The house and location was perfect for Our family reunion complete with our fur babies! The layout was great for all the generations. We had readers on the upper lookout and decks, while the cooks had a great view and ocean soundtrack while making meals, and the littles had games and fort building when not at the beautiful beach! This was our first tim staying on the southern end of Rockaway, and would say it charmed us and we will definitely be staying on this end again. We did end up needing to buy a few things at the dollar general to be able to bake (no measuring cups) and there was a lot of sand throughout the house when we arrived

It's good, not great. If stairs are your thing you'll love it.

We gathered to celebrate a benchmark birthday gathering for my birthday for five days over the 4th of July holiday. This house did a pretty good job of accommodating a mix of families and couples.
My sister summed it up by saying it was a great place for families to be comfortable and not have to worry about the furniture being new or pristine.
The beach access and views are very nice. Ample parking for 6 cars. Having two refrigerators was helpful. The lower kitchen is a bedroom, so we did not use it for cooking.
Some beds were squeaky and a bit uncomfortable. Some were fine....
No air conditioning, but breezes kept the house at a comfortable temp.
Overall, we enjoyed our stay and had a nice time. Thank you.

For the money this place is an absolute dump. I think that either something dramatically changed in how this place is being managed or the other reviews are fake.
The good: it’s fairly close to the beach. That’s it.
The bad: dirty! This place is a pig

We had a great time. The house was plenty large enough for our group of 16 and there was plenty of parking for our larger trucks. The walk to the beach was manageable for little kids and also the older or a lower. Hot tub worked perfect and the ocean views were better than expected. Lots of towels available and kitchen was stocked. So glad I packed slippers, floors were a little chilly (October).

Location is nice. Beds are very uncomfortable.
Hot tub would not hold a decent temperature.
We ran out of hot water for showers every morning.
Would be nice if there were a broom available.

We really enjoyed staying at Gray Haven. The house was large enough that everyone had their own space and we could also all gather together for meals and games. The beach is realy close with easy access.

We have stayed at this rental for the last 3 years. Big enough for our annual family reunion. Always clean on arrival.

Plenty of space for a family with many members with plenty of break out spaces for smaller groups with different activities! Dog friendly and very short walk to the beach!

It’s a great place to gather with other friends/families. Access to the beach is easy and the view from the crow’s nest is beautiful. Beds need to be replaced—they are very uncomfortable and squeaky. House needs a deep clean (stinky washing machine, dirty corners, crusty food in the oven that caused smoke), but we appreciated Vacasa’s responsiveness when we called to get the oven checked.

Great house for larger groups and perfect for our weekend getaway. Short walk to the beach. Very happy with our stay!

We loved the many private spaces, the huge decks, and high crows nest deck. It is a very cute house. The beach is beautiful and easily accessed by a cute trail. The spaces were very comfortable. The dishwasher and garbage disposal were broken, The hot tub was fine after it got to full temperature, but that took about a day.

Steps from the sand, ocean views and sounds, fantastic house, what more could we ask for? The hot tub was hot! Having two kitchens was awesome! The beds were dreamy. Our group loved this place! Thank you for the opportunity to be with our family in such a great home!

The one bedroom is a large closet, with a built in bed. No instructions on how to work the fireplace, and we couldn't find the remote to the television downstairs...until we were leaving, and found them in the corner behind the curtains...(?) Wierd.
But the house is really close to the beach and we had fun.

Great views and location but the home could use some work.
Over all the house was just ok but the proximity to the ocean was on point. We could see the ocean from the second 2 and 3 floor of the home and we could walk to the beach in 5 minutes. One of the main issues with this home is that it can be spit into 2 units, an upper and lower unit with a locked door between the two. They opened the door between the two units for our larger party but this lead to some interesting issues. For example one of the "bedrooms" was the kitchen of the lower unit and one the upper bedrooms had a random sink in it. And the kitchen utensils were not evenly distributed between the two kitchens, so we had to take some utensils from the lower kitchen that was a bedroom to use the main kitchen of the upper unit. We also had some things that did not work during our visit, like the grill and hot tube. Vacasa sent a tech that "fixed" the grill by leaving us pliers to use to turn it on and off with but the hot tub never worked right our entire trip, it only got to 80 degrees, which was not warm enough to use. Over all the the whole unit seemed a little rundown, for example exterior lights were falling off in two locations, a fuse tripped when we plugged in a sound machine, there was no deck furniture to use, the cover to the hot tub was broken so you couldn't use the lift mechanism to remove the cover and supports for some of the stair were rotten. Vacasa was also hard to get a hold of when we ran into issues with the hot tub and grill. I was on hold for 30+ minutes before I was able to speak with someone. Then they had to run through a list of things for use to try to get things working before they would send out a tech to look into the issue. In the end the unit was clean, warm and dry and we had an enjoyable trip but we would not book this home again.

