Welcome to our newly renovated cottage just 2 miles from Dollywood! If you want to stay in the heart of Pigeon Forge and Sevierville and still feel like you are nestled away in the mountains, then this is right for you! We take a ton of pride in making this the cleanest place you’ve ever stayed. If you have any question about the cleanliness, location, or pure awesomeness, take a look at our reviews and you will believe!
This is the right side of a beautiful duplex located in a very quiet holler right off of Veterans Blvd. so you can get where ya wanna go quick but feel like you’re deep in the woods when you get back home from a day of fun! You’ll be snoozin’ about a minute from Veterans Blvd. and only a few minutes from the Parkway!
We want y'all to love this place like we love our home so we spared no expense to make you feel at home. From the Egyptian Cotton, Anti-Allergen linens, to the down alternative comforters and pillows, bamboo heat-wicking sheets, brand new foam top mattresses, and more, you’ll be sleeping like royalty. (We just ain’t got no one to feed you grapes).
This place is also loaded with some tech goodies. We’ve got a comprehensive cable package you can watch on your 42” smart TVs in each bedroom , a 65” smart TV in the living room, and arcade games with a couple dozen games for you to set some high scores! And listen… I know this ain’t no beach but with our high speed 1200 Mbps internet (our teenager says that’s good), you can still surf the web! #DadJokes
Your retreat will come fully stocked with all the kitchen appliances we could think of for any home cooked meals you like to make including a wifi enabled air fryer in the oven. (For when you want your air extra crispy I guess). You’ll also enjoy a dining table that seats up to 6 for all that good takeout you’ll be bringing home too!
While you’re out on the town, don’t be afraid to get a little dirty or start a food fight at a nice restaurant (as long as you don’t tell ‘em we said to do it)… The washer and dryer are ultra high-tech quick and quiet with a steam function too… so you can enjoy your family while the laundry spins.
The living room has seating for the whole family and a pull-out sofa for your extra guests or your spouse when they’re in trouble! But hey, they probably won’t mind since they’ll have the 65” TV and the arcade games!
Both bedrooms are upstairs and absolutely beautiful. The full bath is upstairs and the half bath is downstairs.
Last but certainly not least, is the outdoor space complete with a fire pit (just bring your own wood) and 6 rocking chairs so you can enjoy your spare time with peace and quiet in the crisp mountain air.

I loved our stay. It is very nice place. We had fun on all the games left to play. Had plenty of blankets and things left there for our use. Only slight thing that bad was the steps to the bedrooms anf full bath are a little slippy if you are wearing socks. Maybe some of the stair grippy stickers things would help. Or walk barefooted up and down them. I would definitely stay there again.

This is a beautiful, fully remodeled home with plenty of space for a family or 2 couples. Private firepit with rocking chairs, old school-like video game consoles, full size washer and dryer, and everything you would need to cook or grill out(bbq. We were even given 2 small, delicious gifts for staying ! The units are pet friendly and there is plenty of room to run in the holler! We will definitely stay here again!

This 2 story home was beautifully located in a quite hollow, yet it was only minutes away from the main action. It was a easy checkin. We were greeted with homemade jams and apple butters as well as wonderful smelling home. The beds were so comfy. Fluffy towels and linens were plentiful. We enjoyed the arcade games as well as the outdoor firepit and rocking chairs. The drive to the cabin was a plus, there were no hair pin curves with drop offs, just a black top road then maybe 1000 ft of gravel road leading to the home. The host, Kim, was superb. They are readily accessible if any need should arrive. The home was impeccably clean!

The stay was nice. My only thing is the queen room was very warm and the air conditioner temp was set on 68 when we checked in. The room never got cooled and its possibly the bed is covering the vent. Other than that its a great location place to stay. I did notice when i walked barefoot I felt dirt so I sweeped and as i was sweeping around the srove there was dog food ot a bunch of cat food which ever it was. We didn't have any pets with us. However, it's not the fault of the owners if the floor isn't swept approximately. Its the cleaning crew. They nees to make sure that things are swept under. But, definitely sont cover the air vents so the air can move freely. I would stay at this place again if they change that room around to open the vent.

We really enjoyed our stay here. It was quiet, but still pretty close to everything we did. Kim was always available to answer any questions we had along our stay. I recommend this stay especially with pets. Tons of area to roam and play. The beds were super comfy too!

