This cozy, but spacious 3-floor cottage boasts 3 comfortable bedrooms - (1 king, 1 full and 2 twins) and two full baths - one on each floor.
Open plan living area, hardwood floors, lovely, bright dining room with French doors leading to a walk-out deck. Fully furnished with all the amenities for cooking.
The basement TV/game room has a large flat-screen TV and games.
The extra-large deck off the dining room is great for alfresco dining and gathering, featuring a BBQ grill, as well as small private yard to relax after a long day at the beaches or to play lawn games.
Other great features to make your stay enjoyable: Wifi, cable, off-street parking, full size washer/dryer in laundry room, bed and bath linens provided, in summer months-window air-conditioned in the upstairs bedrooms and/or fans for continuous air flow, portable air conditioner in the living room and portable air-conditioner in the basement.

This was the perfect spot for us. My husband and I, along with our 3 adult children and significant other, had a wonderful weekend. It was so quiet and secluded but convenient to the wedding festivities. It was a nice walk to The Cliff Walk and an easy Ride Share drive to all that Newport had to offer. We spend most of our time on the outdoor deck! Our host was very responsive. We would highly recommend!

My family of 4 (2 adults, 2 teens) had a wonderful stay in the Mermaid Cottage! This is a very nice, updated house with 3 bedrooms (with a/c!!!) and two nice sized baths. In addition, the basement space is very roomy and comfortable. The host was exceptionally helpful and accommodating. First beach is within walking distance and all the shopping and restaurants of Newport are a quick drive. Very relaxing, easy trip. If you have an oversized SUB, it might not fit in the garage.

Formerly from RI but never stayed in the purgatory rd area. We loved this location and will definitely return to this area over downtown Newport. It’s so convenient and yet a country setting. The house served our needs very well. It was a heat wave during our stay and the ac worked well. Older home but clean and beachy.

We traveled to Newport for a wedding at Castle Hill and stayed with our three (adult) children at this house. It was exactly as advertised online- a very quaint, clean rental and everything we needed. The property managers were terrific, provided a ton of information and were very responsive. Overall a great stay.

This is our 3rd stay at the Mermaid House and each year we enjoy it more! The host, Jackie, is super responsive. She always responds immediately to any requests or questions. The location is perfect! Walking distance to beaches, restaurants and shops. The house is updated every year and the kitchen is fully stocked with cooking supplies, and is such fun to cook in. The spacious deck is perfect for dinner and cocktails. The beds are super comfy and the bathrooms are clean. We will be back again next year!

An idyllic location that was walkable to the beach and cute cafes/ restaurants— and for long walkers like me, I was able to go to the seaport every morning, too! It was wonderful for a group stay and highly recommend.

We had a wedding at Castle Hill Inn and this was the perfect location to stay!
Close to the beach. Close to tons of restaurants and Thames St. and just so much to see and do! Only 2 mins from the Cliff Walk. We loved this home. We had 4 adults and 4 children under 6 years old, and we enjoyed this cozy home and all its amenities. Sheets, towels, everything we needed was at our fingertips. Even a beach wagon and beach toys. :)

We enjoyed our stay very much! The location was perfect, an easy walk to the beach, close enough to everything, but it still felt very private. It had a beautiful deck.
Our trip was quick and busy, so I wish we had more time to enjoy the house. It was fully stocked and had everything we needed in the kitchen. It had more room than we needed. It was very big and we all had our own space.
Check in was very easy . I appreciated the detailed information about parking.

This was our 2nd time staying at this property. Close proximity to the beach and downtown Newport. Plenty of space inside as well as outside backyard and deck with BBQ. Excellent communication from host. Would stay a 3rd time!

We just left this morning (July 26-30), after a four night stay.
“We”, being myself, my two adult sons and their ladies, plus the mom of one of my son’s girlfriend.
It was especially important for me, to have a good spot to stay, as l get to only spend a few days together infrequently, with my sons, so finding the right house and location was paramount.
I wanted to have a hassle free vacation to celebrate my 60th, which we did.
Jackie, our host, was always available for even my most ridiculous of concerns before coming. Very friendly and accommodating.. and…patient! Lol
The house was clean, spacious and definitely was able to accommodate all six of us, with having the finished basement, as an extra room to socialize or sleep in, if anyone wanted to spread out.
It was both comfortable and homey.
We were able to access beaches closely in any direction and the Gills, supplied beach chairs, boogie boards and a beach wagon to get it all to the beach.
You can drive also, which will be a $20 parking fee, but the beaches themselves, are free.
A big point for us, was how close we were to downtown Newport! A great place for dining out and walks down by the water.
Maybe a seven minute drive.
We loved how private the back deck felt, with the strategically placed high shrubbery.
It was great to have two full bathrooms, which saved any arguments lining up to shower! Lol
The kitchen is roomy enough to allow two people comfortably prep meals. ( But you also have a BBQ grill on the deck)
Anyone like me, who likes a cooler room, will be fine with the adequacy of the window and plug in AC’s, plus… the living room ceiling fan.
The road the house is on, is pleasantly situated on a fairly quiet road, making a good nights sleep no problem.
All in all, we were very happy with this house and how the Gills have set it up.
We absolutely recommend it and hopefully will get to return in the future

