This beautiful apartment on the top floor of this English Heritage grade 2 listed, rare Modernist / Art Deco building, was one of the first specifically designed penthouses ever in the UK.
Offering a comfortable feel throughout, the apartment boasts a large private sun terrace in which you can enjoy extensive direct sea views and the beach front of Brighton from every room. It's so chilled sitting and chatting enjoying the view. Whether the sun is out or not I love to start the day sitting on the sun terrace/balcony with a coffee or tea in hand and watch the sea crash against the beach, the sky ever changing and the people of Brighton going about their morning plans. At the other end of the day, a favourite is drinking a few cocktails just as the sun goes down and the lights of Brighton begin to illuminate.
Annual gas safety certificates checked and awarded and copies available. Fully built in fire alarm system throughout the building, inspected and tested weekly. All furniture with the highest standard fire safety marks. This, all in a building that has been around since the art deco / modernist period!! Well maybe, that's why it's still showing itself off on the seafront of Brighton and protected by English Heritage!
Onsite parking, at very reasonable rates, maybe available. Please let me know and I can check with the parking space owner and book for you. Otherwise on street parking is directly outside on the seafront and also being near both a further bookable parking company and an underground secure gated car park within 2 minutes walk at reasonable rates, your car won't be an issue if you aren't able to arrive by train.
The bandstand on the sea front, close to the apartment is always entertaining, whether it be a wedding, a theatre production rehearsal, bands playing, dance practice, or just visitors checking it out. Hours of people watching fun!

Entering Embassy Court you will use the electronic key fob to access the building, providing complete security. You will take the lift to the top floor. Entering the apartment you will see the long corridor leading down to the sitting room. On your left is the compact shower room, with a double sized rain shower. Just what you need to get you ready for the excitement ahead. On your right is the spacious bedroom, with a wall of windows, affording panoramic views, not only of the seafront but also over the city, with its sparkling lights at night. I hope you get the wow effect as we do, it really is a great view especially when the sun is out to play. Luxurious bedding tops a luxury, top end, handmade mattress to give you a great nights sleep. A dressing area with wardrobes, giving plenty of space, for whatever you may bring. For those having to combine some work with their pleasure, this area is suitable to work from, with a desk and SuperFast Wi-Fi internet, although the view down the seafront can be a little distracting. Continuing down the hall, the next room on your left, is the stylish kitchen, yes it's not palatial but perfectly suited to create a feast for four, with wood surfaces, white high gloss cabinets and amazing views west over Hove seafront. All the equipment you need is provided and for coffee lovers the Nespresso coffee machine is a delight! Finally you reach the sitting room, giving ample space for dining, relaxing, having fun! The sofa converts to a comfortable king size bed, even when out, it leaves plenty of room to move around. Doors open out onto the long sun terrace, and the views. It spans the full length of the apartment, it really is special - but don't let this stop you from exploring Brighton and Hove.

It came into fashion around 1780 when a local doctor, Richard Russell, prescribed sea bathing as a health tonic. With the Prince of Wales as his patron, London society quickly headed to the coast. The antique shops along The Lanes of Brighton, when it was little more than a village over 800 years ago. The pubs and restaurants in this area are full of character as they are throughout Brighton. The North Laine is another wonderful area of the town and when the village started to expand, this is where it expanded first over 750 years ago. It now has delightful boutiques and cafés, and occasionally some street entertainment. The well known Komedia Club is situated here, which is famous for its comedy, live music and cabaret acts. Brighton and Hove is filled with stunning Victorian buildings with exceptional buildings along the seafront of Hove. Turn right out of the apartment building and all along the front here the buildings can only impress from a time gone by.
There is a plethora of museums, theatres, and of course the famous Brighton Festival throughout May each year showcasing some of Brighton's best! Brighton's buzz is on full show throughout. Check out the Brighton Festival website describing it as an annual celebration of music, theatre, dance, circus, art, film, literature, debate, outdoor and family events - taking place in venues both familiar and unusual across Brighton & Hove for four weeks every May. First impression of the building was that it could do with some TLC but after seeing all the information around the building of its history we realised that it is an iconic building that work has started on to smarten up the appearance of the facade.
The apartment itself is light and airy with amazing views. The one downside we found was the sofa was not very comfortable. When renting an apartment we like a home from home to relax in the evenings or if the weather isn’t good and did not find it met our needs for this.
Overall we had a great stay and the hosts were very accommodating, offering early check in and late check out when available, which was a bonus. The apartment is centrally located within a short walk of the centre of Brighton and the quieter area of Hove in the other direction.

