My bathroom was private near the entrance but not en suite

The room was small but clean, the bathroom is outside of the room. Breakfast was good, small quantity and instant coffee. Everyone was nice.
Finding the location was a little bit confusing because there is no a sing in from, it looks like a normal house from outside.

We arrived late at the airport and this place was good to stay for one night.
It was not dirty, but it could have been a bit cleaner.

The breakfast was local and delicious! The staff were very friendly. There is a lovely garden with a table for you to sit and enjoy the sound of birds. The rooms are big with large comfortable beds. They provide clean drinking water. The free shuttle from the airport is easy to organize.

The property had a nice king bed I had booked a shared bathroom lady was kind to give us a private one. with no extra charge.
I would have rated this stay a 10 if it had AC. but there was no AC and it was kind of hot. I opened the window but still warm.

This place is conveniently close to the airport, comfortable, and has a nice breakfast and a very friendly and helpful hostess.
There is some airplane noise, given the close location to the airport, there is nothing interesting about the neighborhood, and there is nothing identifying the home/guest house from the street.

My flight was changed last minute to an overnight transfer next morning. Researching and making a last minute decision on suitable accommodations - especially when needing to depart at 4am - is stressful. However, that quickly disappeared when I started communicating with the host who was beyond exceptional in working with me on taxi pick-up/drop-off details, communication and follow through, and she was kind enough to leave me a to-go breakfast even with a really early departure. The host, accommodation, taxi drivers the host works with, very close location to airport, etc. is hands down one of the best lodging experiences I have had in all of my travels.

Hostess Madelina could not have been more accommodating from the minute I booked our stay. Although it was only for one night she was so helpful in terms of how to get from A to B whilst in Guatemala and also with organising our transfer from airport. Even though unfortunately we were delayed and arrived 3 hours late at 12.30pm, she was there to greet us and maintained contact throughout.

The host, Magdalena, is fantastic - very friendly, helpful, and responsive. Location is great too - quiet and close to the airport. And the beds are very comfortable and rooms spacious. It's better than what you'd expect for a 2-star hotel/B&B. We also enjoyed our typical Guatemalan breakfast (scrambled eggs with tomatoes and onion, frijoles, bread, coffee) while getting tips from another traveler. We liked the place enough that we stayed again at the end of our trip.
Our major ding is the lighting. We stayed here twice and our first room had slightly better lighting but both rooms could use more light once the sun goes down. (They both had large floor to ceiling windows so plenty of light during the daytime.) In our second room, we could barely see well enough to be able to repack our bags. It was also a little warm at night, but we slept well.
