Lock Cottage has been renovated to a very high standard and offers spacious and contemporary living, boasting its own games room with table tennis and first floor balcony terrace taking full advantage of the amazing views. Located on the edge of a peaceful village with a local shop and pub a short walk away, the cottage neighbours an impressive water mill and water meadows with miles of riverside walks, fishing and canoeing. Set between the Broads and the North Norfolk coastline, the cottage offers an excellent holiday location. The Broads are just a short drive away and at Wroxham, the ‘capital of the Broads’, daily boat hire is available to explore the famous waterways abundant with bird and wildlife, as well as many inns, restaurants or cafés that can be found along the riverside. Norfolk’s coastline with soft sandy beaches is readily accessible, as are RSPB bird and nature reserves, the coastal path offering bracing walks and the traditional seaside resorts of Cromer and Sheringham which offer a range of amenities to suit all ages. Explore the many traditional market towns, National Trust properties and gardens along with the popular city of Norwich renowned for its excellent shopping and beautiful Norman castle museum. A fantastic, spacious property that suits come rain or shine, thankfully we had the most beautiful weather. The house is beautiful and we loved our stay and cannot wait to rebook. Nikki was brilliant with communication, so helpful and the house is so well equipped.
Totally recommend this house, our ages ranged from 2 - 70+ and we all loved it!

Nikki was very helpful throughout our stay, and had designed and equipped the cottage in a stylish manner, with all home comforts available. And in addition the table-tennis room was particularly enjoyed as a break from the several TVs on hand.
We have stayed in many properties in Norfolk over the years, but this must be up there with the best. We would very much like to stay there again in the future.

We had a delightful stay at Lock Cottage during October 2020. Our plan was to get away from our own four walls and spend a relaxing week away doing 'not very much' and we certainly achieved just that.
Lock Cottage was spotlessly clean, luxurious, well equipped and a very spacious house, we never really used the TV room as there was plenty of room for us to spread out in the other areas! It is beautifully decorated and it is obvious a lot of thought has been put into the property and what makes a good holiday home.
We popped to the beach a couple of times for a stroll and to see the seals at Horsey, easily reached within a short driving distance. We walked a long the local waterway to see the sun setting and visited the local NT property at Blickling and the gardens at East Ruston vicarage.
There is a lovely uninterrupted view across the fields but it did feel a bit exposed at night with no window coverings (maybe providing some 'stick on' ones like those supplied in the bedroom would be useful).
A couple of teeny gripes (which meant i just couldn't quite give it a 10 out of 10) were;
There was a table tennis table but due to COVID no bats had been provided, had we known this before we went we could have taken our own so we had to have a set 'Amazon primed' directly to the house.
The lighting at the dining table was very poor. We had taken puzzles and games to keep us amused but it was very tricky to see jigsaw pieces and even to play cards. We used the table lamps from the other rooms but may be a couple of floor standing lamps would help or better lighting above the table. I guess in the summer months this is not an issue.
All in all we had a very enjoyable stay at the cottage and would definitely recommend it, we certainly felt we had good value for money at the time of year we stayed.

A lovely house in a very relaxing and scenic location. Very well equipped and comfortable and we were greeted by Nikki, who provided a selection of nice goodies to welcome us.
Our two retrievers thought it was heaven and were unusually chilled out.
Watching the wildlife in the water meadow whilst sitting by the log burner made for a relaxing break even when the Norfolk weather wasn’t kind!

An exceptional cottage in every way.
On arrival Nikki was very helpful and welcoming, she has clearly put a lot of time and effort into making the cottage feel like a real home.
The cottage is incredibly spacious, which allows three generations to enjoy a fun and relaxing holiday at their own pace, all in the same house. The kitchen has all the cooking equipment you'll ever need whilst the large garden and outdoor seating area are quiet and relaxing. We enjoyed lovely walks straight from the house and also found that a 30 minute scenic drive in any direction will find you in either the beautiful Broads, walking for miles on the massive beaches, looking round lovely villages or even the centre of Norwich. Thanks Nikki, we'll definitely be coming back.

