Very conveniently located - be sure to take the municipal ferry AND NOT A PRIVATE TAXI to get there because the private taxi will just dump.you by the doge's palace. The kitchen is top notch and well equipped. The rooms are comfortable and there is a wealth of books and entertainment. The roof top.deck is a nice.plus too.

There aren’t many properties that are this spacious, centrally located and immaculate. We had a wonderful time and would definitely return

Very central location, steps away from vaporetto stop which cover main Line 1 and Alilaguna boat to Marco Polo airport..ample space fully enjoyed bybour party of 9. Easy to get in touch with property manager who walked us through property and respond promptly to request. A/C of 2 rooms was not cooling but plenty of room in last floor and living area we used instead to sleep. Great kitchen area, comfy rooms. Awesome Grand Canal view. Really enjoyed our stay at this beautiful apartment home in beautiful Venice!!

Thank you Lydia! Your apartment was perfect for 5 adults. Easy to get to, well equipped and very clean. Venice is such an interesting city. We walked every where and enjoyed amazing food. Roberto was extremely helpful. It was a great stay!

Every past trip we have stayed at hotels, but since this trip there were 9 of us (5 adults and 4 kids, less than 13 years old) we chose this place and to be honest was a little skeptical of how amazing it looked. We were more than surprised of how terrific this place was and highly recommend to anyone looking to stay here.
Inside space is huge. 5 bedrooms, 3 large living rooms, 3 bathrooms, spacious kitchen, dining room and even a balcony overlooking the city and grand canal. Everything was way bigger than appeared in the photos. Plus has AC and washer/dryer.
Location is perfect, literally 100 steps from the Evaporeto stop, and even has an elevator to get to its location on 4th floor. Plus it was a 10 minute walk to San Macro and 10 minutes to Rialto. Plus there is dining and shopping within a few blocks.
Lastly the host was very communicative and connected us with their local manager, Roberto, who speaks English and was very welcoming. Even helped us get a dining reservation at a local restaurant (which is no easy feat with 9 people in the busy month of June). So a big thank you and praises to Roberto.
All in all, this place this is a unicorn in Venice!

The property was a good size for our family of nine. The host was quick to communicate when I had a question and explained to us exactly how to get our Venice exemption codes for the weekend we arrived since it was one of the trial weekends for the new program. The location was great and handy being near a water bus stop. Had a good elevator to get us up to the fourth floor, quick and smooth ride. We were a little disappointed that one of the three bathroom's had limited use of the commode as it could not accommodate any toilet paper. And not all the in-room air conditioners worked. We also had a lot of trouble each time we tried to unlock the door. It was an old lock and took several tries to get it right. But that was probably user error!

The property is in a great location. The apartment added to a true Venetian experience. It is a place that would be appreciated by artists; the decor/colors follow a theme from Gustav Klimt. But I dont believe its suitable for renting to families with young children. Some of the antique furniture is too delicate for use.
Also, the window shutters are very old. We were worried that they would break during our stay, and could hurt someone if they fell on the courtyard below. The owners really need to replace them.
Also, it a bit odd but part of the shower doors were missing. You could still take a shower, but the missing doors was unexpected , given the quality of the place.
All in all, I cannot imagine a better place to stay in Venice. Take the time to appreciate the extraordinary views from the terrace, and the decor. If I ever come back to Venice, I would try to book this place.

Loved our stay in Venice. Host was very helpful providing information and answering my questions prior to arrival. The property was in excennent location and was so charming. We loved our time in Venice.

The location and ease to reach this apartment is excellent. It is a very large environment. Although Roberto was there to meet our arrival and walk us through everything we ha two issues with this property. The bedroom my wife and I and no electrical power. I require outlets that work to support my oxygen machine but there was no working outlets in the room. I had to use a small twin bed that had working outlets to get through the night. I called Roberto the next morning, twice but he never came back to look into the issue. I had to procure 2 look extension cords to run from the living room to power my oxygen machine for the balance of our stay. None of the bathroom had true showers, they had hand held portable shower hoses which were not very usable. We were adults 65-86 and these were not very practical.

The apartment was great for our family of 6. Plenty of space, comfortable, and a great Venetian vibe. The rooftop terrace was breathtaking. If I had one complaint, it would be that 2 of the bath/shower combos had handheld showers instead of being mounted. Other than that, our stay was perfect.

