De kamer op de bovenste verdieping vooraan is een klein appartement met wasmachine, koelkast en een keuken. Met een groot terras met een ligbad om af te koelen. Zeker een aanrader❤️
Tof en behulpzaam personeel.
Enig minpuntje is dat de kamer op de vierde verdieping is en er geen lift is, maar dat is een kwestie van rustig aan doen.

You get a decent room with a private bathroom, kitchen with a kettle and sitting area to chill. The AC worked great in cooling down the room quite quickly. The room is a nice little nest after spending the day out in the city.
The location is also great as you are quite close to the attractions.
The staff are very welcoming and friendly.
Having a little coffee shop is a great addition as well.
The stairs...if are on the 3rd floor and have a lot of luggage, carrying your luggage up and down the stairs is guaranteed exhaustion and dripping of sweat, but you only need to do that when you arrive and leave.
It seems noise from the neighbors in the building next to the Artist residence comes through and can be quite annoying.

Far too many stairs. Room felt old and shabby. Cockroach behind bathroom mirror.
If the room was cheaper I would have understood, but for less money than I paid here I found a far superior room, clean with private balcony only 5 minutes away.
Should be about 12usd per night maximum in my opinion.

wonderful renovated house in the center of phnom penh and surrounded by tourist place. Riverside and 2 local market is the best about location. Room is very creative and unqie. staff is very friendly and help ful
have only stair but it is ok because the stair is very creative.

Room was a suite with separate bedroom and balcony. It also had a small kitchen area. (But despite lots of kitchenware and a good kettle, nothing was provided ... not even coffee or tea.)
Fifth-floor room required a climb of 96 steps (no elevator), not easy for an older man (me). Bedding and towels went unchanged for three days.

The best thing about this hotel is its location - not only because it's so close to the palace and a lovely promenade, but it's also above a cafe/restaurant. We didn't get the room we'd booked because of some issue with the AC, but were given a family room instead that was very spacious, with a kitchen. The staff were friendly and very helpful.
It could all use a bit of TLC. The photos make it look a lot more polished and beautiful than it actually is. But that's wasn't too big a deal.

Dingy bedrrom with no windows. Drainage pipe from the kitchen sink drains gunk straight across the bathroom floor. It smelt bad.

Good location within walking distance of major attractions and the river. Room 'big' with room to sit as well as sleep.
Room didn't feel clean or nice considering it is marketed as a hotel. Weird mezzanine area where you cannot stand up which had 2 mattresses on the floor. Wouldn't recommend this accommodation.

second time at artist résidence, firsr Time was fine but this time We arrived late at 8pm and the 2 guys asked for payment before anything else, in cash. We refused because no cash and after arguing 15 minutes they finally accepted We pay the next day. weird.

The location was the best. And the people working at the reception were very friendly and helpfull.
We thought it was dirty. And there was this smell!

My water heater got damaged, they didn't fix it till I checked out. One day the toilet got clogged

1. location - near to royal museum and river side. also 24 hours convenience store is available about 5 mins walking.
2. cafe - the hotel is of 4-storey walk up shop house with cafe on the ground floor. the coconut milk coffee is tasty!
3. kitchen and laundry - both functioning well. the kitchen appliances fridge, microwave, electric stove, electirc keetle are working well (but remember to buy your own cooking oil, onion if you want to cook. dish detergent and sponge is not provided. laundry soap is also not provided (but can ask the hotel if they can provide for you).
4. water heater is working

2. be mindful that this is a walk up hotel, please ask assistance on your room level. Mine was at the top floor, quite inconvenient since im travelling with toddler.

4. the bath tub at our hotel balcony is dirty
5. the waste from the kitchen (after washing) is directly transferred to the bathroom. i was surprised to see the leftover waste inside the bathroom
6. the air-condition is not working well
7. tv is not working well (channels are limited and visual is not clear)
8. only one or two staff fluent in english. the rest are moderate to low english speaker.

The bed and pillows were comfortable.
Poor security. The door knob to the room was loose, so it was easy to break into the room. The walls were super thin, so I couldn't sleep. I heard every conversation from next door as well as loud running water from next door and the room above mine. The ceilings are too low. I'm 170 cm and could barely avoid hitting my head on the bedroom ceiling. I was in a duplex. The stairs leading from the bottom floor to the top, bedroom floor were unsafe. The steps were double height. The top step slanted downward, so it was easy to slip on and fall. A child could easily fall through the top-floor railing. I cut my leg on the sharp metal edges of the bed frame.

The location was excellent, 3 minutes from the National Museum and 6 minutes from the Royal Palace, plus not gar from the Riverside.
I recommend not going for the bus agent brochures in the hotel. Prices are too high, and the information is not accurate. Please book directly with better bus companies which are reliable.

It was ok for 1 night but i eas on level 5 all steps and last steps steel and like a ladder, scary ! Very nice staff yhx

Room was not nearly as nice as it looked in the pictures. Table, washing machine and microwave were missing. Bed sheets were dirty. Bathroom was very moldy.

Great location. Very simple accommodation, very good value for money.
Does have a lot of stairs so if you have bad knees beware.
The coffee shop below is great and has a lovely atmosphere.

the staff were friendly
room was on 5th floor had to lump 25k case up 15 steep sets of steps and a ladder at the end, the place is filthy to be honest it is like staying in prison. The bedroom was a duplex but the created room is about 4 foot heigh so can’t stand up. No beds just 2 mattresses on the floor with old bedding that had cigarette holes everywhere

We loved location, view, laundry machine at the room, bathtub at the balcony, design, good water pressure and temperature. Staff was lovely.
We had a room of the highest floor, climbing 5 floors without lift is not for everyone, be warned. (For us it was inconvenient but fun).I wouldn't call room very tidy, but it was acceptable.

We stayed twice at the Artist's Residence. Once in the triple room and once in a double room. Staying in the Triple Room was nice. We had a little studio with a fridge. The wifi worked well and the location was great. We would stay in this room again. Rooms are quiet, even with a cafe below.
The stairs up to the higher floors are hard with bags, especially if you're staying in the Double Room on the top floor like we did, the stairs get very steep at the end. Just a heads up!

Top floor with a cute balcony to watch over the city.
Air conditioning not good enough, room was hot. It is a fire trap on the top floor. No lifts and 94 steps to get to top floor.

Friendly, helpful staff, went out of their way to accommodate and support us. The proximity to
the river was great. Fantastic balcony with a view of real Phnom Penh!
Pictures tell a different story than the room. It was a nice space, but could have been cleaner-lots of ants. A/c didn't really work, internet was very weak.
