Comfort good enough, friendliness good enough but service at mealtimes leaves a lot to be desired. Had a dinner with our family which, despite us being the only ones there, took a long time ! Waiting 45-60 mins for meal to arrive is not acceptable. Breakfast next day was the same (and we never did get our cereal)
Staffing levels need to be looked at.

Positives : lovely features , good size room , comfortable bed , nice table for working , comfortable arm chairs . Parking available.
Negatives : not that we’re fat but a little tight getting into the shower. Some of the finishing / decorating in bathroom and crack repair in bedroom could be a lot neater .
Very warm night and fan appreciated but a little squeaky !!
We also struggled with door but think there’s a knack to it .

it was my first business trip to the UK. I have stayed in several places and hotels but this one was the worst. Dirty, dark, even something as simple as internet doesn't work. Carpet in the bathroom by the toilet is an exaggeration and it's scary to think about what's on it - I think that the UV light would make it visible. If you have arachnophobia, think twice before staying there. Surroundings around the hotel and parking neglected. The hotel staff should know that the floors are also wet wiped, not only vacuumed, but it's more difficult work, that's why no one does it and the floor is sticky. I strongly advise against staying. Such places should be eliminated from the market.

We haven't been in here for over 10 years when Wards we a lovely building and interior, unfortunately it is now very tired and in need of some updating, especially the bathrooms.
1.0
Rooms very small, overpriced, scrapes on walls with paper missing, water marks on walls in bathroom decoration in poor repair, dirty marks on quilt cover and what appeared to be a mustard-coloured throw in quilt cover not a proper quilt.

Warm and friendly and dog friendly!
We couldnt have asked for more!
Connor even arranged for a takeaway breakfast pack for our early morning check out for Eurotunnel! Fantastic!!!

From the reception check in to the actual stay, superb..

The hotel has parking, which is an added bonus,
especially as there is Limited parking in the area. Checking in service very cheerful and efficient. We were showed to our room. As we were getting an early eurotunnel train, a continental takeaway breakfast was provided. This was very nice and fresh, with cinnamon bun, croissant with butter, jam & marmalade, muffin, apple and orange juice box.
Room was clean, airy, not too warm and a good size with twin beds, large bathroom with toiletries, tea & coffee facilities and TV. The room was quiet. The bed was comfortable. Highly recommend. We always stay here the night before we travel to France, as it is only 10 minutes from the Eurotunnel.

We have stayed in many hotels in Folkestone and this one has been the best. The receptionist was very lovely on arrival and even showed us to our room and offered to carry the bags.

Property in its own describes everything on arrival. Great staff, very helpful, instant service, i would give 5* towards the customer sevice. In terms on building/bedrooms, i would say it needs bit of moderning in bedrooms for instance; new windows, furniture etc!

For the price, I must admit I was not impressed at all. Having stayed at less expensive hotels with twice the luxury, comfort and ammenities to offer. Overall, it is not what I expected and after having a closer look at Folkestone in general, it seems as if 21st century tourism is only beginning to make a turn here now. While the owner is making every effort to please, his building is letting him down. It is old, one has to accept that, but not for that high price.

This hotel has recently been purchased by some very hard working people who are restoring the hotel to is days of glory past. The areas where the work has been completed are very well done.
The service from reception and the information about the local areas etc would have to be amongst the best. The food was simply outstanding. The hotel is a credit to the hard working people who own and work it and we wish them a successful future as they continue with their aim of returning this hotel back to its former self.
