BElla posizione , gradevole appartamento, pochi cuscini, e per il letto nel divano in soggiorno il piumone era senza copripiumone
Proprietario molto scorretto ho prenotato su una proposta di affitto di casa con 2 camere da letto e un soggiorno : 1 letto matrimoniale e 1 letto in cameretta oltre 1 letto in divano letto in soggiorno cosa necessaria per il nostro gruppo in quanto solo io ero in coppia e non i miei 2 invitati . Quando sono arrivato nella cameretta non esisteva più il letto , per cui un mio ospite ha dovuto andare altrove ad alloggiare ! Mi sono arrabbiato telefonicamente con il vs incaricato Simone chiedendo almeno una branda , con risposte negative . Ho riguardato il sito e ho notato che le foto della cameretta che avevo visto con il letto al momento era stata cancellata ! Ho chiesto anche almeno parzialmente un
rimborso ma mi è stata data risposta negativa . Per cui il mio parere sull’host e completamente negativo è dichiaratamente scorretto nei confronti dei clienti. . Consiglio vivamente ai prossimi clienti di non fidarvi.

The apartment was beautiful, the canal view was exceptional and the location was close proximity to everything!
Kitchen was tiny but adequate. Could have used 2 more pillows and a blanket for snuggling by the window.

Spacious flat.
They did offer to refund us since we had to leave the property.
Incredibly uncomfortable as the air conditioner doesn’t cool the bedrooms. I even tried to sleep on the floor under the AC unit in the living room. Not a place to stay in summer months. Plus you cannot open the windows as there are lots of mosquitos at night.
I asked for fans from the moment we arrived and they couldn’t provide them.

Poor air conditioning throughout the apartment. Only room cool was the living room which was adequate. Rest of the apartment was hot. Sadly husband had bed bugs within 2 days of staying there. We have pictures to prove it!! Would never go back here. No place to hang your clothes to dry!

Excellent location, large beautiful appartment; under the window, we could see the lovely gondola rides passing by, and down the building there are 2 lovely italian restaurants, both excellent. Only 5mn walk to San Marco square.
We came at a time of extreme heat so the only AC unit available in the living room was not enough to cool the small children bedroom.

Caution - apartment infested with bed bugs! Do not book! Read all reviews - others have reported this too! See pictures in the review from our stay.
We stayed at the La Fenice Double Canal View apartment in July 2023 for 3 nights. We were excited by the high reviews and expected a roomy apartment with character given the daily rate of 500. We are a family of 4 with 2 kids under 10 years old and so the location and size of the apartment was very appealing.
When we arrived, we noticed the apartment is dated - it had a moldy smell to it and the bedsheets in the master bedroom had some holes. After our first night, we woke up to bloody spots on the bedsheets in the master bedroom. We checked our bodies and they were covered in bites! We were in shock and started looking around.
We found a large number of bed bugs in the sheets and in the drawers under the bed. They were large size bed bugs not tiny ones! We contacted the property on whatsapp and alerted them of the issue and asked if they had another apartment that we can move to because we cannot sleep in an infested bed.
The property team said they would have someone check on the issue but nobody showed up for the rest of our stay and they never followed up with us whatsoever. Essentially they didn’t care at all. We then looked at other reviews and saw that other guests have also encountered bed bugs and the property dismissed this and said the guest brought them. I can assure you the bed bugs are very much living in that apartment! We slept in the living room pull out couch although sleeping is an exaggeration. Unfortunately, the couch was also infested and we found traces of bed bugs before moving there.
We spent the next two nights trying to deal with the issue. We kept the lights on and kept checking for bugs every 30 minutes and barely got any sleep.
We also found the property managers are definitely well aware of this issue - they had multiple treatment products for bed bugs in their drawers!!!

At the beginning the service was helpful, they helped us with a taxi, moved the check-in time, gave some advices about places to visit, kept our luggage in the apart after check-out… all that is and should be expected for a 300 euro a night luxury apartment.
However, when it came to the biggest issue we encountered- bed bugs, they completely turned the blind eye and refused to take ANY responsibility for the crazy amount of bite marks on my skin besides i'm allergic. What’s worse is that they threatened us with their legal team if we ever dared to file for defamation.
Turns out they are willing to help, unless the issue is money. They completely refused to give us any compensation for the physical and mental damage they caused us.

We travelled for Biennale Architecture Fair. The property is EUR 300/night property, because of high demand for occupancy in Venice if was sold for EUR 550/night.
Even for EUR 300/night certain minimum service standards must be met:
- proper guidance to the property
- timely respond (we waited on the rain in front of door for service person to send instruction via What's up)
- when we tried to call him, he would not respond
- instead, the minute he gave us code No. for the key box, he insisted impolitely for scan of our ID. Even before we could get into apartment
- he only demanded, everything he wrote were demands, no proper addressing , no respect. That hurts most!
- the property is spacious, but rotten. Old furniture, dubious rotten blankets, full of dust, I am allergical to dust.
- the best was: the servicema who would not answer to phone call insisted we take garbage bag out of apartment, we bring the keys to the specific place outside of apartment...for EUR 550/day ?

Location was great , apartment was a good size plus there is a lift which is great with lots of suitcases.
Very quiet .
Only fault was the mattress on the double bed was very worn and extremely uncomfortable , if this was replaced the apartment would be 10/10

Really uncomfortable bed - the main bed was 2 single mattresses with a gap in the middle rather than the double advertised . i raised this afterwards and was rudely told that it could have been jointed to be a double and i should have raised it while there - except i presumed it was 2 singles and didn’t know you could joint them - i can’t ask what i don’t know !

If the bed could have been setup in single/double mode they should ask in advance

Excellent location within 10 minutes walk to St. Mark's Basilica, Peggy Guggenheim Museum and other major sites. The views from the apartment were out of Disney with singing gondoliers boating directly below our windows. The spacious living room and dining room were lovely to spread out in after a day of sightseeing.

We loved this apartment. It is precisely as it is in the photos. The space is fantastic with everything you need. The location is excellent. It is near everything, but quiet and peaceful, which you need after the busy Venice streets.
The only time we heard any noise was the gondolas before going out to dinner. We loved being serenaded by the singers and guitarists. It just added to the charm.
Simon was fabulous and very easy to deal with regarding obtaining keys and our booking out. We have a fantastic time, and this is a perfect place to see Venice from. We will be back in Venice and this apartment.
The beds were hard. Air Conditioning is only in the lounge, so all bedroom doors needed to be open at night as it was 38C in the day.

The apartment is superbly located, very comfortable, decorated to a high standard with a lift (elevator) from the ground floor directly to the apartment front door. The views over the canals are amazing. San Marco is a short walk away as is Academia. The La Fenice theatre is right at the entrance way as is a very nice restaurant too. A genuine 10/10 location without question.
Electrical apparatus issues marred the experience somewhat. Some of the electrical equipment hasn’t worked for a very long time. The dishwasher and the washing machine have been disconnected and we were told not to attempt to use them on arrival. The hob in the kitchen does work, but can be truculent and require an electrical reset now and then. It didn’t ruin our stay, but would have been better if the listing for the apartment was more accurate in this regard. The electrical supply can trip out when using say a hairdryer and the hob at the same time. A tad frustrating but not a show stopper by any means. We enjoyed our stay despite this.

Great location, superb view from the windows, the ideal place for a short romantic stay in Venice, well equipped kitchen. Good value for money spent. Highly recommend.
The apartment needs a little more cleaning. I would advice the owner to get rid of all the junk stashed there, to make it an even better place to stay.
