Although the world may be different, our commitment to service through style, informality, and relaxed luxury remains unchanged. So it’s in the spirit of chartering a yacht, reserving a fully catered ski chalet, or planning an exclusive use country house, that we’re planning our path forward. Our concept is simple when you book 94DR for groups of up to 12 and it is yours exclusively on a self-catering basis with the option to add any of our food and service packages.

Our vision has always been to create a small friendly place with a BIG personality. We wanted a place for you to feel at home, even when you are miles away from your own. 94DR is where flamboyant energy meets relaxation, where classic meets modernity, where luxury meets experience.

Our Scottish roots and wide travels have influenced the design with muted greys, luxurious fabrics and finishes, coupled with traditional features, all add to the comfort, warmth, and personality.

The house comes alive with artworks from our private collection, handpicked pieces and fun objects discovered on our travels. These touches embody the relaxed eclectic spirit at 94DR’s heart.

Bedrooms 94DR has 6 stylish ensuite bedrooms, the interiors are a chic, contemporary take on our traditional Scottish roots. Top-quality touches like comfortable mattresses, handwoven blankets, fine bed linen and White Company toiletries all add to the air of refined luxury.

Drawing Room - 94DR’s impressive formal living room with open fire, comfy sofas and plenty of seating. Perfect for a quiet catch up with a book or for your group to gather and relax. Integrated Sonos sound system. Board games, card table.

Library Bar - This sociable atmospheric room can be fully stocked as your personal bar with plentiful glassware and cocktail equipment. Integrated fridge and dishwasher. Sonos sound system, games and book library.

Orangery - Our impressive south-facing orangery connects to the terrace and looks out across our walled garden. It offers formal dining space for up to 12 people. Fully equipped with fine china, cutlery and glassware, it’s served by our cook’s kitchen.

Media Room - For any guests who fancy a film night, 94DR has a home media room complete with cosy seating, blankets, and dimmed lighting for the ultimate viewing experience. Netflix, DVD library, TV, and games consoles make this the perfect retreat for teenagers and children.

Kitchen - The chef’s kitchen is fully equipped with a top range gas stove and double ovens, under-counter fridges, double sinks, and a dishwasher. You’ll find all the utensils need to create even the most demanding of recipes. The kitchen is served by a separate utility space with a double french style fridge/freezer with an ice machine.

Terrace - Located from the Orangery the terrace forms part of the charming and tranquil private walled garden. Fully equipped with stylish “club” Italian seating, high dining table with stools, a BBQ and Valoriani Italian wood-fired pizza oven, perfect for alfresco cooking and dining.

Garden - The sunny fully enclosed private wall garden provides plenty of space to relax and chill out. The dell, an atmospheric area is quietly situated at the bottom of the garden is furnished with seating and a wood-burning stove.

Summerhouse - Located to the rear of our garden, the summerhouse gym space is perfect for those wishing to work out while away.

We are dedicated to offering you the highest level of service, preserving your privacy, and making you feel perfectly at home. From the moment you book. We can organise every aspect of your holiday, including transfers, stocking fridges and the bar, and having everything ready for your arrival. We can recommend and book the best tours and activities, and discuss wining and dining with you at length. We are always on hand to help, at any time, ensuring that all your requirements are met, meaning you can relax from the off.

Breakfast
At 94DR, we’ve always believed breakfast is the most important meal of the day. We can offer a dedicated breakfast chef who can rustle up our famous homemade granola and fresh fruit compote just as easily as eggs Benedict.

Housekeeping
We know how valuable downtime is, your on holiday and you deserve to be spoiled and properly looked after. We can organise our discrete housekeeping team to come in daily to make beds, clean, tidy, and wash up, so you don’t have to. But don’t worry we’ll respect your privacy, you won’t even know we’ve been – just like magic.

We live here. Edinburgh is our home. Our concierge and host service is exclusive to our guests, when you reserve we can introduce you to great places and some interesting faces.

We love to cook and we know that many of you do too. We have selected the finest produce that Edinburgh and Scotland have to offer and we can arrange for it to be delivered and stored before your arrival. So all you have to do is get kitchen creative.


Layout

An elegant Victorian townhouse spanning 3 floors. Upon entering the hallway on the ground floor, one is met by an immediate sense of scale and splendour, with intricate cornicing and a sweeping staircase. The substantial, drawing room can be found to the front of the house, with a large fireplace at the centre of the room. To the rear on the ground floor, a beautifully proportioned, elegant library and bar which then leads to impressive south-facing orangery which looks out across our walled garden, offering an outstanding formal dining space. Adjacent is a modern well-equipped kitchen for service and steps leading up to our media room. Behind this room houses a useful utility and convenient cloakroom for guests.

Ascending to the first floor, the two large couture bedrooms each have marble fireplaces and an en-suite with roll-top baths. The other two double bedrooms each have their own en-suite shower rooms. The second floor leads to the remaining two bedrooms; a double with a large en-suite shower and a larger bedroom with a super king-size bed with an en-suite bathroom with a shower.

6 en-suite bedrooms sleeping 12 are arranged as follows; 3 rooms have super king-size bedrooms ( 2 of which can be twinned ) & 3 rooms have double beds.

There are 3 spaces in front of the house for off-street parking of cars.
A charming and tranquil private walled garden can be found to the rear of the house, south-west facing.


Local Area

94DR is located close to many of Edinburgh's main attractions, including Edinburgh Castle, the Royal Mile, Holyrood Palace and the New Scottish Parliament, as well as the busy shopping streets of Scotland's capital city.

94 Dalkeith Road is a splendid Victorian townhouse and part of the Blackett Conservation Area. Situated in the bustling Southside, 94DR is perfectly situated to take advantage of Edinburgh's nightlife with bars, cafes, restaurants and theatres all on our doorstep.

