Hotel Khanh An has many things going for it. The first is the kindness of the people who work there.
The second thing is the cleanliness. I have been to many different hotels, and learned to expect stains on the walls, dirt in the corner and maybe some tiny ants... But here there was none of that. Spotlessly clean!
It is near restaurants, bars and some shops. If you need anything else, you can just take a grab taxi for maybe two minutes.
The room was spacious enough. Had fridge, ac, seating area and big bed.
The lobby/entrance area is very well decorated and looks inviting.
What others have written about the water pressure (shower) is true, at least in the 2nd floor where I stayed.
There are karaoke bars in the area, and I believe next door as well, and those can be heard. It did not bother me as the karaoke ended at a sensible time... But consider this if you are traveling as a family.

The owner speaks french very well, told us a lot about the city and gave us a lot of recomandations. The hotel is very clean and the beds were huge. The wifi works great. The son is there all night if you need anything and they offered to do a laundry for us ! All around a great place.

The family who own the hotel were very friendly and helped me get orientated with the town and what it had to offer. They are also very interesting to talk too and naturally generous.
My room had all the facilities I needed for a comfy stay.

-cold water, although the room was changed the issue was not resolved it was still cold water, owners were trying to help, checking on the water etc. but unsuccessfully. It seemed they got frustrated with us -but cold water is cold water. In the other room AC was not working but we did not want to go and complain again as they already got an attitude.
- as people mentioned earlier karaoke bars are next to the place. You clearly hear the noise till midnight impossible to fall asleep.
- it is a homestay not a hotel
- we have arrived 1.5 hour after official check in but we had to wait as the room was not ready - they started cleaning or sth. it was not pleasant as we were after 7hours in a bus
-no window
-big room without chairs not enough of furniture to store luggage, lack of bedside tables although there was space to put them next to beds
-only bright top light available no dim lights/bedside lights in the room

Room and bathroom are connected with a shared area that allows outside air come inside. Good location, right in the city center. Love to see Tom lazily lay on floor not avoiding guests touch him. The owner has great aquariums. He and his father are both friendly and outgoing. The hotel is surrounded by karaoke houses that might disturb your time at night. But to me the noise is somehow acceptable. I played some sleep talk down and was not waken up by the neighbor.

owner was very friendly and helpful. he had a lovely Scottish fold cat and exotic fish tank.

Brilliant hosts (father and son) who speak between them English, French and Italian. We arrived from hospital and they couldn't be more accomodating, letting us check in late, gave us bananas and coffee in the morning. Just the little things. They also have a very cute cat called tom, who I would recommend getting to know
It is right next to a kareoke bar that stops about 11. fine if you are out late but not ideal for an early night
