The home overall is nice, with decent access to Acadia. To be clear -- there is another, larger home that significantly figures in the property's view of the water and scenery. That isn't reflected in the listing, so for future renters I'd like to reflect that here.

The reviews I read about the view of the Bay and Cadillac Mountain are accurate although I feel that it is something you must experience - it's incredible! If you're looking to minimize your time spent in Bar Harbor or a retreat in the evening, this place is perfect. The kitchen is the most stocked I have ever seen a vacation rental but the deck and kayaks were the best part for myself and friends. I highly recommend.

We LOVED this cottage, the beach access, and kayaking with the seals / right by “Eagle rock” (coined by our youngest)!
We were sad when it was time to leave, as we could have happily stayed here longer.

Great views and property! Enjoyed paddling across the bay to the islands. MDI and Schoodic Point were close enough to get out and do early morning biking/hiking, beating the crowds. House was clean and had a well equipped kitchen to include a Keurig and drip coffee machine. No a/c but the ceiling fans kept us cool enough even on unusually hot days/evenings for Maine in June (mid 90s). Overall, great vacation spot!

No one was there so it was just fine, not sure if someone was staying there how it would be. Ability to access kayaks whenever we wanted was a nice touch.

We had a fantastic stay at this lovely house! It was delightfully off the grid but still had all of the amenities that you’d look for anywhere else. We really enjoyed kayaking in the ocean and gazing at the stars at night. It was a nice ~45 minute drive to Acadia and we would definitely stay here again!

My teenage sons loved exploring the bay in the kayaks. Seals were seen on every expedition. I enjoyed reading out on the deck. This was our base for our 4 days in Acadia. A little far, 45 minute drive, but the peacefulness and the views were worth it. 2 minor peeves were the inability to adjust the thermostat. It was in the off position and pin locked, so the only way to cool the house was to open the windows. The screen doors were extremely difficult to roll and made a screeching noise every time you went in the deck. Overall we enjoyed our stay.

We loved this location so much. The photos do not do it justice. The views are beautiful, the property is amazing, and the privacy was perfect. Even though it was about a 40 minute drive to Acadia, being able to escape the crowds of Bar Harbor made the drive worth it. We would stay here again in an instant! The bed was super comfortable, the kitchen was well stocked, and it was great to have a washer/dryer.

Great spot to explore Schoodic or Bar Harbor / Acadia. Lovely view of Bar Harbor / Cadillac and great layout. Perfect for one or two couples or family of 4. Kayaks were a wonderful addition. 50 min drive to Bar Harbor / 20 min to Schoodic, with a bunch of restaurants and stores in between in case if you need anything.

We had a wonderful stay in Sullivan, love it’s location as it is close enough to many areas we love, but still far enough away to provide peace and quiet. The guest house is very nice, clean and well equipped. We had a stretch of cool rainy weather while we were there, so we didn’t get to use the outside amenities, but did stay warm and comfortable inside.

I cannot say enough about how truly breathtaking this property is. The pictures do not do it any justice. We loved every second spent here - cooking, relaxing on the porch, exploring the waterfront, etc. It is about a 40 minute drive to Acadia from here, but we enjoyed being able to get away from the crowds to relax in complete peace after a long day. The kitchen is stocked. The main bed is extremely comfortable. Being able to have the porch doors open with screens was a huge bonus for us. We didn't get to use the kayaks but wish we could have - we just ran out of time. It was super nice to have the washer/dryer as well. Literally one of the best VRBOs we have ever stayed in - worth every penny. We hope to come back one day!!

This was by far the best rental I have ever stayed in. We started each day with hiking in Acadia and then enjoyed stopping at the roadside markets (highly recommend J&P) and ice cream shops on the drive back to Sullivan. Back at the house, we loved spending the afternoon kayaking, and we saw many birds and seals. Around dinnertime, we grilled and stargazed around the fire pit. Waking up to the gorgeous water and mountain views from the living room was the icing on the cake. Thanks for a fantastic stay!

Our family had a great time and enjoyed the beautiful view of the bay! I did try to contact the manager to ask about A/C but no one ever called back. Fortunately it cooled off the rest of the week and we were fine. Overall, it had everything needed and time went so fast we didn’t get to try kayaking, I would recommend this place!

Nice house. Two bedrooms. Big open concept living room/dining/kitchen. Nice porch overlooking the bay. Kayaking was great. We saw seals, porpoises and a bald Eagle.

Once again a wonderful stay
This is our third time staying here, and everytime we do we have loads of fun. The location is beautiful-- rain or shine. You can see Acadia across the water. The updates to the location since our last visit were nice. Hope to stay again in the future.

Beautiful property and very clean! Had trouble trying to get in touch with the contact listed on property when we were arriving as we needed to ask a question but ended up not needing their assistance after all. I would highly recommend this property!

Lovely spot along the Maine Coast. Premises were clean. Kitchen had adequate cooking supplies (including lobster tools). Everything as described in ad.
This cottage is in the rear of the main house. Because it is up high, the view of the bay is beautiful (albeit obstructed somewhat by the main house).
With no one in the main house it is quiet, peaceful and full access to fire pit, kayaks, etc...
With guests in the main house (11 adults on our last evening) the experience is very different.

Kayaking and great view
The kayaks were a big perk. The rooms were smaller than they appeared in the listing. The view, while lovely, was partially obscured by another house. The kitchen was well equipped. But the decor was a bit shabby and had too many Knick knacks. However we still managed to have a wonderful stay.