We had a fabulous time at this charming, well equipped apartment. It was huge. Only 3 bathrooms, so that was the only limitation on how many could be comfortable there. We were there with our grown daughter, husband, and her two teens, six people in all. The view from our outside rooftop terrace was spectacular. The old elevator to the apartment was quite cute, and did its job well. The antique windows and antique wooden furniture were charming. The apartment was just a few steps from the water taxi stop. It was convenient, although confusing, to walk around the entire island--GPS on our phones saved our lives. We had a wonderful week.

This place was awesome. Right off the grand canal with a rooftop terrace. Our family of 8 had plenty of room to spread out. We pretty much walked the entire city in 2 days, with a lot of walking. The water taxi station is just outside the door, if you prefer that method of travel. We took a water taxi directly from the airport to the apartment. The rooftop furniture could probably use replacing, but the views were gorgeous, especially with drinks. I would highly recommend this apartment.

Lots of place to hangout & enjoy family after busy day enjoying Venice. Location was perfect, walking distance to all the best attractions

We were thrilled to have an elevator! The property manager was super helpful. Location was perfecto! The bathroom situation was a bit of a struggle for us with 7 people, but we managed okay. Getting up to the top floor would be tough for older folks. Most of our group was in their 60's and all the way up to an 84 year old (def needed the elevator).

This home was an amazing place to stay that added to our experience of Venice.
It accommodated our party of 7 adults beautifully.
It is in a perfect location. Very easy to get to and then make our way around this wonderful city. The view from the rooftop terrace is spectacular.
Roberto was incredibly helpful and readily available to help us. Would definitely stay here again and again.

We all enjoyed our stay in the palace. Venice is a beautiful city full of history. We were so lucky to have been able to stay in such a beautiful, spacious home. It was next to the water taxi stop which is terrific when traveling with luggage. I highly recommend.

Grand Canal Terrace was very centrally located and the apartment was spacious and well equipped. The views were beautiful, proximity to water taxis could not be closer and grocery store less then 5 minutes away. My son plays the piano and it was wonderful to find out it was well tuned! The deck was a wonderful spot to have our morning coffee or glass of champagne prior to starting our evening.
We recommend getting in touch with Roberto and arranging a private water taxi with Andrea to pick you up and bring you to the the airport - the cost may be high but to arrive in Venice under moonlight and depart with the sun rising is a memory that will live with you forever and worth every penny!
Thank you for a beautiful four days Lydia!

We stayed for 2 nights with my family (7 people) in July and it was truly an amazing experience. Location was fantastic, only steps from the Santangelo water stop. The apartment is the top two floors of an old palace with a rooftop deck. The apartment was breathtaking (lives up to the pictures), and would have been fine even if there were more of us. The entire process was easy and the communication was great. It was clean and very comfortable. I would definitely recommend it.

We had a wonderful stay at Lydia's place for the four nights we were in Venice. The apartment is very large, and impressive with the antiques. The location is perfect, close to the vaporetto stop , and walking distance of everything.
Robert was of great help with everything , welcoming us, and for the check-in, also suggesting a good restaurant and groceries nearby, while we waited for the apartment finishing cleaning.
The terrace on the roof was incredible with the view. Nice spot for a nightcap! It would have been nice to have a parasol for shade though, as it is very hot in July, we went there mostly later at night.
Speaking of heat, the first night, the AC wasn't working in two of the 5 bedrooms, and the fans provided did not exactly do the job. But the next day, Roberto came with two guys and the AC got fixed. The last little downside was that the mattresses in two of the bedroom should maybe be changed, because the ones in the master bedroom are so hard, and the one in the smallest adjacent green bedroom was like foam, so on the contrary too soft. But apart for these little things, everything was very nice, and we definitely recommend this place!
Thank you Lydia and Roberto!

Palazzo even better than the pictures! Great communication with Lydia and Roberto. Very much appreciated Roberto meeting our party at the vaporetto stop and giving us tour of property. Thank goodness for the good air-conditioning during this terrible heatwave in July 2023.