A five-minute walk will take you into the tranquillity of Queen's Park, Arthur's Seat and the Salisbury Craggs.

From West: via M8, A8, take A720 City Bypass South for several miles
to Sheriff Hall Roundabout, take exit A7 City Centre to Cameron Toll
Roundabout and follow round under railway bridge, then first left onto
Dalkeith Road (A7) for approx 1 mile and 94DR is situated on left.

Via Edinburgh City Centre as follows: via M8 (City Bypass North), M9,
A8, M90 signs City Centre then Corstorphine, Haymarket, Lothian Road,
Meadows, Dalkeith Road (Commonwealth Pool) and 94DR is situated
approx 0.5 mile downhill on right.

From East: M1/A1 take signs for Forth Bridge/Airport to Sheriff Hall
Roundabout, take exist A7 City Centre to Cameron Toll Roundabout and
follow round under railway bridge, then first left onto Dalkeith Road (A7)
for approx 1 mile and 94DR is situated on left.

Alternatively, stay on A1 (bypass signs for Forth Bridge) and take for City
Centre/Leith to exit signposted Craigmiller/Musselburgh (B&Q, Wickes
and Fort Kinnaird Shopping Centre can be seen from the road just before exit)
At the roundabout, left, over the roundabout, and stay on the main road through
shopping centre to Cameron Toll Roundabout; go right around the roundabout
(4th exit) onto Dalkeith Road (A7) and 94DR is approx 1 mile up on left.
From South: From M64/Carlisle/Bigger/Peebles join A720 at Junction
(signposted for City Bypass South) to Sheriff Hall Roundabout. Take exit A7
City Centre to Cameron Toll Roundabout and follow round under railway
bridge, then first left onto Dalkeith Road (A7) for approx 1 mile and 94DR
is on left.

From North: M90 via Forth Bridge, signposted Edinburgh City Centre (A90)
Queensferry Road, Queensferry Street, Melville Street, Shandwick Place,
Lothian Road, Meadows, Dalkeith Road (Commonwealth Pool) and 94DR is
situated approx 0.25 mile downhill on right.

Taking the train...
There are two train stations in Edinburgh - Waverley
and Haymarket. Waverley is about 15 minutes walk.
Haymarket station is about 25 minutes walk. Taxis are
available from both stations.

Bus numbers to 94DR should read: 14, 30, 33 (Lothian
Regional Transport) or 86 (First Bus).

A flying visit...
Edinburgh Airport is located to the west of the city,
approximately 10 miles from 94DR. Taxi journey time is
around 25 minutes and will cost about £25.
Alternatively, there is an inexpensive and frequent airport bus
service to the city centre (last stop - approx £5) or the new Tram Service from the airport takes approximately 45 mins into the city and costs approx £8
the local bus can be caught (see above).
If picking up a car from the airport - take A720 City Bypass South for several miles to
Sheriff Hall Roundabout, take exit A7 City Centre to Cameron Toll Roundabout and follow round under railway bridge, then first left onto Dalkeith
Road (A7) for approx 1 mile and 94DR is on left.

To 94DR, wow what a wonderful vacation for our family in Edinburgh. The property is even more stunning in person than on VRBO’s website. Located just south of the heart of Edinburgh it’s loaded with all the niceties one expects in a 5-star listing. The hosts, Paul and John were amazingly gracious and superb communicators before and during our stay. We highly recommend the daily cooked breakfast! They also catered a full meal for our entire family and plated 12 people in the orangery! We would encourage anyone seeking a full Edinburgh experience to book 94DR!

The property was awesome!! We particularly loved the view to the beautiful outdoor space. Over the years I have booked a fair number of properties, but I have never had a host as gracious, accommodating and welcoming as Paul. He even provided grocery items to get us started. He went out of his way to help. An example - Upon departure my son left his tablet at the property. Recognizing this, Paul phoned us at the train station and so we would not miss our train, he drove the tablet to the train station. Who does that????? We all wanted to take him home with us.

This property is enchanting and Paul is the consummate host. The home is equipped with everything one would need and more. We traveled in a group of 9 with teens, parents and a grandparent. We were all beyond comfortable and Paul went the extra mile to help secure airport transfers as well as stock the kitchen with some much appreciated items, especially by the teenagers. The property is beautifully decorated and cozy as well. I cannot recommend this home more and we would love to return again someday :)

Our family of 8 thoroughly enjoyed staying at this home. Amazing property with all amenities. Paul was exceptionally helpful with groceries and making us feel welcome upon arrival and departure. Highly recommend this property. Beds were comfortable and living space was amazing including the back patio.

We stayed at 94DR for the week of our daughter's wedding and it was a perfect choice. The host Paul was terrific and the house hugely comfortable. Parking for three cars was very welcome. The only reason I have given it four stars for accuracy of listing is that there are quite a lot of changes of levels throughout the house and having recently broken my knee I struggled to get up and down steps I wasn't expecting - my fault for not checking beforehand. We will long remember 94DR and hope we have an excuse to return at some stage, perhaps without a wedding to organise!

Great location, awesome accommodation, welcoming host! Great place for a group of couples to spend a few days exploring one of the best, most historical cities in the world! Great location for traveling in and out of city with lots of buses available for short trip into Edinburgh. Walk up Arthur’s Seat and enjoy the majestic views across city Highly recommended

We stayed in Paul’s beautiful home whilst we celebrated our son’s wedding in Edinburgh. The house was perfect for entertaining friends and family. It is very well equipped and in a good location. Paul, our host, was very welcoming and went out of his way to help us make the best of our time in Edinburgh. We couldn’t have asked for more!
