The breakfast was terrific. The staff were exceptionally friendly and helpful.

Old world charm.
Could do either a make over.

De locatie is prima. Dichtbij vliegveld en de Yarra river.
Het ontbijt was dramatisch. Onhygiënisch met open potten jam en pindakaas met voedselresten er nog in. Het brood was te oud voor woorden. Kamers in vervallen staat. Vuil en krap ingedeeld. Te klein als je met een grote koffer reist. Geen lift aanwezig.
7.0
Friendly staff, decent breakfast and good spaces for room and bathroom. Nice location.
Breakfast only from 8am which is too late; the mattress was too hard for me and there were some issues (maintenance of various things such as towel rack hat fell off, fly screen that was not well attached, loose tap etc.; no cleaning during 9 day stay).
8.0
Proximity to Sporting venues as visiting Melbourne for the FIFA women’s soccer, plus close to buses and tram lines.
I didn’t mind this but other’s might as it’s on older proper with old furnishings, but clean and includes a simple breakfast which is enough for me.

Was nice and close to my family who I was visiting. Was a no fuss venue, easy to get to and access Melbourne. I came down late for breakfast but still got bacon and eggs cooked for me. And could extend my check out a little and hold my luggage, all really helpful.
It is the same with a lot of the previous comments. Appreciate the price, would love to see some attempt to make the most of this beautiful Melbourne building, needs fixing and de-junking. Maybe updating furniture as well. But it was good for what I needed.

This is nice old fashioned mansion converted into hotel. It is located in East Melbourne neighbourhood not far from the Central Business District of Melbourne. The distance to the CBD is walkable and also there are trams nearby. The location is quiet. The desk is staffed from 10 a.m. till 6 p.m. on every day. All staff are Chinese. This B&B is run by Chinese. There is quite good breakfast, eggs and bacon are available too. Guests are all kind of people. I met several guests at breakfast. Surprisingly, there were no Chinese among guests. Australians, French, Brazilians, Germans were there.
I stayed in a private room with the bathroom located across the corridor. The bathroom was for my private use. I was given a key to the bathroom. The bathroom looks a bot shabby, rust on the pipes, some damage on the ceiling is visible. The real problem for me was cold in the bathroom in the mornings. I visited in April and the nights were already getting chilly. The bathroom had open window high above the shower. That window stayed open all night, so it was very cold in the mornings. I also could not close that window since it was way too high for me to reach.

Decor
Drainage smell from toilets, old carpets, cozy
4.0
it was close to the tram stop which took you into the city the breakfast was really nice, bacon , eggs, juice, toast. etc which was a surprise
if you book for a single room with private bathroom, please note that the bathroom isn’t in your room, you need to go down the hall to find it and it is private as you have a key. arriving late at night to find out this bit of information was a shock

Location
The parking area at the back it was shocking. It was tight and I was afraid I would get a puncture.
6.0
great location and breakfast was nice
Only 1 flat pillow each on the bed. Mould on the window seals (bathroom) and shower grout is brown, needs a bleach/clean.

it was close to the venue
the place was very old and run down. needed a good clean

Love the character of the place and the location on a beautiful shaded street, great to have parking out back too. Breakfast great, continental as well as bacon, eggs, pancakes etc.
Parking very tight. Character of the place makes up for the fact there is a bit of wear and tear.

staff were wonderful & very helpful, room was clean & comfortable. the breakfast was really good with great variety. Short walk to rod laver arena.
The bathroom could have done with a good scrub not just a quick once over

The staff were fantastic, the location is perfect for the MCG/Melbourne Park etc. The brekky was cooked and plentiful. Great value for money if you are after a traditional BnB stay.
Nothing!

Warm Breakfast included. Free parking. Friendly staff. Near to the city.
We stayed 2 nights.. But the room was not serviced on 2nd day.
The first room that we stayed in has water leaking from air conditioning unit.. We were then given another room to stay in (kudo to the helpful staff)

the bathroom was seperate and down the hallway which made it an issue when going frequently to the toilet through the night.

bad parking lot …no reception personnel
noisy

After-hours check-in, excellent breakfast, pretty leafy street, handy to tram, great TV reception.
Bathroom had noisy taps, shower very difficult to regulate, not enough tables/seating for breakfast, very awkward to move around bedroom when cupboard door was open.
