For weddings or events: 25 guests or less there is no charge, 25 to 100 guests there is a $1500 venue charge and insurance required to be purchased by organizer to serve alcohol to guests. Typically this fee is around $150 for a 3 night insurance policy.
COVID POLICY: if anything changes from the time of booking up to your reservation with the states covid policy (meaning anything becomes stricter) then a 12 month credit will be issues to the traveler that they can use for any similar time period as to what they had booked up to 12 month. There will be no charge for this and your rates will stay the same even though the rent is increase every year.

This huge property was perfect for our group of friends. We swam, played in the barn, and enjoyed the massive lawn for sports and games. There were plenty of beds and bathrooms for all of us. The dining room was big enough for all of us to sit at the table and there were two working refrigerators for all the food and beverages we needed.
After reading other review I was concerned about road noise and out of order bathrooms but those weren't an issue at all. The front porch can be noisy with traffic but everywhere else is nice and quiet. The bathrooms all work well, sometimes you have to flush twice.
Overall it was an excellent, humongous space and was a great value for what we paid.

We had a great weekend in this beautiful home and the kids with us were thrilled with the nifty little room off of the jack-and-jill suite that they got to call their own. We enjoyed warm weather, perfect packing snow for building snow-forts in the field, visits to the creek that runs down the side of the field, and, of course, good access to routes to see the solar eclipse. The perfect place to bring the family together for a weekend.
One tip: make sure to notice the Wifi password sent out prior to your arrival, you will probably need it as cell coverage was pretty close to non-existent.

My friends and I stayed at this house for 4 nights for a ski trip and it was perfect for a large group. Everyone had a bed to sleep in which was amazing, the host was very responsive to any issues and so apologetic when the dishwasher malfunctioned. The property is in a great location and the host provided us with great reccomendations. We enjoyed our stay here and would love to stay again in the future.

The property does not come with towels. I found out on my drive up to VT. There is supposed to be a PDF from the owner/property manager, which I was unaware of until my drive up. The property manager was responsive when I asked for the PDF, but he indicated it was my fault for not getting the PDF letting me know about the towels. This information is important and should be in the description. In addition the dishwasher was full of dishes and does not seem to be working.
The house is on a main road, which was ok but misleading in the pictures.
For the price I expected a little more, at least towels.

The house was absolutely lovely. My partner and I had our mirco wedding here and it was the perfect spot for it. Our friends and family enjoyed the game barn, pond and hot tub.

Overall our stay was wonderful. As a group of 82 year old women, it met most of our needs. Plenty to do in the area etc. House had a wonderful dining area that easily accommodated all 9 of us for meals, games and cards. All in all, it was great

We recently used this rental location to hold our wedding (small wedding of 30 guests with owner approval) and it was nothing short of amazing! Every guest and even the vendors we used, were so impressed with the property! It's absolutely beautiful and the barn was perfect for a wedding after party with our close friends! Jeremy was extremely helpful, had great communication, was patient with our questions, and just all around amazing to work with! We enjoyed our stay so much, we checked availability on the calendar and asked if we could extend our stay! The property (inside and out) were spotless and a soak in the hot tub was the perfect way to relax the day after the wedding. We (myself, husband, and wedding party) are looking forward to booking again in the future as a way to celebrate our anniversary. I would highly recommend this listing as a relaxing getaway or if you're looking to hold an intimate wedding!

Lovely restored older home with picturesque setting . Yard has pond with an adjacent stream. Great homecooked restaurants very close . Great hiking trails and swimming holes nearby. Only downside was no towels which we failed to notice until our arrival

House was big, with plenty of beds/rooms, but AC only worked on first floor. Wi-Fi doesn't reach very far from the Living Room. Yard was big and beautiful. Pond and Stream were magical.
Host/Jeremy was SUPER responsive and helpful. No complaints at all. Location was perfect.
The AC not working upstairs was rough, but manageable. The neighbor (directly across the street) was the only significant complaint I had. Seems like the actually trained their dogs to poop directly on the driveway of this property. They came all the way up to the steps, pooped, then ran back across the street. It happened multiple times.
Other than those two issues, everything was perfect. I highly recommend Jeremy (Host) and also this property (Bridgewater VT) for large groups of family/friends looking to get away and relax.

Our stay was very enjoyable despite arriving during a massive rain storm and some of our party being held up from arriving on time due to road closures. The space nicely accommodated 15 of us (9 kids, 6 adults). Everyone loved the private lake, the game barn, and the hot tub. The beds were very comfortable.
Pros:

- AC worked very well (not as well on the second floor)

Cons:
- Amenities were a bit light. Would've appreciated some more toilet paper, access to laundry detergent, paper towels, towels, and other items these kinds of homes generally keep more well stocked. We brought our own, per the owner's instructions. But would've appreciated some more of that on hand.
- Some of the bedroom and bathroom doors had no locks, which can be quite unsettling when you're staying with small children.
- The living room was comfortable but felt cramped for a group our size.
- The upstairs got very warm and some of the box fans did not work.
While a few hiccups occurred, overall we had a great stay and would definitely consider staying again!

