About this house rental
An immaculate 4 bed house, overlooking the 25 acre Dilham Lost Broad in a secluded part of the Norfolk Broads. This recently renovated property sleeps 8 in comfort, with 4 bedrooms (3 en-suite). It is privately situated, whilst still being just minutes away from everything the Norfolk Broads has to offer. Outside is a substantial garden, with a climbing frame, and a hot-tub to sink into after a day exploring the local area.
Broad House has been finished to an exceptional standard, exploiting the original features of the old cottage including oak flooring and beams to compliment. Reclaimed and refurbished cast iron radiators, timber windows a roll top bath and a period farrow & ball colour scheme.
The modern extension boasts in-keeping contemporary vertical radiators, porcelain polished concrete effect flooring and en suites finished to a modern standard using oxide tiles and black framed shower enclosures.
As you enter the property you meet a light and airy corridor-leading straight to the spacious kitchen dinner.
The kitchen finished in navy blue with solid quartz worktops has everything you would expect, full height 70.30 fridge freezer, integrated oven and combi oven. An induction hob, dishwasher and boiling water tap ensure you have all your home comforts. The breakfast bar seats 4 and the dining table is suited for 8 persons.
The kitchen diner has access to the private and enclosed rear garden via two sets of bi-fold doors. The bi-folds open on to a large patio area which is tiled in the same porcelain as internally, the flush thresholds really bring the outside in and make for a wonderful social space.
The garden contains a new and very fun looking climbing frame for the children and for the adults a six-man hot tub is located on the patio. Also on the patio you will find a set of garden furniture and a gas BBQ. If storage for bikes, toys etc is required there is a sizeable summerhouse at your disposal.
Leading off the kitchen is the utility area, finished in the same style as the kitchen here you can find an additional sink, washing machine and tumble drier. The utility also houses a boot room area for all your coats, shoes and boots.
Moving into the old mill dwellers cottage you will find the lounge with beautiful oak beams and mantle, a lovely cast wood burner for those warm and cosy evenings, cast iron radiators and two large comfortable sofas and two arm chairs will ensure enough seating for everybody. Although a snug room it has the benefit of aspects over the rear garden and the lost broad. The lounge also accommodates the digital TV.
The Family Bathroom located on the ground floor has both a bath and a shower, the room is presented in a period correct style boasting floral floor tiles and blended with a contemporary metro tiles cladding the walls. All bath/showrooms have heated towel rails.
Bedroom 2 is equipped with twin beds and bedroom 3 a double bed plus a contemporary finished en-suite shower room. Being in the new part of the house the finishes have been chosen to compliment this, with modern radiators and light fittings. Both of these bedrooms again are located on the ground floor just off the utility corridor.
Second in size to the master bedroom is bedroom 4, this room has direct access over its own patio via french doors to the private rear garden. A room full of light and plenty of space easily effortlessly accommodates a super-king size bed and dressing table, it also has its own dressing area which then leads to the en-suite shower room.
The master bedroom is located on the 1st floor of the old house; in fact it is the entire 1st floor!! An open stairwell leads you past glass balustrade into the room with four large Georgian bar windows offering a dual aspect – over the broad and overlooking the patio and rear garden. Again period cast iron radiators, deep pile carpet, a super-king size bed, dressing table and antique chair offer a luxurious feel. The en-suite is home to a large walk in shower with ceiling integrated shower head, his and hers basins and a roll top bath that takes advantage of the views over the old broad. All this is finished in deep avocado wall tiles floor to ceiling and a random monochrome floor tile, you have to see it!
Externally the property offers a small lawn area and bench to the front so the lost broad views can be enjoyed from outside. To the rear, past the garden we have 2 acres of private woodland for you to explore. To the west of the house across the driveway you can find the stream, which if you follow you will see it runs underneath the house! Keep following it and it will take you to the ruin of the old water mill.
The property has a private gated driveway and secure off road parking in designated bays for four vehicles.

We had a lovely 3 generation holiday in this spacious well equipped house in a quiet rural location, yet the most we travelled was 25 minutes to beaches, boats & Bewilderwood which was amazing. Hosts easy to contact & responded promptly when we had WiFi issues. Our granddaughters loved the hot tub & climbing frame & all the adults had a relaxing holiday, too. We would love to return.

