Casa Palmas is located in the luxurious tropical resort of Playacar phase 1, in Playa del Carmen. Tropical gardens surround this home, with the Xaman-Ha Aviary as your neighbor. Three terraces offer you the view to nature's sacred paradise. We are footsteps away from the white sandy beaches. Mexican sophistication is featured in this romantic dwelling. Casa Palmas de Baja Mar is a four-story home which sleeps up to ten people. It has four bedrooms, three baths, two full kitchens, two dining rooms, and two living rooms with one sleep-sofa. All carpentry is handcrafted in mahogany. Our private pool has a purified water system. We have central air conditioning and ceiling fans everywhere. The villa now has a UVA purified water filtration system. We also have High Speed wireless Internet connection for your convenience so bring your laptop.

Pauline is an incredible host! She made our stay wonderful and was extremely helpful. In addition to quick and helpful communication, she helped us arrange shuttle ride to and from the airport and connected us with a driver who could take us to and from the wedding we were attending. The local property manager, Sergio, was also very helpful. We were able to hire his mother to cook a dinner for us one night--the dinner was excellent. The property was just as described. Safe and clean neighborhood with security staff + very close to the beach. I highly recommend staying at Pauline's residence in Playa!

The place was an amazing experience, Pauline was attentive to every need we had. I would easily give it more than five stars if I could. The place was clean, spacious, and had a great feel about it. The beach was so close and 5th Avenida was not too far but far enough to avoid the noise. I’d love to stay here next time we come to Playa del Carmen.

Pauline offers a nice 3 story house with a plunge pool out front. There are also nice terraces upstairs to enjoy the sun. Sergio is helpful and his mom makes some wonderful dinners. The beach was pretty but we had the bad luck that nobody can predict of seaweed washing up on the beach. The beach is quite close. There is plenty of room for families and 2 kitchens. We did hear some distant construction work the first 2 mornings of our visit but in short order I am sure the team will move along.

From the start Pauline was great. She checked in throughout the trip and was very attentive.
Sergio is the property manager and he goes above and beyond our expectations. He was very attentive, can get you any excursion, and airport shuttles. Our group did last minute changes and he was outstanding.
The fan upstairs wasn’t working and it was fixed immediately. The shower head downstairs started to act up and Sergio to the rescue! He also checked in frequently and had great suggestions of places to eat and grocery/liquor shopping.
Maria, the housekeeper is outstanding at her job. The place was sparkling clean and always put to order.
The house does have 3 security safes for your comfort. Sergio and Maria made us feel like family, and we never felt the need to use them.
It is a minute walk from the beach, which is just enough to give you privacy from the beach traffic and short enough to be able to go anytime with ease.
The house and its furnishings are spectacular. We loved all the plants, it made it feel like home.
We had planned to use the pullout couch, but it does not seem to be used and was dirty. The girls decided to stay together in the king downstairs and were comfortable and happy with their stay.
There is construction but don’t let that stop you from booking. We barely noticed it.
Get the air conditioning. It is hot and we were always so grateful to come home to air conditioning.

What a beautiful gem just steps from the ocean! The house is so lovely - 4 outdoor seating areas - pool - ocean just down the block. There was some construction going on behind the house so we couldn't use the roof seating area during working hours, but that didn't dampen our enthusiasm for a wonderful stay at this location. The neighborhood is so beautiful and we walked it every day - spent time at the beach every day, including enjoying some fabulous sunrises - also enjoyed the bird sanctuary. Our host and property manager were the best! They arranged all travel for us and also arranged for Laura to cook 2 meals for us - what a bonus that is! Those meals were fantastic! Everyone so helpful and delightful. Would highly recommend this property.

The attention provided by Pauline was second to none. From the moment we booked her home, she was there to help schedule our airport pick up, which with a family of 9 it was extremely helpful. When we arrived to the property we were greeted by the care taker who was extremely friendly and helpful. The neighborhood is a private gated community and is extremely safe to walk around at all times. The home is conveniently located walking distance to La Quinta Avenida which is where all the restaurants, shops and nightlife is located. Our family had an amazing time at the home and recommend it to all.