We had a wonderful stay the place was excellent. The bed was very comfortable with nice linens and pillows (this is vip to us). within easy walking distance of everything and yet quiet, we loved the terrace and apartment and our host James went above and beyond we would stay here again no question

My wife, daughter and I loved our stay here. James was the perfect host, with everything explained carefully and in detail in advance of our stay, and invaluable local knowledge shared with us upon arrival. The apartment was stunning and spotless. The balcony was ideal for watching the sun come up over coffee, and watching sea swimmers and dog walkers over cocktails in the evening. We will be back!

My daughter and I spent a week in this beautiful flat while visiting from the US to look at the universities in the area. James met us at the property and showed us around and stayed to share his thoughts about dining, sightseeing, his experiences in Brighton and most importantly going to school here! The view is amazing and the flat is very nice and accessible to all of the things to do and see in the area. We will be back and plan to stay here every time!

Our 3rd visit to Brighton and this time the weather was certainly in our favour allowing us to take full advantage of the spacious Terrance and lovely beach just over the road.
The property was spacious, well furnished and very clean. The owner, James, welcomed us and gave us confidence that he was just a phone call away if we had any problems- which we didn’t .

The property was exactly as described so we had no surprises at all. It’s in an excellent location for everything that Brighton and Hove offers, most in walking distance. The apartment was very well equipped, extremely clean and comfortable, fantastic views (10th floor) really good info from James both written in the apartment as well as via email prior to our stay. The apartment was very good value for money, very well maintained and looked after. The balcony is a great asset and we made good use of and it’s views, in spite it being February. We would warmly recommend it for any couple or single of any age as it’s very easily accessed via the lift and James really helpfully organised parking at a good rate. Great place.

We had a superb break in Brighton at this beautiful property with a gorgeous view of the sea and the old pier. The location is fantastic, close enough to be part of everything but just enough distance away for peace and quiet and to feel like a local.
James could not have been a nicer or more attentive host, and his recommendations for places to go or eat were amazing.
We would not hesitate to recommend this lovely flat or its fabulous host to anyone. Five minutes sat on the balcony with a glass of wine and the world will melt away. Thank you, James. We'll be back!

In the heart of the seaside
Great property in ideal location for everything in Brighton and around. Fantastic views along the coast from both sides of the apartment.
The property is well equipped for self catering but also walkable to dozens of lovely restaurants nearby, plus of course the ubiquitous excellent fish and chip takeaways!
Be aware that parking is a bit of an issue if you have your car with you (as the on-site parking isn’t always available) but miraculously we managed to get a paid parking space outside the building every day and overnight parking from 8pm to 9am is free.
James and Stephen were on hand if we needed them but not intrusive if we didn’t! We got great tips on local walking within a few miles along the coast and also up into the Downs.

That View Though!
As could be expected in a listed property built in 1935, there were some quirky things about this flat, but the location and the view can't be beat. I'm sure I annoyed my friends and family to no end with the copious amounts of sparkling water photos I sent them! Even when the weather wasn't great, the walls of windows allowed for lovely views while listening to the calming sound of the rolling waves. Host-master James was super helpful, even going so far as to help me shift my belongings up to the flat when I got there and back down when it was time to leave. Thanks for a lovely stay, James!

Wonderful flat and great location. Very friendly host as well and very responsive. Very comfy bed and living room. The apartment was very nicely lit throughout with dimmer lighting options too. Loved swimming in the sea just across the road. Would’ve liked a picture of the bathroom in the listing but not a big deal for us really.

Outstanding view and great location
My family really enjoyed staying at this property. It is very centrally located with amazing views from the balcony and windows. James was on hand and arranged car parking for us which made it possible to leave our car parked up safely throughout our stay. Brighton itself had a good vibe with a pebble beach and lots of great restaurants.

A lovely short break
Had a great time in this fabulous apartment with fantastic sea views for virtually every room. Could even here the waves from the bedroom. Location couldn't be better and James was in contact even tho he was abroad at the time. We will return and thank you James.

Apartment was very clean with fantastic views from the living room/balcony and kitchen. All utensils were supplied for cooking ect. Parking space a great help. Owner very personable and keen to help! Perfect position for shops, beach, restaurants and marina. Apartment is on the 10th floor so not ideal for anyone with even mild vertigo but other than that, very nice.

Wow! The apartment is gorgeous, everything you could possibly need is supplied and on top of this you have a large suntrap balcony with excellent views.
