MORE DETAILS ABOUT THE HOUSE
Natural Air Conditioning: We are at a perfect elevation, with expansive ocean and coastline views. Folks who live 300 ft below us are in the lava desert with no greenery and where they need air conditioning many nights; homes 300 ft above us are in the cloud forest where you don't get direct sunlight some days. Here, the cool nights are a wonderful contrast to the warm sunny days. The temperature is just chilly enough most nights to want a light blanket, but warms into the 70’s by about 9am. Mosquitoes are almost never a problem. We are nestled between an ancient 'ohi'a forest and coffee, mango, and avocado groves. If it has rained recently the jungle sounds will fill the air (people sensitive to sound may want to bring silicone ear plugs for rainy nights). There may be some mosquitoes, especially at dusk, but guests find they can dine any evening on the front lanai, which is 20 ft off the ground, without any bug problems. This is a well-maintained, upscale residence but like all houses in Hawaii you will see the occasional gecko or beetle who has wandered into the house and can't find his way home. We mention this because geckos are so bright green and beautiful that they look plastic. Guests not familiar with Hawaii have been startled the first time they see one. Some have reached out, thinking it was a refrigerator magnet or wall art, only to have the little guy dart away. They love jelly and will lick it from your finger if you hold very still. During rainy season you may see some ants, especially if you leave food out in the kitchen. We do not keep any chickens but, as with all rural areas of Hawaii, there are occasional feral roosters.
The Grounds: Our house is situated well off the street at the end of a long driveway in a very private lot filled with banana, papaya, macadamia nut, coffee and avocado trees. You are welcome to share in the bounty when the fruit (or the vegetables in our organic garden) are in season. There is a gas grill on the back lanai.
Also in the back of the house, surrounded by a trellis and lush greenery for privacy, is our outdoor shower with hot water! This is a wonderful first stop when you return home from the beach. It's private enough that some groups use the outdoor shower as the "guys" shower.
Note: we have security cameras on our home, facing outwards to help keep our guests safe.
Central Location: We are just 8 minutes to Kona town with its restaurants and nightlife, and 5 minutes from Costco, directly above some of the best coastline on the island: Honokohau Harbor and National Park, and the Pine Trees surf break. The airport is 12 minutes the other direction, and 5 minutes beyond it is the turnoff to unparalleled Kua Bay, recently voted the best beach in the Hawaiian Islands and one of the Top 10 beaches in the world. A spectacular place, Kua provides the best boogie boarding, body surfing, and frolicking in the Islands.
Don't spend your vacation stuck in traffic! Getting back to our house from the beach is 20 minutes faster than getting back to Kona town because our location gives us traffic-free access to Kua and all the kick’n Kohala beaches (Kua, Kukio, Beach 69, Hapuna and Mauna Kea) as well as Waimea, which is just 35 minutes from home. The Waipio Valley overlook is 75 minutes. Hilo is just over an hour via the Saddle Road Hwy. Captain Cook and points south (Green Sand Beach, Southpoint, and Volcano) can be accessed, avoiding the Kona traffic, via the quaint artist town of Holualoa and the picturesque Mamalahola Highway.
Food Preparation: The gourmet kitchen is well stocked with service for 24+, has space for 4-5 people to work together, and is integrated into the Great Room. It has three sinks, over 8 square meters of granite counter space, cutting boards, dishwasher and other stainless steel appliances, a Vitamix blender, and everything else a foodie needs to grill, bake, or saute up delicious meals. In the back of the house is a lanai with a gas grill. This lanai is also our favorite place for breakfast since it catches the morning rays.
Jurassic Park: Drive two miles straight up from our house to the Cloud Forest. There you will find some of the best hiking trails on the island, including one which was used for scenes in the movie Jurassic Park. The House Manual includes detailed instructions on how to find our favorite hikes, most of which you will not find in any guidebook!
Equipment: Beach and bath towels, all linens, hair dryer, shampoo/conditioner, boogie boards, beginner surfboards, beach chairs, and coolers are available for use free of charge. Surfers and paddle surfers inquire with us about where to surf. We can also arrange a surfing lesson for beginners or experts, or just point you to where the waves are breaking.
Adventure: There is no place on earth like the Big Island of Hawaii, and we chose this house because it is the perfect base for exploring it. You are welcome to borrow from our library of guidebooks, and we are happy to share our recommendations for the best beaches and hikes, the best places to snorkel with dolphins in the wild, where to eat and shop in Kona, and other little-known secrets. From here you can day trip to other parts of the Island...to the wild coast near Hawi, the rugged jungle and spectacular waterfalls of the Hamakua coast and Waipio Valley, and, of course, the unparalleled Volcanoes National Park.

