Wonderful condo in Gion. Very quiet and extremely clean and comfortable. Every detail was thought about in preparing for guests. The rooms are one per floor and climbing stairs is required for 2nd and 3rd bedrooms. The location is walking distance to many of the Kyoto attractions and restaurants as well as Gion and downtown.

Located right next to a stream in a quiet area.
Not good for families with children. Each level has one bedroom and the door to each level must remain locked at all times or an alarm will sound. Video cameras and heavy locked doors gave it an uneasy feeling.

I really liked this house, it would be a great place for a family or group of people visiting Kyoto, very clean and comfortable the owners very thoughtful of what you might need during your stay. location very quite and in a great neighborhood, plenty of restaurants nearby and places to visit and enjoy.
I was a little confused about the door locks to the house at first, but did get it figured out and was okay after that, also loved the first floor room, but at night time a little too much light coming in through the big windows would have been nice to be able to cutout the light

Beautiful, very cool house in a good location. Full of artworks and charm, all interior thought over and top quality. Surprisingly good value for money for Japan. Brilliant kaiseki restaurant just nextdoor with a young local chef.
The house does not seem to have heating, just a mobile one, so dress warm in winter! Also note that each room is locked seperately by it‘s own pin code. If you have a lot of kids, you need to have a good memory! Cannot recommend the place with very small kids though.

The flat was located in the Gion district of Kyoto, very lovely, quiet area, not overly touristy like other parts of Kyoto and overlooking a lovely stream. It's within about 10 minutes walking distance of two train stations and centrally located, very easy to get to anywhere in Kyoto. For the price, it was extremely spacious, it accommodated my husband and I and our teenage child with a foldout couch, all beds were very comfortable. There was a small kitchenette area with a refrigerator, sink, hot water perculator and kitchenware (plates, glasses, silverware, bowls, etc) so we were able to make miso soup and eat dinner in when we were too tired to eat out and have cereal and fruit for breakfast. they provided coffee and teas. The toilet is separate from the shower area (both have sinks), the shower has a bathtub as well and there's even a full length mirror. There's a safe to keep valuables, a hair dryer, usb cables, assorted toiletries and bath products by Shiseido, slippers, bath robes, and nightclothes. The TV only has local Japanese channels but we were able to watch our Netflix account. There's a DVD player, so bring some movies to watch, they didn't provide any. There's an A/C, so the room was very comfortable temperature-wise. They provide umbrellas for guest use. The rooms are fairly soundproof, there were other guests, but we only heard them once coming in through the lobby area. It's a bit of a strange set up, we didn't see any staff our entire visit. You get a passcode to enter the building and then another one to enter the room. There's a small "lobby" (it's literally a counter area with enough room for one person to sit) but we never saw anyone at the "desk". They give you an emergency phone number, but there's no way to telephone anyone (as far as I could see). Fortunately we didn't have any emergencies.
Would have liked enough coffee and condiments for our entire stay, only enough for one day were provided and they weren't restocked and we never saw any staff in order to ask. Other than that, everything was perfect.