We had a total of 8 and all age ranges from 70 something’s to under 10. Roberto was amazing and helped us from the onset as well as helped to get us reservations at some GREAT non- touristy locations that are meals my family will forever talk about. The property itself was great- there’s a lift to the top floor which made it much easier to get luggage to the apartment (and people) and was literally steps from saint Angelo stop. Only slight discrepancy is one of the 3 bathrooms you cannot flush paper down- while I know it’s a common euro practice it made that a practically non useable toilet. So 8 people with two working bathrooms. Also the bathroom to the main bathroom is shared jack and Jill style with two other bedrooms.
Location reigned king as it was very easy to navigate to and from. Roberto was “chefs kiss”a fantastic host/house manager. Although only there two days- having laundry facilities was terrific- just make sure to bring/buy detergent.would recommend for maybe a large group of friends. As a family we had a harder time sharing bathroom facilities;)

Our family of 8 enjoyed our stay at Grand Canal Terrace. The apartment was spacious and everyone slept comfortably. One of most breathtaking elements of the quarters was its historical and architectural beauty. Staying here you truly feel emersed in the old venice ambiance. The unit is also centrally located and easily walkable to all the sites. The nearest watertaxi stop is just steps away. The great location and elevator access were perfect for our elderly parents. Our host Lydia and her manager Roberto were both friendly, accessible and a joy to deal with. I highly recommend staying at Grand Canal Terrace. We loved Venice and would definately stay here again! This has to be one of the best places to stay in Venice. Property is beautiful, spacious, and fit our group of 9 perfectly. It is just a few steps away from the vaporetto stop so is very easy with luggage. A glass of wine on the rooftop after a long day is one of our best memories of the trip.

This apartment is perfectly located near the Accademia Bridge and a short walk to the Rialto Bridge and to St. Mark’s Square. The rooftop terrace was a wonderful place to relax and look out over the Grand Canal and the rooftops of Venice. The building has an old Venice feel and puts you in the heart of this beautiful city.

Fabulous stay in the center of it all. The apartment was within walking distance of so many wonderful sites. It was well stocked with amenities and Roberto was so helpful while we were there. Would definitely come back!

This is an amazing property. So conveniently located on the Grand Canal. I would recommend this property to anyone that is traveling to Venice with a group.

Couldn’t have chosen a better place to stay… Space for a large family, easy access to Grand Canal, short walk to Piazza San Marco. Quiet neighborhood with good grocery store nearby in case you want to take advantage of the chef’s kitchen! Rooftop deck was an amazing bonus, with 360* views of Venice and the Dolomites in the distance. The manager, Roberto, was very welcoming and helpful. Look forward to returning!

We spent two weeks traveling Italy, and this apartment was
one of the real highlights. Two floors with a rooftop deck, overlooking the grand canal, tucked away on quiet little square, this place is as good as it gets.

Great location and very easy to get to and an easy stroll to the Rialto Bridge shops and restaurants. We were a party of 8. So the five bedrooms served us very well. Thank you!

San Marco was a welcoming home for our group of 9 friends traveling Italy. Beautiful views, great spaces and the apartment was well stocked. We cooked and shared lots of wine and laughs. Our host was very helpful and attentive. We recommend this space and location!

This property is gorgeous! The interior decor, antiques and art are so beautiful. I am totally in love with the red dining room. The location was perfect with a vaporetto stop just steps away and an amazing view from the rooftop terrace. The home was very clean and comfortable with everything we needed to enjoy our stay. Lydia was very helpful and accommodating as I prepared for the visit, and Roberto was a great onsite host. The only thing that was a challenge was the front door lock - it's a little tricky. But we got the hang of it after a few tries. I definitely recommend this property and would love to visit again someday.

Magical if you like patina and that’s what it is all about. It’s a place where you feel special. Right at vaporetto stop. The elevator to the 4th floor was very helpful. When the doors opened we entered our fabulous Palazzo Sandi. It did not disappoint. Everyone in our family give it a 10. Special thanks to Roberto. He gave us a nice welcome and introduction for our stay and went above and beyond when helping me depart. Thank you for sharing Palazzo Sandi with us.

Amazing property. Great location.
My wife and I stayed here with our six kids (ages 15 - 26). Property was immaculate and amazing. Our only regret is that we did not plan to stay there longer. We only stayed in Venice two nights, but the family all said we could have based out of this property for a week, easy. We loved the accommodations, the location, and the city of Venice. Large space, plenty of room, all the simple things that make the stay memorable. If we were to return, we would not hesitate to stay here again. Thanks for letting us use the apartment. You helped add to the memories we made on our amazing Italy vacation!!! THANK YOU!!!!