Beautiful and safe property in PlayaCar
We just left today after 8 beautiful vacation days at the property. Everything was pristine: the house, the pool, the beach and the neighborhood. We felt very safe and saw from time to time the patrols in the neighborhood and on the beach. Thank you Pauline, Sergio, Maria and Gergli. We hope to return in the future.

Beautiful, clean and safe
We just rented this beautiful house for a family reunion. We had a wonderful stay. First, the house is very clean. You can walk barefoot and never feel any sand or dirt. Maria, the housekeeping lady, is doing a fantastic job.
In addition, the photos and description of the house are very accurate. You truly get what is advertised. Pauline, the hostess, is truly honest and the value of the house matches the price that is asked. She is also a very nice lady. She was happy to answer all our questions ahead of and during our stay. The house is truly beautiful. From the ground floor to the beautiful terrace on the 4th floor, everything is fantastic, well furnished, greatly decorated and comfortable. The beds are comfortable and everything is so quiet that we slept extremely well.
Sergio, the hostess helper on site, was always available to answer our questions. He is a really sweet and reliable gentleman. His presence greatly added to the value of our stay.
The house is located in Playacar phase one, which is a gated community filled with beautiful houses. A precious beach is just down the street. We are feeling safe everywhere. Guardians are constantly making rounds to make sure the neighbourhood stays safe. As well, the 5th avenue filled with restaurants, stores and attractions is at walking distance. Playacar is a great place to stay.
Finally, the house has two full kitchens with recent appliances. We cooked almost all our meals because we are a bit picky on food quality so we were happy with the appliances and kitchen accessories. If you prefer to order or to go to restaurants, there are many options available until late at night. The house has also a very efficient and clean kit of washer and dryer so you can clean your clothes if you wish.
We were delighted by this property. We highly recommend it if you visit Playa del Carmen.

Great house for 4 couples. Nice large beds. Cooked breakfast each morning at the house. Nice kitchen with everything you need. Clothes washer and dryer was nice. This location was very close to 5th Ave. , yet no noise at night. Noticed lots of security on constant patrol in Playa Car Phase 1, which was good.

Perfect location - 24/7 security neighborhood, steps from the beach, short stroll to 5th Ave, plenty of taxis nearby. Great house - 2 kitchens, 2 living rooms, 4 comfortable bedrooms. Great host - very responsive, arranged for doctor to come to the house to give covid tests for the trip home. Would definitely stay again. Thanks Pauline and Sergio!!

Great Stay
The home was very clean. The property manager and Pauline were always accessible and very helpful with everything. Pauline was extremely accommodating when we didn't think we would have our passports in time. Thankfully we ended up receiving them and she was able to change our reservation back to our original dates. Unfortunately the beaches near by were all covered in seaweed and completely not swimmable. Sergio assisted us is setting up excursions to Xcaret, Xelha and Cozumel to get to a clean beach. If you are expecting just make sure to confirm if you are able to participate in the activities before you pay! Overall a good stay. Hopefully next time the seaweed is not an issue so we can have more relaxing days on the beach.

Great Place !!!!
This was a great place for 6 of my friends and I to get away to. Pauline was very informative and we had no trouble communicating with her. Raul runs the property and was also very helpful. The only issues we encountered was construction directly behind the home however we were compensated for this disruption. I would suggest a car as the walk outside of the community may be a bit far for some. Other than that we will be back !!

The location couldn’t be better. Quiet neighborhood, the house is located within 2 minutes walk from the beach and 7 minutes walk from the 5a Avenida. Access to the highway by car in less than 5 minutes and 7 minutes from the grocery store. Really a great location. The house was really well maintained. Three story house with a bunch of gathering space. We were a party of 8 and we were very comfortable. The rooms and bathrooms at the top and bottom floors are the most comfortable. Not that we used it much, the WiFi works well as the modem is located on the middle floor. There is an extra charge if you want air conditioning. Even though we were there during a cold front, we opted for air conditioning. Glad we did, the indoor air quality is a little musky. The owner of the house kept in touch all time, wonderful Lady. We would definitely come back and recommend this house to anyone visiting Playa de Carmen with a party of 8.