Beautiful cottage in loverly surroundings kitchen and dining areas great space for family to gather gardens well tended. Bedrooms and bathrooms furnished to a high standard but one daughter did say the mattress was rock hard. BUT in the bedroom at the far end of the property there was black mould above the door and to the side of the wardrobe and was also present in one corner of the living room to which I was asked to clean it off my self. The hot tub even though owner said it had. They sent Marius round to check filter and add Bromine to the tub after asking us to do the above. The filter was dirty and the Bromine canister was empty after 5 days of our use should not happen. The bbq was also filthy with grease still in the drip trays and grill sections. Rachel did mention that the starter on the bbq was broken and that they would send a replacemnet one round which they did. Communications stopped after I mentioned the mould on the walls. The whole house really needed a deep clean, (the freezer needs defrosting as it was dificult to items we had to scrap the ice out) in to bring it up to the price being asked. The whole 8 of us and two dogs really enjoyed our stay here but it was just let down by the cleaniness of the place and items

We have just returned from a 2 week holiday at Broad House. We all thoroughly enjoyed our stay. The house is very well equipped and very comfortable. Our great niece and dogs enjoyed the garden, the adults enjoyed the hot tub and indoor/outdoor living.
Occasionally walkers & bikers would go by the rear of the property which was a surprise to us as we didn’t realise there was a public right of way behind the garden. If the fencing was higher it would add to the privacy. It certainly didn’t spoil our holiday and we would highly recommend the property to our friends & family.

Set in a quiet rural location with modern digital comforts our expectations were exceeded. This is a very nice property. The kitchen floor just runs out to the large patio with no step. With the fan fold patio doors open the kitchen and garden becomes one room. The view from master bedroom window over the horse grazing in the distance is sublime.
I would definitely use this property again.

Loved everything about this house. Something for everyone with enough space to spread out. Such a peaceful location where you can truly relax but plenty places and attractions nearby if you want them. Owners very responsive to a couple of issues. Only downside is the price but far more manageable if two families sharing. Would return again.

A wonderful break
We spent a wonderful week at this well presented property. Everything was very clean and comfortable. Great location for visiting Norfolk. Dog friendly beaches a few minutes drive away.
The owners were very welcoming and happy to answer any queries.
Would certainly recommend.
The only down side being the WiFi. Would not be able to work from home at this property.
Hopefully we will return in the future.

A restful break for all the family in a central location
The house served as a central base to explore Norfolk and provided a location to rest up when we returned . The addition of the hot tub on the decking area allowed all age groups to enjoy the time in the house.
A couple of points to look out for , firstly we took our dog , he is about the size of a large Labrador, we realised the rear garden gate allows a good view of the sheep in the field to to front of the property . This needs to be thought about as dogs and sheep don’t mix very well if he had jumped the gate. Perhaps something to just block the view.
Secondly the up stairs en suite needs a more positive ventilation system during and after showering particularly in the cold weather rather than opening windows .
All in all a good week away , that we all enjoyed.

Broad House is in a beautiful location, miles of walks for the dogs but close enough to the local pub! We had a fabulous time, the house and garden were so well kept and the hot tub was fantastic. We didn't want to leave and we'll definitely be back. Thank you Rachel and Joe

We stayed at Broad House for 2 weeks and all had a fantastic time. The location is great for exploring all that Norfolk has to offer, from the amazing beaches very close by (10-15 minutes) to towns and villages for pubs and cafes, and further afield to Wells Next The Sea and other attractions.
The house had everything that we needed for our stay, and our "Threenager" loved the swings and climbing frame in the garden. There's a nice walk out of the house, past the mill ruins, along the canal, and back via the old railway nearby. The rooms were all extremely well furnished and comfortable.
All in all, we all had a great time, and the weather even behaved for us!

Lovely house in nice secluded location. Good facilities and very friendly and attentive owners!
We stayed here during our end of summer family holiday and found Broad House to be a lovely place. It was very well refurbished with a nice mix of old and new property. The hot tub was a great addition and made for great stargazing in the dark nights. Everything was well appointed and we didn't struggle for any items that we'd have had at home.
Communication from the owners was very polite and very quick in their response before the rental dates and once when needed during.
A lovely place to stay within good reach of a lot of things to do for families (nice beaches, boat on the Broads, and our 6yo loved BeWILDerwood!)
Would certainly recommend staying here if looking in the area.

A Norfolk Staycation
We booked this property as a result of a special family French vacation being cancelled due to the ongoing pandemic.
Our party covered three generations from toddlers to those who are somewhat older... 8 people in total.
We spent sometime studying various properties and locations - Norfolk and Broad House specifically were selected, as they appeared to meet most of our needs - I can honestly say both delivered all that they promised.. and then some!
The location is excellent for exploring both the Norfolk Broads and the local beaches, although a car is essential.
The property owners were accessible and responded to all enquiries promptly throughout the booking process, as well as during our stay.
A highly recommended property.

The location was perfect as a quiet retreat in an area that made visiting other parts of Norfolk and Norwich easy. My personal highlight was laying in the hot tube whilst watching bats fly overhead and hearing owls hooting in the wooded area at the bottom of the garden. If I were to be visiting the area again I’d definitely check to see if this house was available.
