Quintessential 3 bedroom, 2.5 bath cottage is spacious inside and out. Newly renovated with 2 master bedroom suites. This home is perfect for 2 couples with children or a single family.
Living room, dining room and family room are all furnished with the comforts of your home. Outdoor deck with grill, private enclosed backyard, tastefully landscaped yard (impatiens and climbing roses) with an outdoor shower.
Other amenities: 4 televisions, WiFi access, air conditioners (which are not usually needed because of beach breezes). All linens are freshly washed and pressed. Bathroom towels, beach towels, and beach chairs are included.
Enjoy all the activities of the Newport area including The Newport Jazz and Folk Festival, Gilded Age mansion tours, The International Boat Show, Irish Festival, Colonial house tours, and fine dining for a fraction of hotel room prices.

Our family had a great time at Tracey’s home. The location was fabulous…just a short walk to the beach. There were a few things we needed for our stay (hair dryer and iron) and Tracey promptly delivered. We tried to cook at home ( bare minimum kitchen) but made it work. All in all we had a great time.

This was our second time staying in this house, and it was perfect for our family of 6. It's a beautiful neighborhood and a quick walk to the beach. We utilized the backyard a great deal as well. Middletown is a great town to visit with perfect proximity to all that Newport has to offer!

This house is in a great location, but is in disrepair. The host is responsive, but did not provide any kind of refund when I was forced to leave due to the tile floor in the kitchen falling apart and my 1 year old son getting hurt on it. The host sent the handyman after I notified her within 12 hours of checkin about the issue, but there was no permanent solution and the temporary one ended up being inadequate. Additionally, the wall mounted bedside lamp fell onto my head in the middle of the night. Just thankful this wasn’t another injury to my baby. Nothing is secure and any issues simply have a bandaid on them. There are sharp edges on the baseboard heating elements. The chairs in the backyard are coming apart and the plastic will dig into your skin. The en suite shower was the worst mildew smell I have ever smelled. Cleaners either terrible at their job or nonexistent-my baby had dirty feet after walking around for a few minutes, there were cobwebs, the keurig had mold inthe water chamber. After over a month, I have also still not received any response from VRBO.

We loved our stay!
The house was very clean with 2.5 baths and 3 bedrooms. All of the beds were comfortable and there were plenty of towels and supplies. The house is located close to the beach and the sounds of the waves were soothing. We were able to walk to first beach and take a short drive to downtown Newport and the Middletown beaches.

Our family, comprised of me, my husband, our 20 year-old daughter, our 18 year-old daughter, and our little wiggly Shih Tzu THOROUGHLY enjoyed our vacation here.
Tracey was a fantastic host. She is professional, personable, informative, helpful and unobtrusive. Truly, the perfect host.
The cottage is well laid out. There are 3 good sized bedrooms, 2 adjacent living spaces, 2.5 baths, a laundry room, kitchen, dining room, and completely fenced, small backyard with small porch. Our little dog was very happy even when not on a frequent walk. Oh, and there’s a great outside shower that he shared with whomever was showering there.
The cottage is one row of houses back from the sea wall and Easton beach in Middlebury. It’s location is quiet and peaceful, yet close to everything. Our morning and sunset walks right around the bend we’re fantastic!
Many other beaches are only a few miles away, so the exploring on foot, by bike, and/or by car is amazing.
The small town of Middletown has some very good restaurants and shops, and the people there are amongst the nicest people we’ve ever met.
Narragansett is 20-25 minutes away, although we only visited there to have one dinner.
Newport is literally right up the street! We loved driving just a couple of miles to enjoy the cliff walk, mansions, great shopping, awesome dining options, and all that Newport has to offer.
We look forward to staying and visiting Tracey again soon!!

The property is lovely. A beautifully maintained cottage 5 minutes from the beach with a flower filled yard and all the amenities. Tracey was a great host and made sure our stay was perfect! The house is a quick walk to restaurants, shops and a brewery and located around the corner from breathtaking views of the ocean and the Cliff Walk. It’s a 5 minute drive to the heart of downtown Newport and convenient to the entirety of Aquidneck Island. This property was a delightful getaway for our family and a gem in the heart of beach country.

We loved being here so much! We were within walking distance of the beach and lots of great places in Middletown. We walked to the Cliff Walk as well, and it was a short drive to all of the attractions in Newport. Tracey is a wonderful, communicative host, and we can't wait to come back!

We just had a very relaxing and fun stay at Tracey's beach cottage in Middletown. The location is fantastic. We biked and walked into Newport. We walked to Easton Beach which was absolutely lovely. Tracey met us on the first day and our stay was exactly what we expected. Thank you and we look forward to returning!