Wow, this property was perfect, I could spend all night sitting on the back deck in the ocean breeze. The house was clean and very accommodating. I would love to come back again and hope to be as soon as possible.

lovely house with a beautiful back porch that serves as an additional sitting/drinking/chatting room for the entire time. Easy communications with very responsive host and walking to beaches is a plus though the street noise can be a bit bothersome until you get used to it. Overall, lovely stay that I highly recommend

House is situated directly between the 2 primary beaches, making it an easy walk to both. Loading the wagon provided by the hosts with all beach accessories helped avoid paying the fees for parking which was a plus. The house was not what I would call "clean" upon arrival. Dish drain in sink was dirty & had remnants of food. There was crumbs everywhere but especially on the counter and in the draws around the sink. The floors were dirty & the primary bath upstairs had hair in the tub.
When informed the owner offered to bring the cleaning service back but we declined and cleaned ourselves.
Overall condition of the home was borderline satisfactory & could clearly use some paint and upgrades. Prior to checking in the owner informed us that the locks on the sliders to the patio were not functioning properly & to use the access door instead. A minor inconvenience for sure, but why not have the slider locks fixed? Internet access was poor & the code in the guide book was not correct. Had to contact owner for right code.

This house is central to most everything you might want to see, and quite convenient in location. Its very bright and pleasant. More than enough pillows, towels and linens and comfortable beds. Well equipped kitchen. Very cute and comfortable and plenty of space for our family of 5. Parking was challenging - if you have a full size SUV you're going to struggle to fit. Our mid-sized SUV would not fit in the garage, though we did have garage access.There are several doors that are either challenging or downright impossible to lock, which was my least favorite part of the house. Basement has a little bit of mildew smell but we didn't spend much time there - there is plenty of room elsewhere.

We stayed at this beautiful home for a wedding in Newport/Middletown, and it was fantastic. Great location, the home was beautiful and very clean, and had everything we needed. It was unseasonably warm the weekend we stayed, but the AC units worked very well overnight. The owner was incredibly helpful and communicative during check in and check out. Would 100% recommend.

My two friends and I wanted to stay somewhere we could easily hang out in the evenings but with our own space. The Mermaid Cottage was a wonderful place with a bedroom for each of us and we used the main floor and basement to chat and catch up at night after exploring the area. The location was fantastic as we could walk to the Cliff Walk, some restaurants, etc. Jackie was great at communicating with me in advance and while we were there. She provided a lot of helpful information for someone new to visiting the area. Everything went incredibly smoothly.

Window unit air conditioners in each room. Easy to communicate with owner. Great lobster rolls at Snack bar at first beach, but watch out for the seagulls when you eat! :)

The Mermaid Cottage provided a warm and welcoming home for me and three friends during our stay in the Newport area. The house was cute, clean, and provided everything that we needed. The deck is beautiful and we were able to enjoy our meals outside. Would definitely recommend!

The house was lovely and spacious. The deck fantastic. Everything from kitchen gear to brand new beach chairs and cart was ready for us. And the location - walk to beach, Cliff Walk and Middletown and very short drive or 45 minute walk to Newport. Could not be better.

The house is situated in a convenient location and is well-equipped with all you need (including friendly neighbors). It was just the right size for a family of 5 with young kids. We enjoyed walking to First Beach and the beach wagon provided with the house was super helpful! Jackie was very responsive and gave great recommendations for dining and kid activities. The deck is very spacious and there are several other relaxing spots throughout the house. It is definitely an older home, with remnants of its age most visible in the upstairs bathroom and kitchen. Overall, we really enjoyed our stay!. Extra special for “thank you!” to Jackie for quickly and graciously mailing us our kids clothing items that we accidentally left behind!
