Good value, clean and close to town.

The location in a quiet area but within walking distance of town Everything was very clean. Easy parking. A large convenience store very close by.

We kept banging our heads on the sloping ceiling and it was not possible to sit up in bed unless the bed is pulled away from the wall. Same for the settee which we moved. The settee isn’t comfortable for lounging and watching tv. A couple of easy chairs, or even one would be good. Using the table and chairs was difficult because of the low,ceiling.

I had a very pleasant stay here, the host was easy to contact, would recommend staying here.

Quiet with own entrance, had everything I needed for a comfortable stay. Host attentive and messaged to make sure I had everything I needed. Quick to respond to text messages.

There was nothing to dislike about the property.

Great location, clean & spacious. Loved the little extras, milk, cereal bar, shampoo etc

Very hot & not much window that will open, maybe a fan would help. Also, a very bright light through two windows that don’t open or have a cover.

Excellent communication, very clean, quiet, well equipped, nice to have the milk and toiletries.

It was very hot and no fan was evident, but an email query with a fast response rectified that satisfactorily.

The host was extremely accommodating, loved having the small touches of milk, sugar, coffee, tea, soaps, lovely fluffy towels and the additional sofa sleeper (together with the double bed) with lovely bedding available. Setup is excellent with bathroom and washing machine downstairs. Dart board as you enter is fun and a quick laugh before you enter the studio. Studio is warm and heating works well too. Ironing board and all the extras neatly stored and available. Close to Wycombe leisure centre (big bonus for swimming parent). Quiet location and friendly and spacious garden. A good feel overall and definitely recommended 👌

We felt secure and looked after and are extremely grateful.

For me it is important to have a few questions answered BEFORE booking. Strangely not every owner is up for it, but with Veronika no problem. In fact she bent over backwards to help where ever she could. I couldn't think of a better host! Thank you, Veronika!

We found a few places downstairs (or in the corner of the stair case) where a full length mirror could be fitted 😉 Also there is plenty of room for a bigger bed, but if you like to snuggle onto each other, then you have a winner 😉

Nice place but could have been so much better with very little effort and some care and attention

The location was good for my needs.

Could not plug in bedside lamp (European plug) The light to help find the key box made No1 invisible. Had to use my phone torch. No instructions (so, no access) to wifi or heating operations No handbook Bathroom door handle came off. Reported. Not repaired. Provided a hair dryer but nowhere with a mirror to see what you were doing Lid came off the bin when pedal operated - not fixed on Spoke to host by phone but never met her (considering she was on site and I was alone female traveller)

Breakfast bar was nice, just a few breakfast bars, milk, juice and cereal! Pretty town near the centre, within walking distance to the local train station. Host is very responsive and was happy to clarify questions.

No oven in there, but that’s about it - room was a little warm but it was also a heatwave that weekend!

lovely stay

really nicely hidden at the back of the property giving you privacy. we had everything we needed and more. always love coming to stay at the Oak Tree. perfect location, close to town. shop is just around the corner and restaurants are about 10-15 minutes walk away. i read some reviews about the sofa bed being very uncomfortable but to be honest I slept well. the studio was clean and well equipped. it seems like they think of everything anybody could possibly need. staff is very friendly and welcoming.

Tea coffee juice cereal milk toiletries were provided. Clean, quiet, easy access, good facilities.

Minor things like the ceilings are a bit low and a working bedside lamp would have been good. Wifi was weak/slow but a good mobile signal compensated

Very helpful hosts! Well equipped studio

Very sweet apartment with great facilities. Very friendly and helpful hosts! Water, coffee, tea and milk provided. Shower products provided. Laundry detergent provided.

There is no sink or running water up stairs which makes cooking and washing up difficult. It was very hot during my stay and the room just very warm with little air flow but the hosts did provide a fan upon request. A little far out of the main town.

it served us well and i would book again if we go next year.

Lovely little apartment clean and well kept. Good location. We were at the Yoga Festival in Henley which was 15 minute drive away. Off road parking and easy key safe system.

We had a 3 night stay and i was on the sofa bed. It was very uncomfortable. I certainly would not have wanted to sleep on it for more than three nights. There was no sink so we had to fill the kettle and washing up bowl from the bathroom tap. This was ok and worked just a little odd!.

Complete waste of money!

There was no welcome pack and I was basically told it wasn't necessary. No instructions for the coffee machine, washing machine etc. I was informed that the coffee machine was industry standard and therefore no instructions needed - I have never used one so found this to be patronising. Shower leaked (which I fixed). Bed very uncomfortable. Sofa so low I couldn't use it. No blinds on the three windows. Only water downstairs in the bathroom. Owner rude and unhelpful and called me disingenuous for criticising her! Apparently I should have phoned her to ask all the questions I had - I would have made at least 5 phone calls when a welcome pack would have covered everything! Plastic window frame on the bathroom (not UPVC - plastic) and generally a place that could be nice but wasn't. I booked for 6 nights, stayed 2 - and although I asked, no refund of any kind was forthcoming. I asked for 2 nights not 4 as I wanted to be fair - silly me!