Nice quiet location, great view!
Good house on a quiet deadend street with Easy beach access and great view.
House needs some upkeep and deep clean (ceiling fans, dusting, cobwebs, etc) and Worry about some of the decking...
Plenty of space for everyone!

Was a great house for big family.
This house fit all our needs for a family reunion. Very clean when we arrived, close walk to the beach and also ocean view from top floor. We will return!

Lots of space & great locatio !
A large group of friends and I really enjoyed our stay! The 4th level deck has a besutiful view and you’re so close to beach access! Even in the winter, we had a great time! There were plenty of towels available. My only complaint would be that the hot tub only worked briefly the first night— there were a lot of reviews regarding the hot tub so I sent an email a week prior to check in to make sure it was working. The water would not reach a warm temp whatsoever so that was disappointing. I would recommend this stay to anyone and would probably stay here again in the future!

Great for needing lots of sleeping rooms!
This place was a fun space! Lots of rooms so families can all have their own space! Each level helps to break up the people. Be prepared to get your stairs in for the weekend! The hot tub was nice for the kids because it doesn't get too hot and they could play in it for awhile. Bring garbage bags, paper towels and dish soap as we ran out quickly! Great views and lots of parking!

Nice place
Great view of the ocean, especially from the top deck. And its only about 200 yards to the beach, through an easy trail. However the hot tub was unplugged, and wasn't useable. We plugged it in when we got there on Friday, but even by Sunday morning it hadn't reached 100 degrees yet. So that was kind of a let down. The fridge is missing a lot of shelves for things, and the coffee pot didn't have the correct carafe installed...so it leaked all over the counter and floor. The kitchen faucet is in desperate need of replacing too. Otherwise, besides being a somewhat curiously laid out floor plan, the house was great for a weekend getaway.

Great location
The location cannot be better. House is clean, well equipped, everything is functional. It can use some upgrades but overall great property. The hot tub was useless as the jets didn’t work and the water was not hot enough. I called the property manager and he had a maintenance guy contact me but we didn’t have time to have him come over and fix it. Would suggest to have clear instructions provided as this seems to be a consistent negative feedback

Quiet beaches with miles of walking
We are fortunate to have found this gem. We had family from NY FL WA and Oregon converging at the beach. We had ages 1,3,5,11,13,16,17,19, up to 54. Married couple were able to sleep together. Children had room to run with three floors for different activities. The rooms had balconies and sliding doors. Our doodle got to run on the beach. We cooked in, and had everything we needed including the bbq and two refrigerators. We all ate together in the dining room and played games there at night. Our weather was perfect! No wind and comfortable temps. We would definitely stay here again

Great for a large group!
We had 10 adults, a toddler and a dog and the space was great! The toddler fit in the tiny extra bedroom and was far enough away that we didn't wake them. We appreciated that there were lots of spaces to break off into smaller groups or be by yourself. We did struggle with the hot tub - we recommend adding some usage instructions to the rental information. It was 85° the night we arrived and we couldn't figure out how to make it into a hot tub without help. The next day someone came over, and since it take 24 hours to heat up it really wasn't ideal. Kitchen had all the basics we needed to make group meals every night. TV didn't have streaming, so make sure you bring your adapter cables. Beds come in soft and spring filled or hard... not great but I've definitely slept on worse.

This house had everything we needed. It really could not have been a better week. Check in and out were super easy too. Thank you so much to the host and to Vacasa, who helped secure this reservation. Customer service was phenomenal.

Great Views but Time Worn
Beautiful views, great beach access, lots of room. Very clean. Overall the house could use a refresh. Hot tub jets not working. Kitchen not well equipped. Spotty internet access.

Could use a few updates
House was great for our family of 12. Just a few problems that can be easily fixed. None of the screen doors worked properly so some balconies couldn’t be used. There were no beach chairs to use on the beach which would have been fantastic to use. The washers seemed to be moldy but I think it’s because they are front loaders. There was also mold around most of the windows and doors. All in all a great property for a large family.