Lovely house with awesome views. Plenty of sleeping choices for a large family gathering.

Absolutely amazing property! Our family of 14 (kids 8-28) found this to be the perfect base for our first Big Island adventure. Plenty of room for everyone to spread out and truly enjoy the magic of Hawai'i. The views are jaw dropping. The host was very helpful in advance of our trip to help with planning and easily available for questions about local activities while we were there. Everything in the house worked and we had zero problems. So many extras came with this property and insured we all had the best time. It was a safe, luxury home experience for all!

Our family all came to celebrate my wifes and I anniversary. We needed a property that would accomodate all of our family. We had a great time. The property location was great. Very close to stores including Costco, Walmart and Target. Very clost to the airport and the pier. Lots of space. The house was able to accomodate 11 of us. Allie was a great hostess. She always responded quickly to any questions or concerns I had. Furthermore, there were many restaurants, hikes and beaches she recommended. I would highly recommend this property.

We had 10 people stay at the house and it was perfect for that size of a group. Close to town and very private. Loved the evening frogs, crickets and other night sounds. Lots of room for the family. The owner responded immediately when I had a question. Great location!

Sitting above Kona, this house became our homebase during our weeklong spring break class trip. Our time spent here was nothing short of relaxing and welcoming. The spacious interior provided ample room for rest and relaxation after long days traveling around the island. The five bedrooms contained twelve beds, in addition to extra air mattresses, allowing everyone to have a comfortable spot to sleep. Additionally, the numerous bathrooms were helpful to our group of 17 when finding time to clean up after a long day of snorkeling or hiking. The kitchen was well stocked with an impressive collection of appliances and a large cooktop. It became the bustling hub where we could create our large meals, prepare lunches, or indulge in a leisurely breakfast. The lanai provided us a large space where all our group could enjoy a meal together. The generosity of our host was evident from the thoughtful gesture of providing many household needs for our group. Such attentiveness only added to the charm of our experience. Overall, our time at this extraordinary property surpassed all expectations.

- Allie is a fantastic host! She responds in a timely manner. She was also very accommodating and flexible when I needed to decrease my guest count only to increase it later. She maintains an open line of communication in case issues rise up, someone left something behind, where to find toys/tools/etc. etc.
- It's a big, clean, open house with a fantastic view of the beach and ocean! Open floor plan. Plenty of fans in case it gets too hot. (Embrace that Hawai'i climate!!) There are toys and books too! Kitchen is stocked with utensils, pots, and pans too.
- Couldn't ask for a better location! Again, fantastic view that's also less than 15 min. away from Kailua-Kona city center, Costco, and the airport!
I couldn't ask for a better house, a better host, or a better vacation.

From the moment we arrived to when we left, our group loved the time spent in our paradise house. After a long day exploring the Big Island, we could relax on the lanai and watch the gorgeous sunsets. Never felt crowded and it was always peaceful. The price was great and we would highly recommend staying here. Mahalo!!

This place was the key to our fantastic family celebration of our wedding anniversary. Allyson was the perfect host along with her onsite team to provide recommendations and advise on how to enjoy our 10 day trip to the Big Island. It worked out to be everything we hoped for when we booked it to be able to have a great get together with enough space to have our privacy. Thank You.

Perfect location for a large family group!
We had a large family group here for a week. It was PERFECT!
Communication with Allyson was prompt and she was very accommodating. The house was beautiful and well equipped, the space was set up SO well for a large group, we ate most of our meals in the house and there was lots of space for prepping and eating. Some things that were very thoughtful-2 coffee makers and two crockpots-made cooking for our large group manageable. There were some water toys that the teens took to the beach and games and books that we enjoyed at the house.Even with our large group of children we felt comfortable-the house is perfect for families, clean but not pristine-exactly what feels most like home.
The slightly rural location provided privacy for such a large group as well as a feeling of safety being a bit off the busy roads as we had nine children from 1-7 years. Each individual family group had rented a vehicle so the 10-15 minute drive to the beach was very manageable and the house had lots of parking. The view and wildlife are spectacular! I would recommend this home!

This is a lovely secluded property not far from Kona. It's in the hills surrounded by gardens with very few neighbors. There is plenty of room and everything is supplied (except bar soap, which I recommend you bring with you). The owner is responsive, helpful, and very nice. There are books and maps for use around the area. It's not near the beach, so if that's what you want, this is not the property for you. The beaches are all within brief driving distance, especially the beach at Kona. We loved the place and would stay there again.

