Amazing villa with amazing views. There is a lovely cool breeze flowing through which is nice. Pejeng our host was very friendly and the breakfast great (the staff were not overly intrusive as others may have said). The villa was very clean. Although there isn't any glass on many of the windows, it didn't really pose a problem for us. The location was a bit out of the way, but we didn't want to be right in the hustle and bustle of Ubud, so suited us nicely. Pejeng organised a volcano sunrise tour for us which was great too. We can recommend the laundry lady too across the road from the entrance of the villa. She did a great job Overall a lovely stay!
As others have said there is a road below the villa at the bottom of the hill which creates quite a bit of noise in the morning, but nothing ear plugs didn't fix!

Beautiful spacious property with a beautiful view of the jungle
There are no glass windows, they are just wooden shutters, so you can hear every noise from outside - a busy road, a party club on Friday and Saturday nights and bugs and jungle noise

Pool was nice but overshadowed by traffic noise. Breakfast was provided but its mediocre. Best suited for a family on a budget who has transportation.
Traffic noise very loud from valley below. No free shuttle to Ubud per listing. Location not close to restaurants, shopping, or groceries. Beds hard and mosquito netting only covers 3 sides of the bed.

Amazing spacious villa on the outskirts of Ubud. Peaceful with outstanding pool area looking over the Forrest. Breakfast cooked fresh in the kitchen every morning.

Tepi was the perfect place to stay for some r and r in Ubud. The views were breathtaking !
We had daily breakfast cooked everyday by Putu and Koming who were just lovely. Breakfast consisted of fresh juice, coffee, fruit, toast and freshly made banana pancakes or omelette. While here we visited the Ubud traditional day spa which was a short walk away.
I would highly recommend anyone to stay here. the views of the jungle and the pool were amazing. just like the picture shows. The villa is only a short drive to Ubud CBD.
We loved having a washing machine and the pool. We would love to come back here and stay again!

Lovely touches of Balinese crafts for doors, shutters and some of the furniture. Unrestricted view across the deep valley, so green and at times we could hear the rushing waters of the stream. Plunge pool was a fabulous way to start each day and cool off later on! Laundry facility in the home was a bonus. We enjoyed daily breakfasts, featuring fresh local fruits, homemade juiced fruit, choice of omelette or pancakes- kindly prepared for us by the friendly staff.
An older family member found it difficult to get comfy on the lounge chairs.

The Villa is very spacious, all rooms have their own ensuite. The view is very nice,the view from the pool is nice .
The Villa is about 200-300m of road and if you want to walk from the Villa to the main road at night it's very dark. When I booked ,it was showing there are 3 villas however, I was not aware that they were at different places, so this property is on its own. There are other Villas around, but not connected to this one.
This is a two storey property, master bedroom is upstairs and two other bedrooms are downstairs.
It is great if there is a group of young people as you would have privacy but not if you have young children as to get to downstairs rooms, you have to go outside and enter only from outside. The windows don't have a glass, only wooden blinds which you can flip open from outside to peak inside the rooms.
The pillows are very high and very hard, very uncomfortable and the towels are very old and were not that clean.
The property is on the hill and it gets very noisy at night and around 4am,when the traffic starts.

We had an amazing time and the scenery is truly amazing.
The view is exactly like the pictures and the Villa is very spacious and well equipped with everything, full size toiletries and detergents!
Hot water anytime of the day and big comfy bed.
The location is good just 10’ away with scooter from the center of Ubud, away from the too much crowd and walking distance from a couple of nice restaurants and cafes
The breakfast is delicious, super fresh and quite big with several options
The personnel was always extremely helpful and friendly to accommodate our needs, especially the two girls in the morning !
There’re a couple of things that we didn’t expect, but didn’t really bother so much, as we had nice time.
We visited Bali during the raining season and unfortunately there’s no way for towels or any clothes to get dry fast, the Villa gets too humid and hot as it’s open and there’s no AC in any place except the master bedroom. The fans are doing good job though, but a bit noisy as there’s no speed adjustment.
As the Villa is surrounded by a lot of greenery, we had everyday visits of lizards and geckos and unfortunately their poop, but it was something, that we were informed about before arrival.
It can get quite noisy during the night, as it’s near an uphill road, you constantly hear vehicles trying to climb.
On our last day, during our breakfast the girls started cleaning the Villa as they’re expecting a new guest at 13:00 (check in supposed to be after 14:00) they asked us, but one of them she was already cleaning.… They cleaned and locked the two bedrooms downstairs around 09:30 and our check out was at 12:00! During that day it was a heavy rain and due to the lack of generator, the power went off together with the water supply. Unfortunately when we needed to use the toilet downstairs so we can flush, they have locked and left. We felt extremely uncomfortable and unwelcome!!

