Great location in the very centre of Edinburgh, and a lovely period building full of quirky decorations.
The bed was very comfortable, continental breakfast excellent (à la carte), room was well equipped and carefully decorated. A great selection of tea and coffee, still and sparkling water in the room. A lovely garden at the back to enjoy, and the building overlooks a park at the front.
There's also a whiskey bar!

The Art was fab hw the thing I liked the most was the staff & how quiet it was after the hustle & bustle of Edinburgh with the festival on. Great breakfast. Lovely, welcoming bar. Amazing art.

The hotel was charming and the staff were very friendly and helpful, even showing me to my room and greeting me every time I walked into the lobby from my room or from outside the hotel. The room was also well appointed with everything I needed with a lovely view of the back garden.
My only critique (which isn't even a bad thing as it's for safety reasons!) is that I would have liked the window to open a bit more. The afternoon sun warmed up the room quite spectacularly and I couldn't cool down the room effectively as the window could only open a couple of inches. There is a portable AC unit but it could only cool things down very slowly.

The breakfast was outstanding ! The intimate service and atmosphere was so wonderful, perfect if you wanted to engage with others AND If you wanted more solitary time. The food was made to order and so special. I loved that I could smell it when I woke up in my bed each morning. Very caring for food allergies and remembered them each morning. The homemade jam was a personal highlight for me.
Loved everything about it. So much dare and thought put into every little detail.

Didn’t like stairs, stairs, stairs, stairs, did i mention stairs. I did read about stairs, but didn’t appreciate the true meaning until I climbed them with my luggage or after walking for miles after a long day of sightseeing. I strongly suggest asking for a lower floor unless you’re fit with no mobility issues. I am in denial about my knee issues. Fortunately help was available when needed, mostly for the luggage. You still have to climb up the stairs.

We could see the sunset out of our balcony, right there on the Royal Terrance. A quick walk to Calton Hill, right around the corner from Arthur's Seat and the start of the Royal Mile. Tony and the whisky (not "whiskey" - Thanks for the tip Tony) were a highlight. Didn't expect to do a whisky tasting at the hotel, but now, I'd recommend doing that tasting with Tony, even if you aren't staying there. Art and decor were a fun, hip touch - will definitely be back.
Walk up to the top floor, but well worth the walk. Don't let that sway you, it wasn't that bad, but if forced to find a "thing" I didn't love.

Open doors and windows meant that smoke from anyone smoking on a fire escape or in back garden came right back into the hotel. Not a biggie, just had to close my windows when I would have preferred a breeze.

Location is superb, close to anywhere you need to get to (Royal Mile, Old Town, Leith, Stockbridge), but with enough distance that it's peaceful at night time. Received such a warm welcome from all of the team, great breakfast, filled with artwork, and a lovely vibe about the place.
Nothing to complain about but if you are not comfortable with stairs, then you might want to request a room on one of the lower levels.

cosy room was comfortable and well equipped. tea and coffee facilities provided but no plug easily accessible so had to boil the kettle on the floor

A beautifully appointed room in a lovely hotel with excellent breakfast, in walking distance of many Edinburgh sites and not far from Waverley station in an historic terrace of grand townhouses.
Not the hotel’s fault but beware it is hilly around here (especially for those used to flat lands of East Anglia!)

I loved everything. Location (top of Calton Hill) was fabulous and street and property were very charming. The hotel is also an art gallery so it truly was a boutique hotel (and absolutely delightful) I enjoyed both breakfast (some of the best smoked salmon I had in Scotland) and snacks/drinks in the hotel bar. And most importantly - the staff were wonderful and welcoming. I had travel issues on my way there and they could not have been more helpful or accommodating. A very high recommend!

A most excellent stay! Beautiful room and hotel in a quiet yet convenient location for exploring city. Breakfast was superb. Above all, the service was fantastic: knowledgeable, helpful and friendly. We’d definitely recommend the whisky tasting experience, highly enjoyable.

Room felt exceptionally small, even for a single. My feet were against the wall and I could barely open my suitcase. Also, the room description when I booked mentioned a bathrobe, but there was none. There was coffee and hot chocolate but I missed some teabags. Full breakfast options only began at 8am, which seems a little late for someone having to catch a flight, for example.