Very nice place to stay. We had a party of 21 adults, and found space for everyone. Allie was a great host and communicated with us throughout; answering all our little questions about the house.
Wholeheartedly recommend this place for family reunions, friends, or any party larger than just a core family.

The house was very clean! Had great views of the water. The kitchen had everything we needed to cook the food we bought. Plenty of extremely comfortable bed (we had a group of 11 and didn't even have to use all the beds). The property was tucked away and not in a neighborhood which was super nice. All the beach amenities needed so we didnt have to pack our own from home. The kods had lots of fun chasing around all the little geckos. It was also fun walking the property looking for the different fruits and plants that are in the house binder. The binder also has very good suggetions for beaches to visit and other activities. We would definitely recommend this house to other people planning on visiting the Kona area.

A very nice place to stay. Will definitely stay there again. We had 10 people in our group and there was more then enough room. The frogs are a bit noisy at night, but everyone liked the noise to fall asleep to.
Everything about this home was great. We all were extremely comfortable and had areas to go for any alone time if needed.
I highly recommend this place.

We loved this property, and Allie and her son were very quick to respond when minor repairs were asked for. The home was beautiful, in a quiet setting. The Coqui frogs were heard at night but only as background noise, and they lent a jungly feel to the stay. The kitchen was well-supplied with utensils, beds were soft and comfortable, and everyone in our group of nine felt like they had their own bedroom/bathroom combination. The location was great - just minutes from Kona, handy to the Saddle Road for trips to Hilo or HI Volcanoes National Park or horseback riding in Wiamea. Parking and driveway were plenty big. The numerous porches and lanias made for memorable outdoor meals or sunning sessions. We would stay here again! Mahalo, Allie!

Our group of friends spent two weeks at this beautiful redwood home. Located amidst lush trees and vegetation in a quiet neighborhood over 1500 feet up the mountain, this home provided everything we needed, with comfy indoor spaces, ample room to spread out and plenty of privacy. The main floor deck offered wonderful panoramic sunset views. The opposite deck was perfect for enjoying breakfast at sunrise. The backyard is lovely with a recent cutting back and thinning of the vegetation which has brightened and opened up the area and also lessened the sounds from the coqui frogs at night to barely perceptible from inside the house. Many brightly colored birds were seen and heard thru the day as well as local chickens and a rooster or two that traverse the property. The night sky is gorgeous, with dark skies for evening and early a.m. star gazing. The kitchen is very workable with plenty of space for food preparation and large tables that seat many inside or out on the lanai. Well stocked with supplies, spices, condiments as well as a great collection of dishes and kitchen essentials. Loved the avocado, tangerine and lemon trees on the property and the fruit we enjoyed from them. The beds were wonderfully comfortable with a large assortment of pillows and blankets. Plenty of beach towels, bamboo mats, chairs and boogie boards for outings at the beach. The location is ideal, within 15 minutes of the airport, Costco and Kailua-Kona. Like a home-away- from-home- we all loved it!

We loved the flexibility of this space to sleep and host all our guests. The property and view were fantastic. 10 minute drive to Costco was awesome for picking up groceries during our stay. Overall it is very comfy and spacious!

This house is tucked in the rain forest and a great hide away from the hustle of town. It is also much cooler temps than in town or on the beach. Plenty of space for 12 to cook, eat, sleep and hang out. Great big hot water tank so we could all get hot showers. You can hear frogs sing at night, which we enjoyed, but you may need the provided ear plugs if you are sensitive to sounds. One tiny frog made his way inside, as well as a gecko. They were fun to see and easily transported back outside. We picked oranges and tangerines to eat right on the property!

An excellent place to “kick back” and enjoy Hawaii. Well situated for reaching many areas. Of course you need a car/cars but to see this gorgeous island you always do. Thanks for everything.

Enchanting getaway
The setting was lovely with the lush foliage and beautiful views. Our host was personable and made us feel welcome. Everything was accessible for wonderful times at the beach and kitchen was a dream to work and hangout in. At night, the sounds of the little green geckos was like the continuous roar of waves. On our last night I was sad thinking i would surely miss that. Overall, a most enjoyable stay.

Perfect house
This was the perfect home for my family when we went to elope in Hawaii! There were 16 of us and there was plenty of room for everyone. The kitchen was large and had everything we needed when we decided to stay in for dinner. We were all a little concerned with the temperature of the house at night because we are all very warm bodied, but the weather was perfect! The host was very accommodating, and incredibly helpful. We had a blast. I can’t imagine staying anywhere else when we come back to visit!