My Family and I Loved this location. Minutes walk from the beach and market place on 5th Ave. The Villa had everything we needed. Very Clean. Sergio and his Mother were great.
We had Sergio's mother prepare our meal on the day of arrival, an it was exactly what we wanted, we also had leftovers for 3 day which was a plus. Great location for us!

Beautiful house and pool!!
We loved the house and pool!! Sergio was so kind and accommodating.
The only issue was the algae bloom had impacted this beach so we were unable to enjoy the ocean. It would have been nice to have known in advance before we went to the market and bought lots of groceries ... and before booking 3 different sets of family members to ride in from Cancun airport. We had to cut our time at the house short and rebook in a different area.

Our vacation to Playa was so much better because of this house rental. Thank you Pauline, Sergio and Maria for making our stay so relaxing. Sergio will have you covered on anything you need for the house while visiting and he is great at arranging transportation or tours or making suggestions of places to go. Maria kept the house immaculate and she never disturbed us during her work.

The only suggestion that I have would be to have a guest book with information on the house, where to put garbage, suggestions of things to do and comments from other guests. The seaweed is an issue in Playa but we knew that going in and it is no fault of the owner. Great vacation!!! Perfect VRBO rental!!

Our family had a lovely stay at Casa Palmas. The home is in the BEST location in Playacar Fase 1, one block from Quinta Avenida in a gated community. The manager Sergio goes above and beyond to accommodate your needs. Pauline is very responsive and available. Housekeeping comes every other day, needless to say the home is spotless.

Wonderful Place!
We loved staying in this beautiful house, just a short walk from the beach and nearby ruins, and a brief stroll to 5th Avenue. The house is lovely, well-maintained and Sergio checked on us regularly and answered all of our questions. It was helpful for our group to have the 2 kitchens and we enjoyed the outdoor decks and balconies. The large bathrooms are great. Our only issue was wanting to adjust the air conditioning to be slightly warmer, which we couldn't do. Thanks for a great getaway!

Quiet Location, Close to Beach & Convenient
This home is actually 2 separate residences, joined by a door leading to the upstairs area, which is sunny, bright and the preferred central gathering place. The downstairs (2bedroom, entry/sitting area, kitchen, laundry and 1 shared bath) is perfect for light sleepers, as it's quite dark and creates a cool, cave-like setting in which to sleep in without disruption from sunlight or noise. Upstairs is flooded with natural light, yet stays relatively cool even without the AC. Our favorite feature was the crow's next patio, complete with seating and a hammock. It's accessed only via the master bedroom, so once our friend was awake, we made our way through his bedroom, up the stairs, to enjoy the soft ocean breeze and the magnificent views. The downstairs kitchen is larger than the main kitchen but we didn't use it because it's just too dark compared to the light and open floor plan of the upstairs. Overall, we were very pleased with the condition of the home, the cleanliness. The bath towels are fluffy, the linen is crisp and clean, the place was spotless. Most of all, Pauline, the homeowner, was great to work with and so accommodating. It's important to note that this is not a DIY rental, this is a professionally managed, luxury home with an experienced property manager and a personal concierge (Richard) who speaks perfect English and is highly responsive, knowledgeable and helpful. I recommend this for groups with small children, as the two separate living spaces allow for nice separation. It also allowed us (3 singles, 1 9 year old) to have our own private space when needed. Great house, great stay - will be back!

My ladies and I thoroughly enjoyed our stay at Casa Palmas. Pauline, Sergio, and Laura were very pleasant and attended to all our needs. We were pleased with the neatness of the house and the friendly services and quick response to questions we had. Sergio (house manager) is available by phone on Whatsapp which was very convenient for us. He helped set up tours, transportation, and catering services. Beautiful property
We had such a great time at Casa Palmas right from the start ! It was a beautiful house with lots of room. Sergio took such good care of us and was really responsive to our needs. The walk to 5th Avenue was minimal and there were even ruins to see on the way. Also, Pauline made sure that all of our arrangements were in place before our arrival. Amazing Getaway From Home
We had such an awesome time at Casa Palmas! The house was spacious and clean and exactly as described on the listing. The staff was very efficient. Sergio was always there to answer every question we had, he also set up some tours for us. You must try the paella with Chef Richard, it was delicious. We also liked the option of having the house staked with grocery items we provided. Casa Palmas is close to the beach and 5th Ave. We highly recommend it, Thanks Pauline!