A week at the beach
Unfortunately the house was not as delightful as advertised. It was listed as air conditioned house. Only bedrooms had noisy window units that kept us up. The beach was close but dirty. Sand was more like tar/ mud. And water was filled with unattractive red algae. Nothing I wanted to put my body into. I feel the house rental price was over it’s value significantly.

So amazing
I've rented many properties over the years and have learned to lower expectations from the pictures. This was not the case. The place was so clean I thought it was a first-time rental. The rooms and common areas were a good size and the abundance of bathrooms allowed for complete privacy for our blended family/friends party. With beauty of the home and proximity to the beach and town, this is the closest you can come to a perfect vacation rental. With a privacy enclosure on the outdoor shower - I think it would be pure Nirvana. I can't wait to go back!

Perfect Beach Cottage!
We had an amazing vacation and highly recommend staying at Tracey’s beach cottage! The house is simply adorable, super clean and stocked with anything you may need for a wonderful beach getaway- everything was also brand new adding a wonderfully fresh feeling to our stay. The outdoor shower was a perfect way to rinse off the kids at the end of a fun beach day- we also enjoyed it ourselves! The location is perfect- just steps from Easton’s Beach - looking at Newport and the Cliff Walk with breathtaking sunsets - it is also walking distance to downtown Middletown which is perfect for kids with restaurants and a homemade ice cream shop! And a short 10 min drive to the hustle and bustle of downtown Newport! Tracey was a wonderfully accommodating host going above and beyond to make us feel extra safe and comfortable during our stay! Again, highly recommend this property if you are looking for a relaxing beach getaway. Thank you Tracy we will be back :)

Great house, great location, great vacation
Stayed at this house for a week of vacation in early August. Very comfortable and well cared for home. Everything you would need for a week's vacation including comfortable beds, abundant towels, washer/dryer, grille, lovely back deck and yard for my two dogs and more. Great location close to Newport, First Beach and Second Beach. Very nice neighborhood for walking the dogs, including a waterfront loop for a quick dog walk. Very friendly neighbors as well. Tracey was a terrific host. She greeted us on our first day and offered to address any issue that would possible come up during our stay. There were none. I would recommend this property without hesitation for a family vacation or long term rental. If we vacation back to Newport, this property and any property of Tracey's will be at the top of our list

Highly recommend this charming cottage
Tracey's home was perfect for our family. The house was clean and very charming. The gardens were cheery. The outdoor shower was amazing! Plenty of large, plush towels. Tracey was easy to communicate with.
We loved Easton's Beach!! The waves were perfect, and the sand was like baby powder. We rented bicycles for the week from scooter world. The cliff walk was a nice excursion. 2nd Beach offers Monday night concerts with food trucks. If you want to see the most beautiful sunset, go to Brenton Point State Park (also a great place for kiting).

Amazing!!!!
We had the BEST week at Tracey’s adorable, charming, clean, and well-stocked cottage. It’s a perfect beach house with an awesome deck and cute back yard. Great quality sheets and towels (and lots of towels, too) and plenty of basic supplies in the kitchen. The layout of the house provides privacy with the master suite on one side along with it’s own updated and large bathroom. You can’t beat the location either. Tracey is great and responsive, and we definitely plan to return again next summer. Loved it!! Thank you so much, Tracey!

We come to Newport every year. We were excited to stay so close to the beach this year and be able to bring our dogs. While the house has great proximity to the beach, we were disappointed in the cleanliness of it. If we walked barefoot our feet would turn black, there was dirt, crumbs, etc. in the couches and under them. We opened up a closet door in the bedroom and all the slots fell out. We tried to use the outdoor shower, it didn’t work. (Which this is something we were very excited about!) The listing states the property comes with cable, we only had 8-10 channels and none that were kid appropriate. We have a toddler so dinner at home was something that we wanted to do, unfortunately the kitchen has the bare minimum, as well as the house. We couldn’t find an iron anywhere and had to go purchase one. While Tracey was responsive, helpful and nice, I don’t think we would stay here next year, it was a great location but for the same or a little bit more money, we could get all of these amenities in the same location. This location is probably best for a quick trip to Newport, without planning on using the house much.

Spacious and comfortable cottage in a great location!
We stayed at this cottage as a home base when running the Newport Half Marathon this past weekend, and couldn't have picked a better spot! The cottage is very spacious inside, with plenty of room for everyone. Everything you could possibly need is already there, and very well-cared for. The location was excellent- we were able to walk back and forth to the beach easily- even after our run. Tracey was responsive and helpful all along. We will be back, and highly recommend this property!!

Wonderful Location and Clean
The owner and the place get 5 stars because it was everything we expected. It was clean, well attended, dog friendly with a fenced in back yard, and a couple of blocks from the beach. While the house itself is not 5 star luxury everything was well maintained and the owner was quick to response via text with any questions we might have had. I would definitely stay here again!
