accommodating, large room, sea view and pool next to the sea
location was fine for a short stay but it is quite residential so had to travel into the city centre often

Truly outstanding service from Serena , who was so kind to all of us and went out of her way beyond the call of duty especially to find food for us as we arrived late evening on the Easter holiday - and arrived back with the most scrumptious Italian pizza ! The breakfasts were wonderful and showcased the warmth of Sicilian hospitality- again through the marvellous Serena who is a fantastic host.

Nice place, clean, friendly. A bit outside of Palermo, so need a cab or bus to get into town. Pool was nice to have.
too many mosquitos.

We had a beautiful and big room on the last floor with sea views. The sea is very close so you can hear the noise of the waves which was very pleasant. Pool and garden are a plus. Staff was very nice and helpful.
The property isn’t located in a very pleasant area. On the back side of the villa you have old and abandoned buildings and the front site a residential area with not many facilities. It’s not the place where you easily take a walk outside even if we were told that the place is safe. So you need a car, also to reach some restaurants. However, you have the possibility to take dinner at the villa. The sea is very close but there is no nice beach which would invite for a swim.

cosy and spacy room
beautiful renovated building
beautiful garden
polite and helpful personnel
1. NO CLEANING SERVICE AT ALL: We stayed there for 3 nights...nobody ever cleaned our room or changed our towels
2. VERY BAD LOCATION: Although the building and the garden was very beautiful, the location was - maybe- one of the worst in Palermo. Located within narrow dirty streets (like Brazilian favelas). We didn't even feel safe to go out and walk around.
3. POOR BREAKFAST: Poor variety/ limited selection (that you had to declare it in written 1 day before). Only 1 person to prepare and serve breakfast every morning.
4. NOISY: One of our nights there, there was a wedding planned in the the garden with the music playing extremely loud until 1 o'clock at night.
5. LACK IN COMMUNICATION: I forgot at my room a pair of glasses and a perfume. I have sent message looking for them at the same day i checked out...since then I have sent extra 3 messages. They never answered me.

The staff were very helpful, they organised taxis to bring us in and out of Palermo centre for a price. The bus is only €1.40 and the bus stop is a short distance away. The room was basic and clean and the bathroom was recently refurbished so it was lovely. The pool was lovely and right beside the sea.
It is very far from Palermo centre. If you don’t have a car then it is awkward to get in and out of the city. It’s very secluded. The streets around the B&B are very very dirty and full of rubbish.

the breakfast was great. the location was by the sea and just out of Palermo centre - so easy to go into town for sight seeing and dinner