We had an amazing week at Lock Cottage. It has everything you could need in the kitchen, BBQ & log fire were wonderful, gorgeous walks nearby and the indoor table tennis was perfect for those rainy days. We would definitely come back if only it weren't fully booked.

We enjoyed a brilliant weekend. The children loved all the toys and equipment and it had plenty of space for 10 people. Surrounding area was beautiful and the steam train was lovely.

This is a really great place to stay with family and friends with lots and lots of space and rooms to lose the kids and dogs. Walking alongside the footpaths from the property along the river and steam railway is a must do. We stayed for three weeks and enjoyed it all.

Cottage was clean and nice and cosy
Only down side was the blinds in the on suite were not staying up and so waking every morning at 6 was a pain 😂 otherwise fabulous!! Highly recommend it

We enjoyed a lovely stay at Lock Cottage. We were given a very warm welcome by the owner Nikki, even leaving us some homemade brownies to enjoy. Nothing was too much trouble. The cottage was perfect for our family of three generations plus dog. The layout was great and much larger than we expected. We hope to visit again in the future.

This was our 2nd time staying at Lock Cottage. We love the cottage, there is plenty of room for everyone, it is well equipped and we love the table tennis! The fire made it really cosy this time and the views are always gorgeous across the fields. A great location for some lovely long walks, the Bure Valley Railway and generally getting out & about. The welcome is always lovely (especially the delicious brownies!). A great cottage for a group of family or friends!

Lock cottage is a beautiful house ideal for large group holidays. Everyone’s needs catered for - highlights were table tennis, tv room, enclosed dog friendly large garden, patio and barbq area , fabulous open plan kitchen and diner and Luxury en suite bedrooms. Lovely welcome pack including home made brownies made it feel home from home and we will definitely be returning!

We had an amazing stay at Lock Cottage for our annual get together. The house is very spacious and finished and furnished to a very high standard. We were extremely lucky with the weather so able to make use of the beautiful garden and bbq area, the canoe was an added bonus and a very welcomed addition to the house. We were 3 Generations of a Family with a small dog, and we booked Lock Cottage to celebrate a birthday. we had a fantastic weekend and everybody would've loved to stay longer!
The cottage is beautiful, and the garden was great to relax in, the table tennis room was a great extra which the kids loved.
we visited the coast one day and spent the other on the Broads, and the cottage was a perfect base to do both!

I chose Lock Cottage for our girlie get-together which we do every year.
I chose Lock Cottage for our girlie get-together which we do every year. All of us went to the same boarding school way back in the 1960s/1970s in Purely, Surrey. Lock Cottage looked lovely on the Cottages.com website and we were not disappointed. Lock Cottage is of a high standard. Nicki met us upon arrival and gave us a quick walk through the Cottage. The location, bedrooms, bathrooms, kitchen, living and play rooms and utilities were simply fabulous. The same can also be said of the garden and drive. We loved watching the cows with their calfs, we also enjoyed the ducks. We all had a wonderful time at Lock Cottage and would have no hesitation of recommending it to others. We visited Cromer, Norwich and 2 National Trust properties during our stay as they were all close by. We also enjoyed the tin of Brownies which Nicki had baked! I have given Lock Cottage 10 out of 10 as it deserves it.

There is so much space for people to take themselves off into another room should they so wish.
The garden and the views are lovely, we would definitely like to return.

Upon arriving at the beautiful holiday cottage our first impression was "WOW" the pictures do not do the cottage any justice.
This was perfect for our mini break. Spacious, clean, home from home feel to it. I can not rate this enough. My family (3 generations) with two small children and two teenagers was also very happy to have the space of, not only the play room but also the separate living area with table tennis too. We were very lucky to have gorgeous weather to enjoy outside. Family BBQ and lots of play time on the huge grass area and all private and secluded. All my family, included myself are so very happy to have the pleasure of enjoying such a stunning cottage. We will be back!