We loved the property overall. The house was spacious and gave us room to hang out, eat and enjoy downtime. The kitchen was well stocked with cookware and basic spices, dish towels, etc. The beds were comfortable and it felt clean inside.
The neighbours let their dogs wonder over to poop on the lawn which wasn't a big deal but good to know. The barn with the ping pong table smelled like beer but would make a good hangout for older kids in nicer weather. The host was amazing, very responsive and I do recommend this as a great place to stay for a big group.

We had the best time staying here! The location was perfect and close to Woodstock and Killington! The skiers had great conditions thanks to a snow storm, and the non-skiers had fun snow tubing in Killington and going to lunch. There were 18 of us who stayed at the house and we had more than enough room for everyone to be comfortable. We couldn't have asked for a better stay.

Perfect mountain home for a group. Plenty of large beds with dedicated rooms. The barn was a a great escape for louder games. The house is really nicely spaced out and gave us the opportunity to hang out altogether or in smaller parties. Easy access to Killington as well.

There was an initial cleaning fee for this trip. We clearly left the place in good satisfactory manner and didn't trash the place as they indicated after the trip and gave us with an extra cleaning fee. "Cleaning fee", is an extra charge that is added to the total booking and cannot be returned after the booking concludes. The cleaning fees helps hosts accounts for the expenses required to clean and prepare their next rentals for their next guests.
The condition of the house was quite poor. The doors wouldn't close properly or any sound insulation causing to hear others while sleeping which was quite annoying. The insulation in the bedroom adjacent to the kitchen was an icebox even with the little heater they provided. The toilet in another room wouldn't flush properly leaving too much residue for a 2nd flush needed. The electricity had not enough AMPs as it shut down the house dining room lights while we were dining a hot meal dinner which caused some of the kids to nearly walked into the HOT soup we prepared. And the most important thing that happened was the ceiling on the kitchen dining round table which was leaking lots of bath water which ruined all the prepared food for our Christmas holiday festivities. These incidents were recorded and reported to the owner/host of the defects of this house with no resolution. This is to name a few of the unpleasant stay. On top of that, the owners decide to charge us a stained rug to replace which surprised us without any proof. And we knew there were no such incident. Rugs can be shampooed and washed without being replaced. less$$. Unless it's an irreversible stain that was left there from a very long time ago.
So, to sum this up, our group of friends and family will, "NOT" recommend this horrible stay to anyone. If you do, please bring your cameras and start taking pictures of every little specs of this house before and after your stay.

We enjoyed the property and the area very much. The pond was nice to swim and float in. The house has plenty of space, even for our big family. The only thing we wish is that the kitchen were stocked a little better. There was no salt and pepper, (just empty containers) and the only other spices were sort of random things we wouldn’t ever need. Garlic powder and olive oil would have been super helpful. We really liked Woodstock, such a cute town with lots of cool shops. We enjoyed some local hikes, and Long Trail Brewery.
Overall it was a great place to stay, with plenty to keep our menagerie of kids and fun-loving adults busy.

The bedroom layout is not very convenient. The game room was very dusty and outdated. Even though it was so hot the days we stayed we couldn't go in the pond because it was so dirty. The property itself is very nice and big.

My friends and I rented the house for a 4 day ski trip. There was a total of 10 of us, and we were all able to get our own beds! The house was very cute and well kept. It was way too cold outside for us to use the barn but we might consider coming back for the summer!
Unfortunately, the pipes froze on the first night we stayed there (due the temperatures reaching -10) but the owner was very nice and responsive when we reached out about it. He called a plumber right away for us and also gave us tips help with the situation while we wait for the plumber. We were successfully able to defrost the pipes ourselves, so he sent us money for drinks! (as a thank you for handling it ourselves) -- it was totally unexpected but very appreciated! :)
Overall, we had a great time!!!

Perfect Ski House
We had a group of 18 friends and this house was the perfect fit. The property was beautiful, and it was nice to explore the grounds after a day on the Mountain. There was more than enough beds for everyone and all the accommodations housed us perfectly. The barn and hot tub were great assets to the house as well. Driving to the mountain was beautiful and gives you easy access to the skyeship gondola. We will be back again in the future.

Be crystal clear with the owner when booking as we were told that we had to pay for an unrentable night when the owner had ended up renting it out in the end anyway.
Overall, would recommend to a big group looking for a house that can accommodate all comfortably.
