About this house rental
Oak Barn is a renovated barn surrounded by fields on the edge of the historic village of Braunston on the Northamptonshire/Warwickshire border. The barn is within the grounds of Westfield House and surrounded by 27 acres of fields which border the Oxford Canal. From the barn there are some lovely country walks along the local canals and if you are feeling more adventurous the Jurassic Way passes through the village.
Oak Barn is 2 storey and has 2 bedrooms, both with en-suite, lounge/diner, kitchen and downstairs toilet. At the rear is a private patio area with garden furniture where you can relax and enjoy views over the surrounding fields.
Kitchen - fully fitted kitchen with electric cooker, washer/dryer, dishwasher, fridge, freezer and microwave.
Lounge/Dining Room - large window with views over the front courtyard area, dimplex electric stove, samsung flat screen tv complete with amazon firestick and amazon prime video, dining room table and 6 chairs and large comfortable corner chaise style sofa.
Master Bedroom - kingsize bed, samsung flatscreen tv and 2 windows overlooking the front courtyard.
Master en-suite - slipper bath and large shower enclosure.
Second bedroom - 2 single beds and walk-in wardrobe
Second en-suite - Corner shower enclosure
Many attractions are nearby including Warwick Castle (22 miles), Althorpe House (11 miles), Silverstone (21 miles), Towcester Racecourse (19 miles), Canons Ashby (14 miles), Stratford-upon-Avon (30 miles), Draycote Water (7 miles) and the NEC (27 miles)
Rugby Railway station is only 8 miles away and provides trains to London Euston that take about 50 minutes. Birmingham International Airport is only 27 miles away.

Fabulous few days staying at Oak barn. Great location for our visit to Crick boat show. Lovely edge of village location with pub/restaurants near by. Had a fabulous canal walk from property. Very warm welcome on arrival and essentials pack. Beautiful master bedroom, great kitchen, dining and living space. Beautiful view over the fields. Would definitely recommend.

We were visiting my family in the UK and chose to stay nearby as we have small children.
Amanda is a very gracious host. She has thought of almost everything right down to the tea pots and a welcome package of food essentials (which was most appreciated after a nine hour flight and 90 minute drive).
It was very hot during our stay and the UK isn’t known for an abundance of air conditioning. This meant the bedrooms in particular had to be aired out with fans hours in advance of bedtime. I think the hosts will provide these if you ask.
We stayed for 2 weeks which is a pretty long tenure, so we encountered issues that I don’t think would happen with most guests. We weren’t allowed to wash linens which meant we had to negotiate new sheets with the hosts. I think it would be easier if there was a linen cupboard inside the property (especially if lighter bedding is needed during unexpected hot weather).
But we enjoyed our stay here. The boys loved exploring the cottage and playing hide and seek in the little dressing nook in their bedroom. There was enough room to entertain friends and family when they popped in.
The village is lovely with walkable pubs and restaurants, and many rambling footpaths and towpaths along the canals. I would recommend this property to others.

We enjoyed 5 nights at Westfield Barns. It’s a great location to tour around. We loved the opportunity to walk into town for groceries as well as to The Boat House Restaurant for dinner. The beds are extremely comfortable and the kitchen is well stocked.

We chose the barn for its proximity to family and suitability for our family of 4. It was exactly what we hoped for and more. The house was comfortable and welcoming, the setting glorious and location excellent. Unfortunately we had to shorten our originally planned length of stay due to circumstances out of our control and really regretted having to do so as we could have easily stayed on happily for much longer.

A brilliant base for walking The Jurassic Way and other footpaths. Great Accommodation which was spotlessly clean and extremely comfortable. Everything you could possibly want in a holiday rental was provided. The hosts were friendly and helpful and went out of their way to make our stay perfect.

Our second stay at Oak Barn was just as fantastic as our first. This large property has everything you will need for a short or long stay. Walking distance to pubs, stores, and cafes, the location worked perfectly for us. Well done to Amanda and Matt for being incredible hosts with an amazing property.

Relaxing stay, beautiful views, immaculate property
Fabulous property with everything you need for a relaxing break. It was lovely waking up to see sheep grazing next to the property. A short walk into the village, and lots of choice for canal and country walks. Good choice of pubs within walking distance and the Boat house did an amazing Sunday lunch. Amanda and Matt were great hosts and were there if you needed them. The property was superb, furnishings were top quality and spacious with everything you needed. Even an outdoor area to enjoy more views and a glass of wine. Great stay thank you, 5 stars x

Beautiful barn conversion in a beautiful place
Oak Barn was simply beautiful. A huge space for a very comfortable stay. Lovely beds, facilities and everything you need for a restful, stress-free stay. I stayed with my two children and mother for a week, whilst my mum stayed on an extra week. There were fantastic views of the canals which my mum adored. A lovely location to walk around and everything else just on the doorstop or not too far away. Overall a great stay.

Great base for walking holiday
My friend and I stayed here as a base for a 1-week canal walking break - for which Braunston is ideally situated. We were a day late arriving due to a car breakdown and it was great to be able to give updates to the owner via HomeAway.
The property is spick and span - and clearly Amanda & Matt are keen to keep it that way, given the abundance of notices regarding rules - understandable given the standard of furnishing though perhaps also slightly oppressive.
The kitchen in particular is so well-stocked with both utensils and store cupboard ingredients (salt, pepper, vinegar, tea, coffee, milk etc.) and there was a welcome pack including all one could wish for and more including a lovely chocolate cake. Indeed, in terms of both kit and food, I’ve never stayed anywhere as well-provisioned.
On our last evening, we had a minor plumbing crisis when a bathroom tap came off its moorings - but when I went round to the main house in a flap, this was very promptly fixed by Matt and with a smile (that really counts !)
Not many negatives here - only the parking - a big expanse of gravel in front of the barns is not open for parking, (presumably because it would spoil the appearance ?) - I get this, but it would be nice to be able to use it for loading & unloading on arrival and departure.
And a second clothes drying rack please ! Maybe a DVD or Blu-Ray player too.
All in all, though, a positive experience and a place that seemed higher spec than I would have associated with this price bracket. I’d certainly go back if in the area again.

A fantastic vacation in Oak Barn
Oak Barn is a wonderful and fabulous cottage, lovely maintained and beautiful furnished to feel homely. Everything is immaculate and in the kitchen there were some much appreciated food staples upon arrival.
The surroundings is very idyllic, peaceful and quiet. Amanda and Matt are very nice, sympathetic and helpful people who understand that their guests feel very comfortable. We felt very well and we will definitely be back

Oak Barn was truly wonderful. We stayed for 3 nights and didn't want to leave. The setting, cottage, facilities and hosts were simply faultless.

Great stay!
We had an amazing stay at Oak Barn. Everything that we needed was there and more! The place is immaculate with some much appreciated food staples upon arrival. There were a few minor issues that Amanda and Matt fixed right away. The area is lovely with a store within a short walk. If you do get the chance to stay here, make sure you to try the floating cafe, we only figured it out on our last day. We would definitely rebook the Oak Barn!

Amazing and beautiful property in a fabulous setting
What can we say? Who wouldn't love Oak Barn? Every room is equipped and dressed to a very high standard with a real feeling of luxury including the outside space. Perfect balance of rural idyllicness and accessibility to everything you would want within easy reach. Wonderful owners who achieve what so many find so difficult: being on hand to welcome and answer queries and allowing their clients the peace and quiet to enjoy the best break. Don't change a thing. We will be back.