We booked a spur of the moment trip and wanted to go to Dollywood and have a nice place to rest our heads after. Kim did a fantastic job at trying her best to get us checked in earlier than 4 so we could head over to the park! The unit was decorated so cute with up to date appliances and the arcade games were an added bonus. Would definitely recommend this property for a stay.

From check in to check out it was more than we asked for. They always answered any questions and always made me feel beyond welcome. I walked in and they made it feel as I was not on a vacation but as if I was home. I would highly recommend this place to anyone looking in the area.

This was by far the nicest VRBO we have had the pleasure of staying at. The location is convenient . It’s close to everything yet nestled in a secluded “ holller”. The owners were welcoming and included many special touches. Super clean property with comfy beds and new appliances. It’s simply lovely. We would highly recommend it.

The hosts were amazing and had everything we needed in the home. They was available to answer any questions we had at any time. At the end of our stay they told us not to lift a finger and they would take care of all the cleaning which was so sweet and easier on us. We definitely recommend this property and will come back again.

Kim and Logan are the best host you could ever asked for!! We are traveling from Wisconsin and they were able to get us in sooner for early check in and that was much appreciated!! House was very very clean and smells AMAZING!! Beds were super super comfy and the decor in the house were super cute! I will definitely be staying here again when I come back ❤️❤️

This property was super nice, smelled good, comfy beds, would stay again! Kids liked the games! Close to Dollywood and pigeon forge! The smokies were beautiful! Only thing is there was no laundry soap but it also didn’t say it was provided! lol! That was my bad I guess cause I assumed with having a washer and dryer!

This was a great place for our family of 4 and 2 dogs! It's hidden and private but close to everything. It was extremely clean and well-stocked. Our kids loved the games and Foosball!

We had a wonderful trip and a great stay! This property was super convenient getting to Dollywood and even better was the short drive back home after spending all day walking at Dolly’s theme park! This property is literally nestled 2 miles or less behind Dollywood’s very nice but very pricey hotel resort. Everything one may need to relax and enjoy a fun vacation was provided! Drive down to unit is bumpy so go slow, but otherwise very nice! Would definitely stay again!!!

My husband, my son & myself stayed in this cute little house in Tennessee over the weekend. The house was exactly like the pics. It was very roomy for the 3 of us. It was very clean. It smelled so good. It was probably the cleanest place we have stayed at.
The house was away from all the noise at night but also close to everywhere you wanted to go during the day.
We highly recommend this place to others.

Our stay was everything we could hope for. Plenty of space for our family and so close to all the attractions. The only negative (and I’m not even sure if the property manager is in charge or the city) would be the gravel driveway has some major potholes needing repair. But otherwise the unit itself was perfect! Already looking at booking again in the spring!

The host is quick to respond. The home is beautifully decorated, very clean and smelled so good upon arrival and throughout our stay. It was easy to get too and very close to the main strip to pigeon forge and Gatlinburg.

What a wonderful stay we had Sunnydale Hollow! The check in process went smoothly and we were greeted with a lit Christmas tree, Grinch decorations, Christmas music playing and the smell of sugar cookies! Kim and Logan thought of everything and even left us seasonal jellies as a welcome gift. We were grateful they allowed our cross beaked chicken, Derp, to stay with us. Derp wears a diaper when out of her house and left a gift for our hosts- 2 eggs! I highly recommend Sunnydale Hollow! And it’s close to all attractions at Pigeon Forge.

The home almost smelled TOO good. It was very modern, clean, and felt comfortable. It was beautifully decorated for Christmas which was a nice surprise.
The furniture seemed new and the kitchen was extremely clean. Pots and pans/dishes ready to use.

We arrived on a dark and stormy night, to find a warm, lit up home to welcome us. You can instantly tell the owners put a lot of time to ensure you have a wonderful stay. This is NOT the vacation rental that ownership forgot, with broken fixtures, visible repairs needed, etc. Home was in A+ condition and communication was excellent.

We have stayed several times in Kim & Logan’s properties. This is the first time at this one, and it certainly did not disappoint!! Always so clean, cozy and convenient to everything!! Kim and Logan are amazing hosts!! They even let us check in early!! We will be back again soon!!
