The view from the window was spectacular, an elevated view of the ocean with the hills in the distance. It was comfortable and clean with a good amount of space. A nice little tea and coffee table with space in the room made making a warm drink easy and pleasant
We were unsure if the mini bar fridge in the closet was actually working properly or not. Something we left in there overnight didn't smell great the next morning. Far from the end of the world, still a great room.

Lack of welcome. The property was not staffed, I saw no-one until just as I was leaving. Bit of traffic noise. Midges! The outside seats were damp from cushions being left out.

It was a lovely quiet spot with amazing views. The room was immaculate. It was room only, but there was tea/ coffee, snacks, towels, toiletries, tv, Wi-Fi. Taxi from centre to Ardlair was only £5.50. We would definitely book again. Thanks Ayesha! So glad we stayed.

I'll just copy-paste the review I left on Google Maps yesterday :)
The house is very quiet, set above road level, with fantastic views over Loch Broom. The rooms and bathrooms are refurbished, spacious, spotlessly clean and smell very nice. The beds are large and comfortable. Breakfast is not included; however, cookies, cereal bars, tea, coffee, hot chocolate, as well as a kettle, dishes and a small fridge are provided. There is an exhaustive list of local restaurants in every room, as well, and Tesco is 5 minutes away by car. Ayesha is very kind and helpful, always available for enquiries, and will give you a lot of privacy and space. I could not have chosen a better place for my 6-night stay in Ullapool. I will return soon.

The guest house is comfortable and in an excellent position on the Loch. The host was very helpful and we enjoyed our stay very much. We would recommend this guest house.

A nice, clean and quiet room with a great view of Loch Broom, located just outside of Ullapool. Lots of nice wee touched including a dram of whisky and the host is friendly and responsive to any queries.

Gorgeous room with a stunning view. Everything was here. Close to Ullapool, beautiful location. Easy to check in. Perfect. Cannot wait to return. 👍

Didn't know there was no breakfast, just snacks in the room. Was a bit pricey for not providing breakfast.
Didn't know there was not an en-suite bathroom, but a private bathroom across the hall. Not a problem.

Beautiful location overlooking Loch Broom and the mountains. Beautifully appointed spotlessly clean room. Facilities to make own breakfast. Complimentary coffee , tea and biscuits. Comfortable bed.

Location is great with an amazing view! Fab stop on our NC 500 trip. Easy check in and the room was so comfortable.

The room was quite clean and warm, with tea, coffee and even some cereals boxes provided. Bathroom and beds quite clean.
The space was small, but enough for three people. Also, although the guides to find the place were quite clear, the place is not lit well to know how to access it by car.

Bedding was plush, huge bed, immaculate throughout. Huge room, crystal glasses and whisky decanter with a few drams in it for guests. What a wonderful touch. Fridge, cereal , crockery etc in room too. A delightful place to stay.

The owner’s young son had been helpful and inadvertently turned off the outside light. The owner couldn’t have been more helpful making sure everything was working properly

The bed was really comfortable and the view of the mountains and loch beautiful! The Seafood Shack in Ullapool is a must do. Yum!

This place was in a top location and the view I got was probably second to none! (Room 1)
Massive bed and I was a single traveller doing the NC500.
The room was immaculate, lovely breakfast table with 2 breakfast chairs looking out over the amazing view.
It had a fridge also, a totally amazing tray with coffee/tea etc etc, but so much of it. Lovely cups, saucers, dining plates, cutlery, so much AND a decanter with some lovely Scotch in, I've never seen this in my life before... Wonderful.
Plenty of parking, easy access and not far from the town where it had a curry house, Chinese takeaway (I had one) and a Tesco., all within 5/10 mins away.
I liked it all BUT , the mirror in the bathroom was to low in that room which wasn't much use really although it was a lovely one, with surrounding lights.
On this particular occasion also, unfortunately I heard some youngster running around in what seemed like it was below me which took away the peace and quiet a little and also this same thing happened at 06:15hrs and it woke me up. No idea what it was but in the room I was in, I had disturbed sleep so I've knocked of a point (I never give 10s anyway).