Overall okay experience but not what I paid for
Was pretty disappointed in the location. This is not on the water and it is not private the other home on the 6 acres is directly in front of this one and that one is actually on the water. This is not really waterfront but you are up at the top of the hill so you do get a great view. The photos of the screened in porch are of the other house. Fire pit, picnic table, rope swing and kayaks are behind the other house and below their deck so we didn’t feel comfortable using them. The “path” to the kayaks is extremely overgrown and gross to walk through.
For how far away it is from acadia and not actually being on the water I think it’s a little over priced. I don’t like the fact that they were deceitful in their listing.
The actually cottage Itself was nice clean and had basically everything we needed and stocked. Had games too! Make sure to bring your own seasoning condiments toiletries and paper products (paper towels and toilet paper is not provided)

Wonderful rental. Our arrival was seamless with contactless checkin. The home was the cleanest home of any rental we have ever stayed in. Sunset fires were spectacular as were the views of Cadillac Mountain..

A perfect getaway
This was the perfect location for our much needed getaway. The house is in a quiet location, just a quick ride to Acadia and Cadillac Mountain. We enjoyed peaceful mornings watching the fog lift to reveal a beautiful bay spotted with islands and birds searching for a shellfish breakfast at low tide. The kayaking with seals was a special treat!! We highly recommend this house if you are looking for a peaceful escape that is in close proximity to so many outdoor adventures in Bar Harbor.

Very nice place to unwind for a few days. Right on the water with beautiful views. Would not recommend staying there as a jump off spot to visit Acadia as it is a bit far, but still worth staying there a few days to just relax and enjoy.

Wonderful place
This was an ideal location from which to explore the area including Acadia national and the Schoodic Peninsula. The property is situated on a quiet bay that was ideal for kayaking, paddle boarding, swimming, or just relaxing on the deck or waterfront with a spectacular view. Often it was just us and wildlife on the bay including seals, dolphins, bald eagles and Osprey.

A gem of a refuge.
Lovely place with stunning views of Flanders Bay. The house is ample, very comfortable and clean. There is a larger home close to this property, but despite of the fact that there were big families with kids staying at the same time, we welcomed the voices of the kids having fun.

Charming Maine Hideaway...
The first thing you notice is the view... In spite of the property between this unit and the shoreline, the view of the bay and Bar Harbor on the other side was special. Quiet, secluded... time spent on the deck overlooking the water watching the birds and an occasional fishing troller was appreciated tranquility.
The cottage itself was as presented in the photos and described in the listing. Comfortable, clean and nicely furnished... it clearly reflects the hosts pride of ownership. Fully stocked with table and glassware... linens and towels... and equipped with a relatively new dishwasher and washer/dryer, this place was clearly a home away from home.
My wife and I chose this rental because it was not anywhere near the traffic of the Acadia National Park and Bar Harbor... a solid 45 minutes away. The Park - the reason we are all in this area - is worth every minute you can spend there. The rugged shoreline, the majestic vistas and tranquil paths... it is simply spectacular. Bar Harbor - with its charming veneer, numerous shops and quality restaurants - unfortunately is like every tourist town you've ever been too... far from the quaint fishing towns you might find elsewhere. You need look no further than the 2 cruise ships in the harbor every morning to know your walk through the town will be very slow. While you must take it in once... maybe return for the food... your time is better spent in the Park. Also, the Schoodic Peninsula is a must for all the reasons other travel bloggers have cited... especially given its proximity to this cottage.
We navigated the restaurant scene using Google/Yelp/Trip Advisor with great success. Chippers (Ellesworth), Smokey's BBQ and Lobster Pound (Trenton), Rose Eden Lobster Pound (just outside of Bar Harbor) and the Chart Room (Bar Harbor) for a deal on lobster at lunch time... all good.
Ultimately, this place served our purposes beautifully. We had a wonderful stay and would highly recommend it for your trip as well.

Great view, quiet retreat
We very much enjoyed our stay in Sullivan. The Kayaks were a huge hit, we took them out many times over the course of the week were were there. We loved being so close to the water and appreciated being within a short drive to Acadia. The other rental on the property, closer to the water, did not cause a distraction, it was fully rented the entire we were there. We were envious of their screened in porch but with the two large sliding glass doors, it was almost like were sitting outside in our rental.

We had a wonderful stay here while visiting Acadia and Bar Harbor. The home was beautiful and the views spectacular! Just be aware that it is a good 40 minute drive to Acadia and Bar Harbor.

Not Private
The cottage in Sullivan was cute, clean, fully stocked and the beds were very comfortable but we were not aware that the other house on the property would be right between us and the ocean which did not make the cottage truly waterfront or very private. The ad stated we would share the acreage with another house but did not say the house would be right in front of ours so that was disappointing. There were kayaks to use but they were kept under the porch of the other house. The grass and weeds on the lawn and around the picnic table were very overgrown so it was not comfortable to sit at or use the yard. There was no seating around the fire pit so that was not able to be used either. The pictures of the outside of the property in the ad are not accurate as it looks like you have the ocean right in front of your balcony but that is only for the other house and not the cottage. It truly does take 45-50 mins to drive into Bar Harbor. If you stay here I would recommend going to Winter Harbor as it is nearby and you can enjoy the rocky coast, amazing hiking trails and scenery with much less traffic and half the drive time.