Great house close to beach and restaurants
We typically stay in resorts in Mexico but decided with our family of 10 to say in a house this time and we are glad we did. The house is literally two short blocks form the beach and a 5 minute walk to Playa del Carmen's restaurants and shops.
The house was large enough for all 10 of use 6 adults and 4 small kids, beds were nice, kitchen had every thing we needed to prepare what we ate there.
Housekeeping service came three times in the week were were there which was nice. We arranged through Pauline to have dinner cooked for us there the 1st night and it was delicious, definitely arrange for this!
Sergio the property manager arrange tours and transportation and another dinner in house for us while we were there. Having a 10 person van cart us from Tulum to the cenotes to Yal ku made for a great day.

Our stay at Pauline’s house was amazing! Due to a flight change we were not able to book on the day we got to Mexico and had so many issues with our first place, Pauline and Sergio figured it all out for us and got us to their place for our stay the next stay and the differences were insurmountable. Anything we needed Sergio was a message away and all the hired staff were lovely and they come in every few days so we always had clean sheets, bedding and the house generally was always clean.They had a very reliable driving company they use and the house it self was fantastic ! We didn’t have high hopes for the beaches as we heard there was heavy seaweed this time of year but the area we were in was even nicer and more cleaned up even than the resorts beaches ! We loved having separate living areas and all the kitchens, pool area, bathrooms etc were all equipped with everything we could need. We had an amazing stay, thank you so much !

Awesome house
The house is in great location very clean, we loved the layout of the different floors. We had Sergio mom cook one night the food was excellent. I have no complaints about the house it was beautiful and location to 5th ave was great. Having the pool was a life saver the ocean and beach were bombarded with seaweed, we could not go in the ocean any day there.

We are a family of 6 and arrived with a small degree of concern for safety with this being our first trip to Mexico. However, within moments of arriving our worries were put to rest. Pauline arranged a driver from the airport for us. She even arranged for us to have an authentic Mexican dinner the night of our arrival. And Sergio, the caregiver of the home was wonderful, gracious, kind, and could always be reached by text whether we needed a taxi, a restaurant recommendation, tour, or arranging 2 additional home cooked meals by his mother. (We highly recommend having Sergio’s mother prepare a meal or two - she is wonderful). A housekeeper came and cleaned and did our wash and the pool was cleaned daily before anyone woke up. Many thanks to Pauline, Sergio and his mother for making this a great trip. We would highly recommend this home to anyone!

Expectations Exceeded
6 of us just stayed a week at this house and we had a great time. It is everything as advertised, not far to Beach or 5th AVE, just a beautiful secure location. Sergio is invaluable in getting transportation setup for you and the shuttle to and from the airport with Jorge or Romero is well worth the cash. I suggest you get Laura, Sergio's Mother to cook for you upon arrival. You will have leftovers for lunch or dinner the next day for sure. We also had a Chef come in from one of the local restaurants and it went off without a hitch. What can i say about Pauline other than she is the best at making you feel like all your bases are covered upon arrival. Great work Pauline! Pauline was also nice enough to allow us to have the Vatos King Blues play at the house for a private party on one night and Franco Anchelili on another night. Pauline had Sergio check with the complex management as well as the guards to make sure both parties were Fantastic. Great time had by all guests. I cannot wait to do it again. Impressive !!!!!!!!
This place was FANTASTIC! To start, I can't say enough about the host Pauline! She was always there before my trips to answer questions and arrange transport from the Cancun airport. The house was amazing! Plenty of room to roam around and plenty of separate space so you didn't feel on top of each other. The area was secure and close to walk to grab a cab or just cruise down the beach. My friends and I thouroughly enjoyed our stay there for my 40th bday trip. I highly recommend the villa!
