We had a really lovely stay at Holly Cottage, it was so cosy and kept us comfortable and warm during the cold winter nights. The rooms and decor was really pretty, as was Cromford. I was initially worried about the noise / sleeping having read previous reviews however we had no issues at all and slept really well for the whole week that we stayed (the road is busy with an ongoing flow of lorries however double glazing has been installed in the bedrooms so it isn't a problem during the night at all). Due to the business of the road, you'd need to be careful with children and dogs when leaving the property. The stairs are steep but you get used to them and they're not a problem unless you have mobility problems (I've attached a photo of the stairs in case useful for others). Overall the cottage and log fire were really homely, the beds were super comfy and we hope to visit again one day :)
The sofa could be a touch more comfortable but the super comfy beds make up for it! A few extra logs for the fire would have been a plus but it wasn't an issue as we bought more

The property is set over 3 floors with the bathroom on the top floor.
The location to the local town ( Cromford ) is brilliant and within walking distance to a few restaurants and cafes, plus a fish and chips take away.
Close to matlock too.
Nice welcome pack.
The beds were comfortable and medium to soft.
Small and cosy.
The TV looks small, but it pulls out on a bracket so that everyone can see it easily.
Sadly it's not a smart TV !!!
An open fire available to use which is helpful., and very homely.
The parking is horrific.
There is a space outside but it's boxed in by both neighbours.
Getting a larger car in there is impossible and my insignia wouldn't fit.
I then had to park across the road.
The road is 40mph and people speed through right next to the front door.
A bit tricky opening the door with animals or children as it opens onto the road directly.
The back garden is VERY steep, and I found climbing Mam Tor easier.
Don't bother going out there unless you have to, and certainly not in the dark.
Stairs in the house, again very steep, so you'll need to be agile to manage these.
There's a rope to assist, but the stair entrance is at a curve, and they're not the easiest to manoeuvre.

The location was great, it was really cosy and comfy and we were well provided for with tea, coffee etc. upon arrival. The kitchen was fully stocked with all pots and pans, plates, mugs and anything we could need! Would definitely recommend.
Could have been a little bit cleaner, there was a bit of dust on the bedside tables and lamps and some down the back of the bed, there was also some rubbish under one of the beds. Other than that though it was perfect!

Great location plenty of pubs in the area. Plenty of living space.
Not an issue for my family, but the stairs are very steep, both into the garden and up to the bedrooms something to be aware of if you are unsteady on your feet

Nice character cottage, loved the fireplace

Really handy location and the property facilities for the most part were of a good standard.
I think it’s worth advertising the low height of the ceilings and the doors in certain areas of the property. Understand it’s an old property and can be expected from time to time and I get that not everyone is 6 foot 5 but the bathroom in particular was ridiculous and feel like a heads up would’ve been useful.

beds comfortable, kitchen well equipped. The cottage met all our needs. we enjoyed sitting on the top terrace enjoying the sun and the wonderful view! In a great location with regular bus services so as the driver I could enjoy the views!!
As indicated the stairs are quite steep, fortunately my 82yr mother is quite active so able to manage them but had to have help with the steps in and out the cottage. The road is extremely busy with lorries during the day.

Great location, good facilities.
The noise of traffic outside
The toilet on the top floor
The steps up to the garden

Parking out the front is not suitable for a car, there really isn’t enough width.

We liked just about everything :0). The cottage is amazing and I can't think of any other place I have stayed that makes you feel quite so at home. They have everything you need and it seemed close enough to everything in and around the Peak District for us to explore and find new memories all within easy reach. We didn't drive for anything longer than about 40/50 minutes max and managed to visit all the lovely main identified places in and around the district. The super king size bed on the 1st floor was just incredible. Never have I slept in such a big and comfortable bed and my lovely partner said the same. I actually forgot I was sleeping with someone else hahahaha. There is a welcome pack with some snacks, tea and a bottle of wine which make for a nice touch.
We spent some lovely evenings in the cottage, cooking and relaxing to a film with a glass of wine or beer after a long day out and with the bed to look forward to the day always seemed so chilled.
This is a home suited to able bodied people as the stairs are almost vertical (well, it feels like it) but it does give you a good work out, especially if you need the loo which is situated on the second floor. Just make sure you read the reviews and take into consideration whether you are able to get up and down the stairs easily enough to make this a comfortable stay for you. I have a bad knee but with the help of the roped banister was able to pull myself up or walk up the stairs in the way children do using their hands on the stairs. Honestly, they are steep and can be a bit awkward coming back down, but they do make you laugh a lot.
The kitchen has all the gubbings you'd need (I mean they have thought of just about everything). If you are looking for a place with a dishwasher and washing machine then look elsewhere but this really shouldn't put you off thinking about this place. I could write so much more but appear to be limited with the size of this box lol.
I almost hate this bit as I don't want to be negative, but it is only fair that I mention a couple of things that past reviewers have also talked about.
LORRIES........
Never having lived near to a quarry I have no experience of to talk of but I do now appreciate they need a lot of lorries to come and go to collect the goods. I cannot comment on the daytime as we spent many hours out of the house in the countryside, but it feels as though they never stop. Once I started to take an interest in the noise, without a lie, they were running almost 1 minute apart each way. As the property is directly onto the road and very close to it, you do get quite a bit of noise from them. I wonder what that would be in the summer if the windows were open? Of course, this can easily be drowned out with the right amount of alcohol and TV or music volume. I don't think it is a deal breaker by any means but it is something you need to consider as part of your like's and dislikes.
As i mentioned above, the stairs are steep and so too are the steps at the back of the cottage which lead up to 2 levels of seating areas. I can imagine it is lovely to sit out there in the summer but make sure you aren't pickled when coming back down. The stairs are rock and quite slippy in the rain but with a little caution, all is well.

We loved it all! Location was fantastic (yes it's on a main road but it made no difference to us.) we loved the cosiness, the welcome pack, all the little considerate touches like tealights being provided. The kitchen was well-equipped, the bedrooms spacious, the shower was powerful, we can't fault it really.
If we are forced to find a negative we would say a washing machine and dishwasher would be helpful, but we didn't really mind.

Very well equipped. Very comfortable. Good location.
There wasn't anything

Good location, great night sleep, plenty of facilities in the property, great views from the hillside garden out the back, would highly recommend