Family Reunion
We loved that we were able to all stay together. It’s not common you can find a house that will hold 16 people and be walking distance to the beach!
It would have been nice to have a weeks supply of toilet paper, paper towels, and garbage bags. The hot tub jets did not work. All in all we had a lovely time and thought the house fit our needs perfectly!

GrayHaven...not!
The views are spectacular. However it has been neglected and needs TLC. Gas Bbq rusted out and non working, hot tub was non functional, spotty WiFi service. We called Mike at Vacasa to report issues with the property and he was able to coordinate with maintenance staff to fix most of the issues. Does anyone enjoy having to complain about issues with their vacation stay...I didn't need the headache.

Great location, needs more cleaning supplies.
Unfortunately had a later check in time than expected. A very small tiny bottle of dishwashing liquid and the garbage disposal wasn’t working. Was only given 2 trash bags. Unable to use the jacuzzi because the water wouldn’t get hot enough. Other than all of that, the location was good, very close to the beach.

Comfy, close to beautiful beach, peaceful
Ok...so there were a few "hmm" moments, but location to beach (easy and fairly secluded), sleeping quarters for large groups, over-all comfy beds and everyday supplies were all there, for the most part.
Views were AMAZING from the pelican roost...first place everyone went to upon arrival, for photo ops. Considering the space, comfort, views and price of this home... Grey Haven is PERFECT for large family/friend gatherings.
Down points: found only one steak knife in the place, even though its kitchen was well stocked. There was only one roll of paper towels, but plenty of tp in all the bathrooms.
House could benefit with a deep cleaning...some dust/cobwebs on some of the decorations.
Some window treatments/screens need to be replaced. So many patio doors to private decks that no one could access.
I also only found three 30 gallon garbage bags for a place that sleeps so many and 3 washer pods for the laundry (not like that was our mission....but c'mon....beach combing does denote a load or 2 for so many in 5 days).
We never used the hot tub...so I cant comment on that...but did notice there were someone else's rolled up socks (which I didnt touch) rolled up against the house.
The one day we did want to use the outside bbq grill...we only were able to get a fraction of one burner to light up, so we opted to broil our "surf n turf". The grill cleaner/scraper also needs to be replaced. It literally was "mushy toast" and useless. Guess we could have used wadded up foil but wasnt worth taking the time to clean and usable.
Another thing was that we were sent the 2nd floor entry lock-box code....but NO ONE could figure out how to use the first floor entry code....meaning that in order to get in....we had to climb the outdoor stairs, enter the home with the code and than run back down to the first floor to lock and unlock the door to load and unload. I'm a bit of a lazy senior, hosting other elder seniors (one which had a new pacemaker inserted last month) and folks with health conditions....but hey...I chose a 3 story house.
We all started out a bit "winded" but actually was quite healthy (getting our steps in) in the long run.
Based on the "cons", some would think that a 5 star rating would be too high. But based on the over-all feel, comfort (SEVERAL jetted soaking tubs), ingenious use of space, solitude, views, wildlife sounds, beach access, parking spaces, closeness to towns....I have to give this place a 5.
With a few simple upgrades and "tweaks", Grey Haven would be the envy of the small neighborhood. For me...the minus's pale to the pluses.
And Vacasa and the Owner Hosts....I praise you HIGHLY. Very friendly, decent, helpful and kind people throughout the process.
I will be back...but probably only booking a one level house. Again...I am rather lazy.
For larger groups....THIS is an AWESOME choice....if they do simple upgrades. Location, location, LOCATION!
Each floor is solid enough to offer seclusion without upstairs or next room sleepers noise.

Nice
Right away when we got there and you can tell no one had been there in a long time to check on anything. Opened the hot tub and there was plate and silverware in the hot tub and the water was disgusting. They did send somebody right away and they drained and cleaned it. Next morning the hot tub had not changed in degrees called them again they sent somebody. When we came back from our day trip hot tub still have not changed in temperature. Contact with them again and they sent somebody. The next morning was the same thing. We had someone coming over everyday of our trip for the hot tub. So we were not able to use it the whole weekend. They did give us some money back but for all the hassle I think we should have gotten more. Inside the house 2 the heaters we're not working. The walls were dirty, found hairs in some of the bed sheets. Otherwise it was a great stay.

We loved this house and enjoyed our stay completely. There is plenty of space to spread out and have kids be in their own area so adults can have quiet. The rooftop deck is amazing! We will definitely be back.