This property in Ubud overlooks a valley and the lush green view from the rooms is breathtaking. The rooms are spacious and the main room for living, dining and kitchen is spacious with high ceiling. I would term the decor as modern Balinese. There is a large balcony with beautiful views. Two rooms in the lower level are close to pools are spacious and they too have wonderful views. Overall, the location, facilities and the size of the villa is amazing.
We were pleasantly surprised that breakfast is cooked at the villa by young and cheerful Komang. There is a choice between western (fruit juice, fruits, toast, and eggs to your choice) and Balinese (nasi goreng or mie goreng). Komang was always on time and the breakfast she prepared was refreshing and excellent. Putu the cleaning lady made sure that the rooms were cleaned every day. The linen gets changed when Putu was requested.
The villa has an extra room which could be useful if you are planning to work from home. The villa offers excellent privacy. The villa has a washing machine too.
The hostess of the villa is Pajeng and she made sure that our stay was comfortable. She was very helpful offering tips on travel and organising transport to visit places outside of Ubud and for short trips to Ubud downtown. My wife and I were extremely humbled when Pajeng invited us to join the festivities at the local temple. We were able to watch the local gamelan play Balinese music and the also the dance performance of the locals. Pajeng even lent us sarongs and headgear to wear the proper attire to the temple.
We had a wonderful and relaxing time. We would like to thank Pajeng, Komang and Putu for making our stay a memorable one.
I would definitely like to return someday.
I have to say that the things below did not bother us. I am writing these words to make aware fellow travelers what to expect.
The property overlooks an uphill road, and the passing traffic could be noisy. The property has no windows and only plantation shutters and so the noise from the traffic is not suppressed. The villa is surrounded by lush vegetation and so you do get a lot of insects visiting us.
The fans were not effective in the bedrooms and the speed could not be regulated. This is something that needs attention. The villa has no air-conditioning.

Very beautiful villa, great view, great breakfast and all amenities are provided.
The caretaker family are very sweet and helpful, but they were around a lot at the villa, felt like we vacationed together with them. They came in initially to provide the keys to the property and show us around, then the dad and son came to fix the TV, then later when we were swimming in the pool the daughter unlocked the house and came in unannounced to drop off a spare house key. The next morning they came in to clean the property and prep breakfast at 9am and stayed till 12! Shortly after again when we were in the pool, they came in unannounced to change the filter in the pool. I told them not to come in unannounced for privacy reasons and also it's scary to see random people in the house unexpectedly, but they came in again later that day when we were out. Very friendly and helpful family and amazing breakfast but we didn't have the place to ourselves.

1. Absolute privacy, super unique. There are several villas and local houses around, but the pool terrace is located on the very edge, outside of the neighbors' view. All balconies are oriented towards jungles and no neighbors on the left and right. So if you like to party naked - that's your place)
2. Amazing pool with a stunning view. It's relatively big and very clean. Beautiful sunsets and sunrises. We spent absolutely most of the time there, even at the night (it has lights around and inside). Just the best part of the whole villa.
3. Owner and staff are great. We had a short stay, but they provided a really good on-site massage for a very reasonable price (150k/h). Plus they can provide scooter rental and food delivery directly to the villa. They also helped us with a taxi on checkout. So huge kudos to the guys. There is a free washing machine with powder, so it's a valuable addition in the middle of the Bali journey. The owner was very responsive and helped us with all issues we had during staying. I really wish them a fast recovery in post-covid time.
4. Fans in each room. While there is no A/C, fans make staying comfortable even during the hot rainy season. I guess they don't have AC because of windows without glasses, but with some winds on the hills, it's really fresh.
5. While the location seems far from everything, there are several good restaurants around within a 3-10 minute distance (E2C is very modern, with live music).
6. Good WiFi. Stable 30-50 Mb/s.
7. Breakfast is delicious but small.
8. Amazing price. After 2 weeks of traveling and staying in 5+ other hotels/villas, Tepi has the best quality/price ratio.
9. Huge private parking space in a yard, if you drive a car or scooter. Can fit 3 local cars and 5 scooters together.
1. Villa is located in the middle of the jungle, which leads to insects. BUT, the team provides several types of effective repellents (in the socket, on the skin, etc), so if you use them together it won't be a problem at all, especially in the living rooms (there are bed hangings).
2. There is a road on the other side of the canyon, so you may hear scooters, which try really hard to climb uphill.
Overall, those cons are not really significant for most people.

The location is beautiful, with stunning views of the valley and forest. The villa is very spacious and comfortable, and everything super clean. The staff is amazing, they will come every morning to cook a delicious breakfast and clean the villa and rooms. We stayed 4 nights, I wish we could have stayed longer.

it looks just like the pictures! it’s a stunning location and great views. the family that run it were incredibly friendly. taxi was 350,000Rph driver was fantastic. picked us up and took us to lots of restaurants. staff were brilliant, fresh breakfast every morning. really looked after us!

View was perfect. Villa is only 10 minutes far from Ubud center. Breakfast was good. Housekeepers were also nice. Villa manager was helpful for 7/24 includes finding taxi.
There are some geckos inside the Villa. However, they are totally harmless.

We had a very good and delicious breakfast, the villa team was very kind and flexible with great service mind. The villa atmosphere is also good. It is a good accommodation for family or group of friends to relax together.
The location of the villa is not ideal as it is located at center of nowhere and inconvenience without car. It is not very far from CBD though. In addition, it is very dark along the road to reach the villa and quite narrow. It would be better if there is street light along the way. We love the place anyway.
