location
We've stayed here before and initially loved it because of the location, and spa with its massage chairs. However, every time we have returned, it has gone downhill. The massage chairs are all broken and the rooms are dusty and overpriced. Things are not as clean anymore and give the impression management is trying to cut costs. Also the front desk Japanese ladies are extremely rude which is such a surprise especially in Japan and just scream at you when you ask any question even though they can barely speak any English in a very touristy area. The ones who do speak English have either left, or work at night and not during the check in hours. If you even ask for a second key they literally lecture you about fines if you lose it. Their horrible customer service and worsening of their facilities have been a turn off and we've been going to near by hotels which are so much better and cleaner.

Location was good for transit, very close to stations.
Very small rooms with lots of outside noise.
Stale smell in the room and building.
Booked last minute as a transit option through Ueno, so it was much cheaper than usual price. Even at the discounted price it was too expensive, especially as I don’t think we could have slept there.

Located near to Ueno Station so it was easy to get around, with many food choices.
Room walls were too thin, can hear flushing toilets, closing doors and people talking along the corridor.

We got the room for a discounted price and it was good value for money. The room size is adequate for the price, the bath is quite small. Close to the stations and restaurants and bars.
There was a continuous rumbling gushing noise from our room, we don’t know where it was coming from, it could be the train.

The property was central and close to the station. The beds were comfortable, there were two pillows provided, it was clean, the spa facilities was good and cleaned everyday.
The room and bath was too small and quite dark, I think the value for that small room is overpriced.

The location to Ueno station was very coinvent, and well as the rooms overall space was great. The hotel provided free wifi and a service for a pocket wifi if guests needed it as well, which I though was unique. The robes that were provided were excellent and the bed was also very comfortable. The bathroom was spacious too.
I had booked this hotel as a last night in Japan, although they do have an onsite spa, However, I did not know, it was not Tattoo-friendly.
I do understand and respect that choice, as tattoos are not fully accepted in Japan, however I did not learn about the hotels policy for the baths in the spa until were were checked in. I discovered this while reading the information provided in the room, and did further research into the hotels website. Which I had unfortunately not looked into, until after reading this policy on the information in our room.
A list of local sento or onsen that are Tattoo friendly as an alternative choice would have been a nice option to have, but was not offered.
Finding the entrance was a little confusing and the building that were we were staying in was the Annex which was also initially confusing, however the staff was able to direct us with an map.

The property is within walking distance to the major station, Ueno. We could walk from the property to the Keisei Skyliner Station to go to the Narita Airport.
The room card shows the room number. I have lost it when changing clothes in the sauna room. It poses a security danger as it can be used to enter into my room. Luckily, other guests returned it to me when I searched for it.
I propose that the room card does not show the room number. One hotel in Belgium that we stayed does not have a room number shown on the room card.

The location was very convenient to Ueno Park and many shops and restaurants. The rooms were decently sized and the outdoor tub was a neat feature. The restaurant at the ground floor was delicious, the best beef we had on our whole trip!
No breakfast and it was hard to find anything open nearby in the morning. The walk from the closest subway station with luggage was a bit far for some of our group.

We loved our room and the public bath was amazing! They had all the amenities including two different types of drinks to enjoy in the public bath and even flat irons to fix your hair! The location was in the middle of everything it was great.
The floor of our patio was dirty and the ceiling next to the air con had dark spots.

Close to Ueno station so easy for the last night in Japan
The room was very very small and the bunk bed was not the best…

Great location, rooms are small but have evrything you need. Lots of restuarants, shops and convenient stores. We like the keys return at check up process as well, just drop in the box in the lift on the way out. Made it easier not have to go back to the counter.
Reception is on 2nd floor, not so much of happy vibe. They're probably too busy.

Location is quite central. Easy access to my planned routes. Complimentary use of the Spa.
Our room is supposed to be non-smoking but the reeks of strong smoke odor.

Location is great! Originally booked room was a little too small for my family of 4. In the end, I had to pay extra to upgrade to a bigger room. Next time, I will know to book a larger room. Staff are very courteous and helpful. Would be nice if more of the front desk staff have better English fluency. All in all, nice stay! Thank you!

The spa was good! Location convenient. Lots of food around. Near the skyliner ueno station.
Room a tiny bit small for 3 people.
Japanese style room: good way to spend the space but the floor is a bit too hard if you sit too long.