BEAUTIFUL SPOT!!
Fantastic property. Lots of space to move around and amazing view! Loved the lanais and the outside dining. Really enjoyed the wildlife inside (lizards) and out (wild pigs and chickens). Loved the fruit trees. Close enough to town for shopping and restaurants and great info on beaches -Honokohau beach was beautiful with lots of turtles and fish! Thanks for the advise for the electric hot water heater - came in handy with 9 people! Beach chairs and umbrellas were a great plus as well. GREAT communication with Andrei and Juliana. Highly recommend!

The house is huge
This house has plenty of rooms, blankets, beach supplies such plastic toys to build sand castle for kids, towels, umbrella, surfing board, and dinnerware. We enjoyed our time. Its location is about 12-15 minutes to beaches or major markets. The owner was very resourceful and helpful.

50th Wedding Anniversary Celebration
Property is in an excellent location. Elevation made for cool, comfortable sleeping. Easily accomodated our party of 7 adults and 5 children. Cousins had not seen each other for ages due to the pandemic and they had a blast. Owner easy to work with and included his own guide of suggested activities which turned out to be valuable. It was a special get together for our family in a wonderful home.

-good amount of beach gear
-convenient drive to beaches etc.
-feels private but not too remote
Cons:
-warped screens admit bugs (mosquito bite rate felt like camping)
-overgrown landscaping choked out lawn, narrows drive, and makes good for the
-coqui frogs
This merits a section of its own. The frogs are too much. We had a good time here despite the frogs, but would not revisit. The jungle surrounding the house encourages the frogs in close, and the closer they are the louder. From a distance I can appreciate the sound of massed coquis- some folk wax rhapsodic about the sweet and nostalgic sound. Up close coquis, which are up to 3x as large and 5x as densely populous on Big Island compared to their native Puerto Rico, are like alarm clocks or pagers ringing in your bedroom all night.
It’s manageable to sleep through- ear plugs helped immensely. But the frogs start at dusk and may go til dawn, so loud that it shuts down evening conversation and hang out time. Quantitatively- the frogs hit up to 70Db inside at times, and most nights the interior measured at NC-60, normally a rating found at sports stadiums or light engineering work.
On days where it did not rain the frogs were quieter (48 Db) and quit earlier- midnight or 2am.
Starting the third night we went out each night to hunt frogs nearest the house- just thinning the 10 feet closest to the back of the house made a huge difference.
Do your research and make your own conclusions- some people like the sound.

Amazing stay
Have nothing but rave things to say about our stay here!
Andrei was so chill and extremely flexible with check in and checkout. His recommendations for where to go for hikes were definitely very well informed.
The house was in great condition and is such a beautiful space ❤️ great for large groups. The front yard has an avocado tree that never stops giving (a daily joy) and a passion fruit tree in the backyard. It’s amazing that just around our house alone we were able to such a diverse set of flora and fauna... definitely something new to explore everyday.
The house itself comes equipped with literally all the items you could possibly need on the trip... surfboards, water shoes... you name it.
Our group was mostly working from home and the WiFi was quite stable and was able to sustain many of us had video calls at the same time through out the day with only a few problems. The house is so spacious that literally everyone is able to have their own working space. There are so many places to accidentally fall asleep on haha.
One of our favorite moments is when Andrei came and installed a SWING attachment. We were shoooooook so much fun.
Great location - short drive to everything.
Maybe we’ll be back in the future 👀

Great place to stay while seeing the Big Island
This house is lovely. We stayed for 1 week for a family reunion with 8 children aged 4 - 11 and 7 adults. Sleeping arrangements only took a few minutes to figure out. We had a girl cousins room which the cousins loved. The four sets of parents each took the other rooms. The beds were comfortable and the sheets clean, Blankets and comforters were on the beds. We didn't think we would need that but the nights get chilly especially after a hot day so we learned to appreciate a warm blanket at night. With three showers, cleaning up after a day at the beach had to be timed but didn't take long. There is an outdoor shower for rinsing off sand. The kitchen is large and well stocked with cooking equipment which allowed us to make breakfast and pack lunches (dinner was out or sandwiches). The kitchen also has basic cooking necessities such as salt/pepper and items left by past guests such as hot sauce, sugar, and flour. Dishes (plates, glasses, flatware) were clean and plentiful. Beach necessities are also available which helped us coming from the East coast. There are beach towels, chairs, umbrellas, toys, and some snorkeling gear. We greatly appreciated the lanai and the wrap-around porch. The children loved to run around the house and play hide and seek among the trees. This was a great vacation for the whole family and the house provided the rest at the end of the day that we needed.
