Location, friendly staff, very comfortable bed and good linens.
You can hear absolutely everything that happens in neighboring rooms. For some reason, there was an unfinished bottle of cola in my room. The light in the hallway was not on.

Location, free room upgrade, friendly, polite, helpful & discrete staff, free access to swimming pool & gym of sister hotel nearbij and 10% discount (used to be 15%...) on skybar food and drinks.
Airco blowing air directly on the bed, polite receptionist sleeping in reception (even when he wakes up and opens the locked front door at night without complaining) is not the same as the advertised 24 hour reception. For the same reason, my bicycle which was parked in front of the reception of the hotel, got stolen at night without anyone noticing... The receptionist -I must add however- came with me the following day to the police station and helped me to file the police theft report.

The hotel is located a 15-minute walk from the Silver Pagoda and the Royal Palace which was very convenient. Friendly staff.
The noise - the walls in the room must be rather thin so we heard every single sound and the conversations from the rooms above and next to us, as well as every toilet flush and running water from the showers in the neighboring rooms. Make sure you bring some ear plugs if you’re noise sensitive :)

The room is unhygienic, the floor is dusty, the towels are old

Nothing
The place was falling apart, the room had stains all up the walls, the corridors were dark and filthy, the ‘roof’ terrace and all other facilities were disgusting and looked derelict. The pictures do not match the experience at all.

The room is very nice, staff very friendly,
For the restaurant only have noodles didn't have rice, jacuzzi tub control water is very difficult, don't know how to get hot or cool water, need to improve

It's a cool hotel, the room is clean and feels pretty corporate. They provided gowns and free water , the sauna is a very nice feature that made the hotel worthwhile for me and it was free to use for guests which was my favourite thing
I found the policies and staff a bit inflexible for a boutique hotel.i accidentally booked for 3 nights instead of two, and tried the whole day to correct on the bookings app, when they didn't work I assumed it would be problem when I arrived. Pay for 2 nights upfront and then cancel the third. They weren't having any of it , completely unhelpful , no solutions offered , just told they couldnt cancel the last night and would be charged In full. The onsen , splash pool next to sauna is empty, and hasn't been used for months but this is not displayed on their website. So you book for the spa and then told sorry spa is out of order due to covid which is a bit old now innit ? Luckily sauna was on. Location wise it's very central sure , but the neighborhood aint pretty . Anyway a short tuktik you're at the Mekong river so it's not a bad location but overall without the spa in full working order I wouldn't pay the money again

Good value for money, comfortable bed, and helpful staff. Good for somewhere to shower and sleep.
Decor is looking a little tired, time for an update. Rooms to the front of the hotel are a bit noisy (street noise).
